Since we opened our doors in 1997, we’ve grown to become one of the region’s largest property firms, with specialist teams spanning commercial and residential agency, property management and professional services.

We might be bigger these days, but we’re still driven by the passion for a good job well done that we had when we started. And we’re proud to say that it’s an approach that’s helped us to win quite a few awards along the way.

Bad experience at Ayers and Cruiks

Me and my partner have worked very hard to finally buy our first home together. I unfortunately have had issues and miscommunication with Rita at Ayers and Cruiks. The phone call was very unprofessional, rude. Rita was argumentative with a 'what I say goes' tone with out listening to my issue and needs. I was hoping for a really good management company to help with issues me and my partner could come across but I got poor service and it makes me very nervous dealing with Ayers and Cruiks.

We are sorry you felt the need to post a 1 star review. I have spoken to Rita and understand that this was about you installing internet to your flat and wanting to run cables through the common and exterior parts of the building. Rita explained that before you did this the landlords would want to see details of where these cables were going to be run and asked you to provide these details so we can get landlords consent. You weren’t happy with this and spoke with her head of department who explained the situation to you again.

I personally overheard this conversation and do not accept that Rita was rude or unprofessional, she gave you the facts which you obviously didn’t understand.

If you wish to install this we just need a plan from the installer of the cable route which we can get signed off by the landlord, it’s a very simple process.

From first contact

From first contact , valuation, finding buyers, to following up buyers and client liaison the support and service received has been exceptional. Without the the expertise of Darrell Clarke I doubt if the sale would have been completed. Persistence and resolve was so prominent cannot express how so impressed with the service and will have no hesitation when next need this sort of service. Many thanks to Darrell at Ayres Cruiks

Do not use for Residential Block Management

I can NOT recommend Ayers & Cruiks for residential block management or service charges , custody. They are the worst managing agent I have ever dealt with. Aggressive. Rude. Inexperienced. Incompetent. Unprofessional. Very poor-quality services both professionally and to our block. I should have taken the hint from their own air conditioning blowing out hot air in the height of summer! They treat Leaseholder clients with total disdain when issues are flagged, including overlooking Health and Safety risks. Evasive when called to account about where our money goes. They have run our development into a state of disrepair. There's a clue as to how toxic they are in their staff turnover. Ignore the glossy online marketing - their offices are on an industrial estate, like somewhere you’d get a dodgy MOT from. The only thing they are skilled at is making excuses and blame deflection, as their response to other people's reviews show. Save yourself the aggravation and avoid this company.

I was very upset to read your review. My colleagues and I have tried to investigate your allegations, but we do not seem to have you registered as a tenant in any of our blocks and without knowing which property you are referring to it is very difficult to be able to respond to these very serious complaints. I do wonder if you have the right firm as our offices are not on an Industrial Estate as you claim, we have an office in the city centre of Southend and another in the city centre of Chelmsford. I have to admit I don’t recognise many of the complaints that you make, especially the comment on turnover of staff. We have had the same team in place for several years and have recently expanded this, so Im not sure how you reach this conclusion. Excellent prompt service

I have struggled with a management issue of land surrounding my son's home for over a year. It is only when Ayers and Cruiks took over responsibility, and particularly Rita Nichols, that the problem has been resolved. Her kind and professional input and her tenacity has been impressive. If you have a problem I encourage you to contact them. Such a contrast to other agencies!

Quick, efficient, supportive and helpful

It was one of the most quickest and easiest agents I could hold onto. From the viewing the property to the moment of signing the contract, the whole experience was exceptionally pleasant, as all the team members are very efficient, proactive and dealing with tenants in very professional, approachable and friendly manner. Thank you very much for all support and help during such stressful and difficult time such as moving out and in. I would most definitely recommend them and very happy with my choice and putting trust in them for managing my property. My best wishes.

Absolutely rubbish

There is retail shop on there website for the last 3 months I am trying to view it and every time I call they answer the same rubbish that we did not have the key yet it’s ridiculous if you won’t be able to get key or arrange a viewing then there is no point to be on your website one of very very low service providers in real estate market
I am tired now and and wouldn’t ring them again and will not recommend this estate agency

Used them a few years ago and was great, seems to have all gone very downhill. Promised a call back multiple times that never happened, when I did finally get through to the right person she told me that she never intended to contact me back.

One of the worst and inept staff to deal with regarding lettings ,keep fobbing people off and the lady in the office Anna very rude phone manner .The lady landlord who owns estate office Pitsea should reconsider having these guys manage her letting dreadful service and if you don't call them they certainly won't call you

Ayers and Cruiks are a disgrace!

Ayers and Cruiks and in particular Kevin Cruiks the owner of the business cost us a considerable amount in our sale of our flat due to his negligence. Actually on frequent occasions he dropped the ball and never offered so much as an apology.

In fact after we set out all of the ways he had not done his job properly and asked for reimbursement for a management pack that was produced for the wrong flat anyway we just got a reply saying 'this matter is closed.'

I don't think I've ever dealt with anyone quite so unconcerned with customer wellbeing as long as it doesn't hurt him in the pocket. I tell anyone considering renting or purchasing a property managed by Ayers and Cruiks to steer well clear. They will make your life hell!

Awful letting agents

Awful letting agents. They only want your money and an easy life. I rent a retail premises from Ayers & Cruiks and they make no contact regarding changes or any information at all. They are rude and aggressive and do not inform your landlord when requested. Do not lease your property through this company as you will be paying money for zero effort on their part.
