One of the worst companies I have had…

One of the worst companies I have had the misfortune to deal with because of the toxic and I use the term loosely "people" working for it. Communication is poor opting for unannounced drop ins or phonecalls. They refuse to give you information in writing so they can lie about it later and not follow through on any promises. They look down on their tenants, treating them like the lower class they know us to be, using threats and lies to keep you from doing anything such as when they stole 2000 pounds from us under false pretences. They try to get you to pay for services that are covered in the contract such as maintenance of trees on the property. You have no privacy or rights as an acis tenant. They bully you and destroy your mental health. Who knows what kind of lies they tell to get awarded for mental health or get grants when you mean so little to them it took 3 years to get a mold problem sorted and it only did because of a law change. These "people" are criminal and have no right acting like slum lords with council funding. I cannot wait to be out, it is beggars belief these people are allowed to run their hovels.

Avoid like the plague, which would be better for your health

Recently we took an ACIS tour to…

Recently we took an ACIS tour to Istanbul where we discovered a whole new world! The tour included cooking lessons with discussion about the local farm to table tradition. In our itinerary was included a guided visit to 3 mosques. The trip was complete with an afternoon excursion to a souk where the stands included local treasures. What an easy way to learn about the Turkish people. It was a lasting experience!!

This company is suppose to care about…

This company is suppose to care about their tenants,well they certainly don't, especially Domestic/sexual violence survivors who are in need of a safe place for them and their Children. The staff when you call have zero empathy/sympathy for anyone's situation ,trying to speak to someone with understanding is impossible,they are only interested in getting rent from you and nothing else matters.

I'd leave 0 if I could

I'd leave 0 if I could. This company are vile. They abuse their charity status gaining grants and use rents from original houses to spend building new houses and create other companies, to make money - while the old houses are left to rot.
These people talk to tenants as if they are stupid, patronising them trying to con them into their vile way of thinking to get out of doing repairs. They faked a tribunal when we had one, it was all their own people acting as random members of the public, so they sided with Acis of course.
Appalling, vile, scum, atrocious…every bad word you can think of applies to this company. DO NOT RENT FROM THEM YOU WILL REGRET IT.
They refuse to do repairs leaving the house to fall to pieces. We have ceilings all cracked because the roof leaks. This has been left years and they refuse to fix it. I have had to pack up my belongings to keep them dry. I cannot set the house up as a home. Soon I shall have to move my bedroom items downstairs and give up trying to use those rooms. That’s how bad it’s getting.
They went back on their own agreement when we needed a new staircase and fitted one all the wrong sizes. It’s horrendous. Why would any company do that? It’s mad. It really is like they do things just to upset the tenant. We have a stairs that goes around 2 corners well, the new staircase they fitted - the bottom landing is too high, the top landing is too low so you cannot see out of the window now, the balustrades are too tall, the steps are taller so it hurts our knees to use it, the whole thing is too chunky, it looks like something you’d see going up to a Hay loft outdoors!
They have made my life a misery. The workmen they send out are not qualified to do the work they send them to do, and we have had many atrocious `repairs` done to appalling standards!
Acis office people come out and spy on you and take photos all over your house without permission. Then tell lies, and use them against you to try and cause trouble for you.
They have spent thousands refurbishing Acis House interior while our homes rot. To me it seems as if they are all big kids playing, playing a game of we’ve got all this money lets squander it. They talk to tenants trying to tell them technical facts about problems or repairs, and know actually nothing. They have no idea what they are talking about. They’ve probably done a day course on a subject then think they know it all. They know nothing, trust me.
I got a £5000 electric bill from their immersion heater not working properly. They refused to listen to me when I told them it wasn’t working properly.
The new windows they fitted look like they are made from off-cuts. They fit double glazing to be warmer but leave huge gaps all around the frames letting in draughts. Doors they fit are all draughty around them, appalling.
Years ago when they sent a company to fit central heating the company knocked a hole in the wall for the boiler and left us all over Xmas with a hole in the wall. The wall started to crack and crumble to this day they have never fixed it. They fitted the boiler and just left the huge cracks in the wall where they had broken it and it was starting to fall.
Staff write lies to MPs if you get those involved, they make out they are doing something when they are not.
They are all about MONEY-GRABBING. That’s all they care about. Do not fall for their motto `Better homes and better services for better lives` - they need to change the word `better` for worse then it would be accurate!

