Clear, practical advice on a complex Franco-British property issue
I contacted AngloFrenchLaw for guidance on a jointly owned French property in the Dordogne as part of an ongoing UK divorce. The situation involves both French property law and a mortgage, so it quickly becomes complicated when trying to understand what is actually possible in practice.
Marcel responded promptly and took the time to explain the legal reality clearly and calmly. In particular, he clarified how French law differs from UK expectations regarding the transfer of ownership, mortgage liability, and the limits of private agreements between spouses. Anglo French law solved two seemingly…
Anglo French law solved two seemingly impossible problems for usI had one big problem…. We had buyer for my dad’s property and my dad wanted to sell but he co-owned it with my step mum and she died couple of years ago.The notaire’s office in France didn’t seem in the slightest interest…. It was quite a low value property 150 K . The purchasers tried to bring pressure upon Notaire …and ourselves… As if we were the problem! No one got any kind of meaningful reply from the notaries.Difficultly increased with second big problem . My dad was diagnosed with dementia, correspondingly lost the ability to do things without my having a power of attorney… This further confused matters in France…Anglo French law dealt with the LPA, drafted the initial documentation for the sale in France …they can do this as they have a professional card in France to do so …then they got the LPA in place and registered for me. They then drafted all the required supporting documentation so that the French Notaires understood how they could put the sale through with my LPA and linking that with the inheritance mechanism to the children of my step mum. They took us through the process with us receiving all the money, it coming to my dad with the agreement of all. Could not have done it without them … took all the stress out at reasonable cost highly recommend

I have just sold my property in France via online auction conducted here in U K organized by Anglo French Law. It all went very well I got more than I expected after long time on the market with ineffective agents. The people buying were fellow Brits . Anglo French law conducted the whole thing from beginning to end …full explanation and clear translation of all the relevant docs then the final zip of brilliance was …since we were both English and in UK they did the transaction in Sterling …so no exchange rate nightmares or loss of money from both sides. We agreed on a price in pounds and that’s what I received .. my buyer had to send the euro equivalent for the stamp duty and notarial fee but the was less the 10 % of the cost Very pleased highly recommended

I Recently concluded sale of property utilising English lasting power of attorney ,
to cut what was, in the end, not a tremendously long story short;
I have an LPA over my cousin who sadly lost capacity some years ago.
He inherited from his parents a substantial property in France, the overheads were such that we really wanted to sell this property Repeated advice was that we needed to appoint a French judge of specific type to exercise control over the sale of the property … In fact over my cousin’s affairs in France at least .More than one French Notaire insisted this was the case and that we should employ avocat to deal with it for us The estate agent said the same thing.
An acquaintance of mine was in the process of buying a property in France using the services of Anglo French law. He spoke very highly of them and the care they took in protection of his interests … There were issues of building permission related to its purchase he told the anglo french law sorted it but took some time. I said to my acquaintance jokingly … you’re trying to buy one I’m desperately trying to sell one … Which you wouldn’t think was too much of a problem except for the prevailing circumstances. … My acquaintance suggested I speak to AFL .I did they explained off the bat and without charge the mechanisms that could be used and how these might be implemented under international private law. I instructed them, they instructed all necessary mechanisms including the estate agent…. Within a month it was upon market four months later got a buyer… Four weeks after that all the paperwork was in place then was the usual three months to process it all through to completion , all under English lasting power of attorney… Very very pleased.. done at a modest fee as quickly as practicable, I couldn’t recommend the more highly.

I couldn’t be happier with the outcome answers and solutions were provided when French notary’s provided none. In fact it was the French notary’s that recommended Anglo French law as he expressed his opinion that Anglo French law experience both sides of the channel would assist in achieving our objective in France because they had an overview of both systems

We engage with Anglo French Law, on complicated matter involving a deceased's estate in France and the United Kingdom. The beneficiaries of which were resident both in UK and as far afraid as India.
Not only did Anglo French Law perform this task expeditiously and to a very high standard they actually discovered assets that hitherto nobody had realized existed, increasing the value of the estate by tens of thousand needless to say much to the appreciation of the recipients they also managed to reduce the tax due to an absolute minimum.
I found them very responsive, indeed readily go more extra mile, lifting from me an enormous burden, in my executor role, not only domestically here in England but across three continents involving three different jurisdictions.

