Ballymore Completions Team - Very helpful
This review is regarding the Ballymore Completions Team for Riverscape in London. I had nothing but good experiences with them. Poor after sales management
Poor after sales management. Ineffective communication with landlords. Being referred for debt collection due to their own system failure to send email to collect management fee / ground rent. Not recommended for buy-to-let, especially overseas landlord.

Overall good experience
Overall good experience. Some parts were stressful due to government law changes which were out of everyone’s hands but Ballymore helped facilitate with the change.

Excellent purchase experience with Ballymore!
Our purchase experience with Ballymore in Riverscape was excellent! As first time buyers, we appreciate the support from the team at all stages of the process.
Salvatore from sales team helped us make our reservation. He was friendly and honest, and helped us weigh our options, and make a decision on our home. He also walked us through all stages of the process.
Post exchange, Tonya from completions team was very warm and friendly. She accommodated our requests to visit the property flexibly, which allowed us to plan our move. Her support during handover was very kind and professional. Post move-in, we were able to promptly get set up using the instructions at handover time.
However, there seems to be some confusion at the Royal Wharf concierge about move-in processes for Riverscape residents vs Royal Wharf residents. The concierge didn't seem to know about the app based booking systems recommended by the move-in manager. Better alignment with the concierge will help create a smoother experience for residents.
Appalling treatment

In august of this year, I came to the offices in support of a family member whom Ballymore have treated extensively poorly.
We were not allowed into the office instead Peter McCall hurled abuse at me as well as their cleaner, telling me to leave their offices and get out. This was because I was voicing the truth about keeping my family’s members deposit even though members of Ballymore staff said in audio conversations and via text messages the deposit could be used towards another property. Instead I was verbally abused in their offices in Canary Wharf and called stupid. They have on four occasions reported my review to trust pilot stating baseless claims when I have video evidence of there mistreatment that I have uploaded to Ballymore google reviews. As I believe trust pilot are protecting them by removing my honest review each time.
Ballymore offers remarkable properties
Ballymore offers remarkable properties, and the staff is quite helpful during the purchase process. Emily and Tonya, in particular, have been accommodating and attentive. However, there have been issues with structural concerns and significant service charge increases that potential buyers should consider. While the properties themselves are impressive, communication on certain maintenance problems could be improved.
Riverscape property purchase - Tonya
I’m a bit late in writing this review as I completed on my property in August, but I had to make sure to acknowledge the amazing service I received from Tonya France. As a first time buyer in the UK, I had many questions and was concerned about being a bother. But Tonya always responded quickly and was able to answer all of my questions or knew where she could find the answers. She made me feel at ease many times during the process and was so friendly and understanding. Tonya made handing over my keys such a special moment and I feel lucky to have worked with someone like her.

Tonya was incredibly supportive throughout my move in process. She checked in regularly to make sure that I had all the support I needed and made me feel really well taken care of.