If you leave a bad review on their Facebook page they block you.
Appalling, lying, atrocious company. The most horrid people I have ever had to deal with.

Withholding monies that are in credit…

Withholding monies that are in credit on tenants accounts is extremely unlawful and absolutely disgusting in this COL crisis. No company has the right to keep money that is in credit on accounts, it is THEFT. MONEY GRABBING FRAUDULENT HOUSING ASSOCIATION with a extremely large amount of profits every year!!

Properties are not fit to be let

Properties are not fit to be let. My property was in an appalling condition, with sewerage all over the back garden, mould in the entranceways, holes in the roof, faulty storage heaters, a leaking toilet, broken down fencing, rubble in the garden, both rats and mice in the loft space, and asbestos mastic all over the floors. Acis attempt to pass their financial liabilities to tenants; e.g. there is a clause in the tenancy which states tenants are responsible for dealing with rodent infestation. This is only the case if the tenant is at fault for not maintaining the property to a reasonable standard of cleanliness. It is the landlord's responsibility to provide a home fit for habitation, and rodents are a health hazard, so it is their problem, especially if the issue is due to housing disrepair. This is only one of the many examples of questionable provisions in the tenacy agreements. Check Shelter's website for further information. If Acis do eventually attempt a repair, expect either no repairs actually completed at all, or cut- corners and shoddy workmanship. Bear in mind, they do not make reasonable adjustments
for disabled tenants, either, and they will continue to charge rent even if the property is uninhabitable
whilst they cover up the asbestos- coated floors with latex screed in every room! (Apparently, you can still live there, but just can't walk on the wet concrete in every room?!)
Complaining to Acis is fraught with problems, as other reviewers have found. Acis are dishonest, and tenant's rights and the Equality Act mean absolutely nothing to them. They also drag issues out for years, as they simply don't resolve repair issues (often simply denying there's even a problem) , so one disrepair problem leads to another, but then they're treated as separate complaints. It wears tenants down, and takes up all of their time, so I guess a lot of people simply give up. West Lindsey Disctrict Council is very cosy with them, so don't expect them to offer any support! (They owned Acis's properties before they were transferred to Acis and privatised, and there is also a housing shortage in West Lindsey, so environmental protection literally don't want to know and turn a blind eye).

Scandalously , anyone escaping domestic abuse or trauma will be revictimised by Acis, and disabled and vulnerable people will have their health damaged further by mould, damp, poor sanitation (mid -twentieth century cess pits and collapsing sewerage pipes), inadequate and inefficient heating, and generally appalling standards we shouldn't be seeing in the UK in 2023. Acis seem to keep going, as they also know how to game the system. They are very good at whitewashes, covering up, and lying to both tenants and any third party who tries to resolve tenant's issues. One of their tricks is to do the bare minimum to keep lawyers, MPs and the ombudsmen at bay, leaving the tenant living in slum conditions with no recourse. My advice would be to check your tenant rights with organisatioms like Shelter, Citizens Advice, Civil Legal Advice, or any legal advice helplines you can access via your home insurance. Communicate with Acis via email, record any conversations with Acis staff at your property (Acis will try and stop you, but it is legal and you can check your rights with the Information Commissioner's Office) and if you can afford independent surveyor report, get one! Also report any health related issues due to poor housing to your GP. However, Lincolnshire is in a "legal aid desert", so finding a lawyer to help if you're on a low income will be well nigh impossible - a situation of which I'm sure Acis are well aware, and take full advantage of .

