Shambolic Management Company
Reading the previous reviews, I am appalled that this company continues to operate.
In addition to a building that is depreciating by the day, failure to produce itemised gas bills and no replies to emails, we also have no property manager.
Certain issues have escalated (such as mould in the passage ways) into become health hazards and this was initially reported 4 years ago.
Have any reviewers taken further action against this dreadful company?

Have been waiting for nearly a month to get a response to enquiries raised by my buyer’s solicitor in relation to the sale of the property.
Keep sending chasing emails which all are being ignored. Awful service.

If I could rate a minus I would. And if I had the money to sue this wholly incompetent company, I would do it in a heartbeat. I own my property and have had rainwater leaking into my bedroom and bathroom for the past 3 years and Anthem (previously Hazelvine) have done the absolute bare minimum to make any repairs, yet they charge me over £3k a year ‘management fees’. And I’ve been told that if I don’t pay these fees the courts tend to find in favour of the management company anyway. They tried once to waterproof the outer roof under the tiles. When an expert checked the work because I said water was still coming through, he said they’d used paint that is only suitable for interior work. Clueless. Staff turnover is high so I have to deal with a new numpty every few months and they’re just as useless as the previous person. They left the lift out of service for 3 months even though there’s a disabled person living in the block and the garage door hasn’t worked since I don’t know when. I’ve noticed that the company hasn’t commented on any of the reviews. Not surprising. It’s something else they simply cant be bothered with. I’m seething. Absolutely seething.

Worst, most inefficient company, never get anything done, they lie and have terrible customer service. Do not recommend them to anyone.

At risk of fire and not able to escape
They have left us with a security risk and also risk of a fire with persons trapped inside. s
Since 6th of September. Persons upstairs cannot get out unless we fastened the security door open which defeats the object of a security door. Called and emailed the management numerous times but got nowhere. They are putting life's at risk but do not give a damm.
I have no other choice but to withold my payment and report to the fire service. If there is a fire, floors 2 and 3 have no way to escape.

Due to their complete incompetence we served notice on Anthem to take over our small development ourselves. Since serving notice we have been unable to get anyone to tell us what last years service charges have been spent on, or how much is left. One of our residents has had an electricity bill for the sewage pumping station on our development and Anthem preciously Gem have not paid the bill in 3 years. If you have to chance sack them as soon as you can
“Anthem Management are Improving Their Services”😂
Anthem Management formerly GEM formerly several other different names are migrating to a new software system which will bring an efficient and simpler service. How do I know this? It’s because they sent me a letter outlining this.
The only time I have any correspondence from them is when they are about to collect monies from the services they don’t provide. Any email or letter that I send them goes unanswered.
Just to refresh your memories of what they don’t do on my estate which they should do is, non maintenance of the flower beds, not collecting grass cuttings, not replacing dead trees, not removing weeds in the lawned areas, not planting any flowers or shrubs, not weeding the weed beds, not pruning the bushes and not pruning the few remaining trees.
This post should be zero stars, but Trust Pilot does not allow this.
These people are totally useless
These people are totally useless. One of the managers Mark Packham is just totally unprofessional and insists on giving no information out because he’s befriended a member of our estate and apparantly she is now our spokes person!!! Self appointed. What is all that about!!! They do nothing and the estate grounds are absolutely shocking which is why residents have contacted them. They don’t care, same old excuses - they have no money etc.. not what their accounts say. We will be sacking this bunch of cowboys as soon as we can. We are starting the process - this lot are just happy to take money but cannot correspond appropriately because they’re clearly uneducated and hide behind their desks and send rude email responses. Don’t waste any time writing to them it’s like conversing with toddlers. just run a mile!
New name, same appallingly poor 'service'.
Hazelvine rebranded with promises of a new improved level of customer service. Many months on and we are still experiencing the same appalling lack of any form of proper service, despite the sky high management fees and IMO exorbitant fees charged by them/their contractors for work that is often substandard, if it is completed at all. They take an eternity and numerous chasers to respond to emails, tasks on their online register/portal remain ignored or closed without proper completion & they rarely, if ever deliver on their commitments. The only thing they are quick to do is bill you, although they even managed to mess that up this year.

Dreadful. Call a specific department, no one ever answers the phone. Ask you to leave name/number for call back, they never call back.
Emails sent, no responses received.
You can only get through to general enquiries, who then tell you to call specific department.... revert to point A again.
Complaints made using their complaints procedure. No response received.
Yet they take my money without any issues, increasing service charges 40% this year without justification.
Stressful, pathetic. Hence the regular rebranding....
Renting from this management company…
Renting with management company has been a nightmare from start to finish. The properties they manage suffer from serious issues, including damp, broken doors, poor cleanliness, and neglected gardening. What’s worse is their complete lack of communication and disregard for tenants’ concerns.
During a major water leak, they were utterly unhelpful and unprepared, unable even to provide access to communal cupboards, which were crucial to resolving the issue. Despite sending multiple complaint emails and making numerous phone calls, all of our attempts to contact them were ignored.
This level of negligence is unacceptable, and I have now reported them to the local authorities. I strongly advise anyone considering renting a property under their management to look elsewhere.
Unprofessional
Contacted out of the blue with an email from their Leeds office. The email was in bad English, property name mis-spelled, showed little or no proper or professional understanding of the situation.

One of the worst
One of the worst, if not the worst management company to ever exist. Currently going though the sales process and luckily no chain, phoning them is pointless, you are either on hold or they hang up, the staff are pretty much useless. Any complaints about anything are never resolved in a timely manner even if they are security risks. Somebody somewhere is lining their pockets with forced service charges with little to none management
Anthem - shambles from the start - must read
Anthem, previously Hazelvine, is/are unprofessional and I recommend leaseholders review options to change providers. As you can (and it’s not hugely complex).
I smell another rat and this is specifically a warning to CALA home buyers. I asked CALA for evidence that they competitively tendered the management services but got no evidence despite numerous requests. It feels like a conflict of interest exists.
Another red flag for new estates is that some of the services are provided by ‘Anthem’s own team’. For example gardening and cleaning.
Yet in reality, these are not employees, just contractors so, another example of a conflict of interest and sneaking more margin.
Strongly recommend that every block / community appoint a retiree to oversee maintenance compliance from day one. Trust Anthem at your peril.
The worst company ever
The worst company ever, nearly caused our house purchase to crash at the last minute. I would avoid ever buying a house where they are the management company, beyond awful and customer service is woeful
Uncommunicative, unresponsive
They are making it very difficult for us to switch to a new management company, being very unresponsive and uncommunicative.
The window cleaner (should call him window dirtier)
The window cleaner (should call him window dirtier) came yesterday to "clean" the windows and after hosing them with a brush attachment and leaving them to dry, every window now has dried water drops on them.
The windows are in a dirtier condition now than before he washed them.
I am on a whatsapp group for the flats and several people have said the same thing.
I now have to clean the windows myself after the bad job your window "cleaner" made of it.
Gross incompetence
The gross incompetence of Anthem Management has to be experienced to be believed. Their accounts are a shambles, their “Maintenance “ is non existent, they send threatening letters not just one, but several, for fees that have been paid and we can prove it . Never answer any form of correspondence.
Our site is looking awful as they haven’t paid the gardeners, so they won’t come!