My Ballymore Experience
My Experience with Ballymore has been atrocious and a living nightmare. My start to finish experience of buying a property with them has been exhausting. I failed to complete, of no fault of my own. This was due to the property being overpriced and ballymore refusing to lower the asking price. Which ultimately led to me losing the property, as a result I became homeless. Ballymore were made aware of my situation, yet they refused to return any of my deposit.
For almost five years which is now a quest for justice, I have been misinformed from start to finish and treated appalling. Foxtons who sold me the property on behalf of Ballymore, were my first point of contact and also kept my £5000 pound reservation fee. Foxtons work very closely with Ballymore. I believe Foxtons enable Ballymores deception. Foxtons also misinformed me and I have a pending court case with them.
Due to being a first time buyer I was clueless and naive. I also believed Foxtons had my best interests. Foxtons recommended Forsters Solicitors again whom Ballymore work closely with. Forsters took my 10% deposit and Solicitors fees. Soon after I paid my deposit my solicitor went AWALL due to covid and I was not informed he had left the company. Instead I was left in the dark with a final correspondence email from my solicitor stating my deposit would be returned if I failed to complete due to the pandemic in 2020. After several months of unanswered emails from my solicitor, I contacted Foxtons and spoke to Christine who worked for Foxtons and was the sales rep for Ballymore. Christine also confirmed my deposit would be returned minus the reservation fee which was a staggering £5000. This put my mind at ease as banks were not lending or customers were facing difficulties during the pandemic. During the process my mortgage lender Halifax raised alarms as to why the deposit was not paid on completion and they grew suspicious after the property was undervalued by 60,000 pound and they lowered my mortgage offer and asked if the developers could lower the cost of the property by £20,000. Ballymore refused and would not bend, they did not compromise or meet in the middle instead they became extremely difficult, I found this was very strange considering I paid a large deposit fee snd we were in a pandemic. I really thought they would of tried to resolve this issue, considering their property was overpriced by £60,000 for a studio apartment 49sq costing £499,000. But I was sadly mistaken and Ballymore did not lower the asking price, instead I was advised to resell the property with their in house estate agency johns and co that I believe ballymore have shares in. Instead of putting the property on the market for the same value or close to the original asking price to recoup some of my deposit back. Johns and Co advised me that the property is only worth £450,000 meaning I would not receive one penny of my deposit back. I later spoke to a Mark Barkley who worked for Ballymore who suggested I could put my deposit towards a different property, other members of Ballymore also confirmed this offer. Almost Five years later they failed to allow me to use my deposit against another property instead I was ignored for almost four years with little to no correspondence.
I recently received a joint letter from Ballymore and Ecoworld in the 26/09/2024, after emailing my ordeal to over 20 official bodies. And stated my deposit will not be returned due to not completing.
Basically for the past four years they have led me down a dark web of misinformation, I have lost my job, sunk into depression and chased a wild goose chase in quest for answers. As well as my family member being verbally attacked by Ballymore at their head office in Canary Wharf in August. I was also refused access into their office to dicuss the matter and I was forced to wait in reception.
I am not sure how many deposits Ballymore have kept, solicitors fees and reservations fees lost, but I would advise anyone who reads this to be extremely cautious when buying a property from Ballymore, especially if you're not an investor or do not have funds to lose. The way I have been treated is abhorrent to say the least and I would not like anyone else to go tnrough this ordeal. I will continue my quest for justice no matter how many establishments try to protect them and silence me, as what I endured could easily happen to you. Spreading awareness is the right and moral thing to do.
Structural failure of apartment block in NPW
Following serious flooding over past 5 years from a slum rental in NPW and the refusal of the BAML staff to take action, there is now a serious structural failure in the roof of my flat. This block has been further compromised after repeated boiler explosions and unexplained fires from Megaflow boilers, the most recent being April 2024
A further major flood down from the flats above in October 2024 has caused further major damage ignored by Peter McCall
At 17/1/2025 Peter McCall has done nothing and the flood damage has spread to other floors in a gross display of negligence and incompetence
Ballymore’s Embassy Gardens – A Leaking, Poorly Constructed Disaster
My experience living at Embassy Gardens under Ballymore’s management has been an endless ordeal of leaks, shoddy construction, and incompetent property management. What should have been a premium living experience has turned into a consistent nightmare, with problems that have plagued both my flat and those of other residents across the building.
The most persistent issue is the staggering amount of leaks. It seems every part of this building has had water problems at some point; leaks from bathrooms, faulty heating systems, and poorly connected pipes are rampant. You would think that after a few complaints, these issues would be addressed properly, but Ballymore’s solution has been to offer temporary, band-aid fixes that do nothing to solve the core problem. In fact, it feels like we are dealing with a new leak every few months. There’s no end in sight.
This is clearly the result of terrible construction choices. The building was put together with subpar materials and outdated systems, and the consequences are now catching up with us. The infrastructure, from disconnected pipes to other defective components, has been failing regularly. It’s hard to believe that a building marketed as “luxury” can’t even manage functional plumbing. After just nine years, many of the critical systems are already obsolete and unmaintainable. We are now forced to deal with expensive replacements and ongoing disruptions that make living here almost unbearable.
Ballymore’s response to these problems has been predictably poor. Management seems overwhelmed and incapable of addressing the root causes. Communication is almost non-existent; they’ll make vague promises, but follow through is rare, and any progress made is usually lost in the mess of staff turnover. You never know who is responsible or who to contact, and the blame is constantly being passed around.
It’s beyond frustrating to pay such high service charges while having to deal with leaks, outdated infrastructure, and an indifferent property management team. Embassy Gardens was supposed to represent modern, upscale living, but the reality is a constant struggle with a poorly built, badly managed property that is nowhere close to the standard Ballymore advertised.
If you’re considering Embassy Gardens or any Ballymore property, be prepared for relentless leaks, unresponsive management, and the disappointment of watching a supposedly “luxury” building fall apart in less than a decade.

Throug the roof service charges…Think twice before buying a property from them
Through the roof service charges they have gone up three thousand pound in two years which is terrible I suggest you think twice before buying a ballymore property unless you want to pay a second mortage. They don't return calls facilities always out of order and you have no option other than pay high service charges
Top notch professionalism
Ballymore has done a splendid job throughout the process. Right from the contract exchange they have been very active and the way they have communicated and guided us has been outstanding. Their completion team has been terrific in helping us to settle down. Emily and Tonya were the key point of contacts to us and they have dealt all our queries patiently and resolved all of them on time. They made sure before completion everything is perfect and all the minor snagging issues we reported were fixed.
Tonya has been amazingly helpful, she understood that this is our first home and made sure we feel comfortable all the time. Even after completion, she kept in touch with whether everything is going fine.
Highly recommend Ballymore Riverscape as it's one of the finest and sought after place.