Good luck if you find yourself an Acis tenant!

One year on!

In April 2022, I reported several issues with my kitchen, all of which I took photos of and sent with my first email,
The issues were:
1.Broken floor tiles/hazardous/asbestos present
2.Worktop lifted allowing water damage to cupboards below
3.Bowed cupboard bottoms on high cupboard
4.Damaged cupboard door and cupboard from water damage

After at least 6 visits from different staff members, and all of those taking photos, and 3 missed visits where nobody turned up or contacted me, the following has happened:

1. Floor ripped up and replaced with an unwashable floor/like concrete, soaks up any spillages, looks a mess all the time
2.worktop finally replaced on 10th March 23, this is a different colour to all other worktops as they haven't got the same one anymore, the replacement has made no difference whatsoever as the join is still lifted and let's water in,
The workman had my adult son helping him to carry worktop up as it is a two man job, he also had my son holding the worktop while he cut it with a rusty bandsaw! The workman's words were, I don't wanna put my name on this job!
3.Bowed cupboards have been looked at and photographed several times, still nothing has been done.
4. Cupboard door could only be replaced with a totally different colour so the workman just cut the rotten plastic the top from a years worth if water damage, I am unable to use this cupboard, it also smells of damp wood
I have taken out a complaint with them, but again their unprofessional way of working has made this hard work and their communication is diabolical and I feel all I am doing is chasing them.

Last year on going to present day o

Bathroom refurbished
Nothing but trouble water flooded the bathroom every shower. The toilet was rocking and leaking its been repaired several times.Seems to be OK this time. One of the pipes down from the loft was leaking now been "fixed' 3 times someone is coming out with a ladder .... Floor finally taken up the water had seeped under the new flooring so had to be removed and relaid The door needs adjusting and the door has gouged into the floor leaving, a mess.
We have lived here for 20 odd years and only had three repairs done without them having to return. Am I happy with ACIS ? Deffinately not. I'm disgusted.

They don't deserve 1 star my experience…

They don't deserve 1 star my experience of this landlord is a nightmare .if you complain about them they tell Lies. Share your information to other authorities try to evict you from your home even have you arrested .blame the victim shamless ..corrupt housing association I'm still waiting to hear from the Housing Onbudsman for a decision hopefully in January .My complaint was put to them in 2020 and all I have had is harassment from Acis . And the NPT who they work along side with to combat ASB are no better They are vile all of them.
they don't need to hear about this review because they are not bothered they think they are untouchable..Old Boys Network in action I did email Edward Leigh regarding this since it started nearly 3 years ago..he did eventually contact me but it was 6 months later. West Lindsey Council no better .As.my Grandmother would have said they all P in same pot ..my complaints regarding Market Rasen NPT according to PSD no wrong doing on their part .
Police are policing them self's.Edward Leigh knows exactly what's going on..All about Money infact I have had a lot of conversations with his PA and she told me The director of Acis Gregg Bacon was from a failed Housing Association before he moved on to Acis hear say but that's what she told me .The Lies they told about me to West lidsey council are disgusting and criminal.and they are no better .never spoke to me when I implemented 4 community triggers. Just took Acis and NPT s word .

Social housing regulators should shut these down

O my days acis are so bad i don't actually know where to start.. staff abuse ppl with mental health issues... they support child abusers.. they employ workmen with wondering hands...staff so dishonest they gain access to properties under false pretences... deliberate misrepresentation... for anyone else who's having issues with this housing association .. do all correspondence by email and keep them as evidence do not speak on the phone... get in touch with Edward Leigh by email..he is useless but youll have evidence same with the housing ombudsmen.. this housing association is not to be trusted

I am a tenant of this group and the way…

I am a tenant of this group and the way they treat their tenants is absolutely disgusting. No communication between company and tenant. Company goes BEHIND tenants back to other establishments without any correct information or CONSENT from tenant.
