⚠️ Warning to cleaning companies

We had a very negative experience working with this agency. Payment was significantly delayed and required multiple follow-ups, which is not acceptable for professional contractors.

As a cleaning company, we completed the work as agreed, but the process to receive payment was unnecessarily difficult and stressful.

We strongly advise other cleaning companies to be cautious and ensure clear payment terms before accepting any jobs from this agency.

I would give it zero star if I can

I recently rented a property managed by Abacus and encountered several frustrating issues:

Dispute Over Rental Termination: I gave proper notice to end my tenancy, and they had acknowledge it. However, the landlord incorrectly claims my tenancy ends months later. This has led to confusion and unnecessary stress.

Abuse of Section 21 Notice: The landlord improperly used a Section 21 notice, which caused additional uncertainty and discomfort during the end of my tenancy.

Error-Ridden Documentation: The documentation throughout the tenancy was full of errors, which made it hard to trust any official communication or claims, especially regarding rent and deposit matters.

Unjustified Rent and Deposit Claims: After I vacated, the landlord attempted to claim rent for a period beyond my tenancy end date, along with an unjustified £3,000 claim, despite the property being left in good condition.

Poor Communication: Communication was consistently poor, and my attempts to resolve issues were often ignored or delayed.

Overall, my experience with Abacus has been disappointing, and I would not recommend renting from them.

its difficult to put into words the…

its difficult to put into words the scale of incompetence that this company is capable of. My girlfriend was screwed up and down by these people. the worst culprit was a creature called Shelly, she not only flatly ignored repeated requests for information, but would actually ask for information that she already had, deny that you sent it in the same email she was replying to then call you a liar when you called her out for it. her unprofessionalism and personal unpleasantness is simply unparalleled. they tried to keep her holding deposit when she disagreed to a contract change made AFTER she signed it by claiming she had pulled out out of the deal.

eventually a director called Spencer stepped in and made every promise under the sun that everything would be sorted and apologised profusely for the terrible experience so far and assured her that the flat would be cleaned, furnished and ready by sat 1st oct. she went at 10am to collect the keys and was told that literally none of the promised actions had been taken and that the flat was not ready to move into. obviously they didnt care that she had booked movers and had to be out of her old place or that she was devastated and just told her to wait a few days like like it was no big thing or that they could actually be trusted to deliver on promises they had already failed on several times.

eventually the director agreed to to send an email admitting that they had completely messed up and agreeing to repay her deposit and first month rent in full which i am sure she will include in her own review as proof of the level of incompetence these people deal in daily.

it cannot be stressed enough how strongly you should avoid this company.

Had the pleasure of meeting the team of West Hampstead and greatly impressed!!!

Lovely bunch, very knowledgeable team and good service

Miles and Guy have always been the go to guys at W.Hampstead for me and the awesome marketing lady....