It great experience with Anglo French Law, I recommend them.
Avoid at all costs
Our strong advice is to have nothing to do with this company. Having paid them a significant amount to set up a French SCI some years ago, we turned to sort out a problem with this SCI being inadvertently closed during a property transfer. Having paid them a further large sum of money for this service we subsequently found out that they did next to nothing for close to a year when we finally gave up in late 2024. All of our prolonged expediting only resulted in assurances that things were almost complete, or at the last stage etc. etc. all written as though someone had swallowed a thesaurus. We finally had to pay a lesser sum to a French company to sort this out, which they accomplished in less than ten weeks having to start right from the beginning as it appeared that almost nothing had been done by Anglo French Law.
It should also be noted that it was never possible to directly talk to any of the people in this company as they hide behind a fire wall of call centre receptionists and are conveniently never available.
Needless to say we have never received an offer of even a partial refund.

Purchase and eventual sale of French Apartment
We initially used Anglo French Law 10 years ago to conduct all of the legal work required for us to purchase a property in the French Alps. They were nothing short of excellent and provided ongoing advice and friendly reassurance throughout this process.
10 years later we decided to sell this same apartment and had no hesitation in using them again. Once again they were efficient, professional and friendly and guided the process through as smoothly as the French authorities would allow !
My sincere thanks to Marcel and the team there for it all. Should we ever purchase in France again i would certainly use them again.
Excellent advice re 'Syndic de copropriétée' issue
In March 2014 we saw an apartment in the French Alps in a village we had visited for some 8 years for sale. By using Anlglo French Law we had purchased the the apartment by April 2014. The whole process was made simple and stress free by Marcel. He also saved us money during the purchase with his expert advice. We have passed on Marcels details to friends who have also had assistance in French matters from Marcel.

Anyone considering using Anglo French Law would be advised to read very carefully their disclaimer section (tucked away at the bottom of the webpage). In particular the following - Anglo French Law is an experienced firm in the field of French property law and and thus particularly, practically & academically qualified to assist in this field. Anglo French Law is not a firm of solicitors regulated by the Law Society of England and Wales. . . An unregulated company dealing with legal matters, equals limited recourse when things go wrong. Hardly professional.

I found Anglofrench Law with a google search, and I am so glad that I did! They have gone above and beyond and I can’t thank Marcel enough for his support and advice through the whole process! I can honestly say without them I don’t think I would now own my lovely house in the Charente!

Faultless service
I cannot fault the service that we received from Marcel and his team in relation to our property purchase in France.
Our knowledge was limited and our situation relatively complex, but we were soon reassured and guided competently through the whole process. This included establishing and registering a French company.

We used AngloFrench law to purchase our house which completed in December, prior to Brexit. Marcel and Scott were excellent! They were thorough and knowledgeable and nothing was too much trouble. We had many ups downs along the road, nothing down to AFL I must add, it was due to our sellers notaire choice, and somehow Marcel and his team managed to get it all sorted for us. It was touch and go as to whether we would be able to complete before 31st December but they pulled it out of the bag for us! The price agreed at the initial discussion was excellent and this was not increased, even though there was much more work involved than originally anticipated. We were extremely pleased with AngloFrench law from start to finish and would not hesitate to recommend them.
Totally unresponsive (and untruthful)
Totally unresponsive. Tried 5 times over 6 weeks to get an update on my very simple will. Radio silence. I've taken my business elsewhere.
Update (in response to reply dated 14.8.21). All the documents were returned and I have email proof! From that point on, no communication from them whatsoever, despite many calls that were not returned. I therefore went elsewhere and would recommend anyone to do the same.
