Poor, negative experience with Belvoir Sleaford

My experience with Belvoir Sleaford - Initially the team seemed eager and proactive but once my property was listed the level of service significantly declined.
Key concerns - negative communication every phone conversation felt discouraging with little sense of motivation or positivity about the property sale.
Lack of engagement - communication was limited to automated emails with sales charts and there was minimal personal follow-up or strategic discussion
Unprofessional phone manner - on one occasion when I called on a Friday my call was answered with a casual hello which felt unprofessional and confusing.
Marketing investment and pricing advice - after paying £200 for additional advertising I was advised to reduce the property's asking price after only three months which felt premature given the investment in promotion.
Overall - I expected a more proactive professional and supportive approach, unfortunately this experience left me feeling let down and undervalued as a client. I hope the agency can improve its communication, customer service and sales strategy for future clients.
I have tried to engage with the estate agents to discuss the above concerns however they have dismissed my comments.

Absolutely dreadful

Absolutely dreadful. As long as you’re paying rent to them, they’re fine, but once you hand in your notice they will change their tune immediately: late responses, ignoring emails, arranging viewing after viewing without consultation, and entering without knocking. The real reason for this one star review is the degree to which they will go to try and retain your deposit. We were charged for ‘cleaning’ due to a mark in the box which houses the meter - this was located above the front door and is covered by a panel… - they also charged us for ‘dirty hall and landing carpet’, which they proved by sending us photographs of two single hairs on maximum zoom, as well as for a variety of other nonsense ‘cleaning’. They also charged us for a gardener - one arrived to do the gardening before we had moved out and before they had completed an inventory. There are various other charges of a similar level of ridiculousness. Please avoid this agency and save yourself hassle and money. They’re crooks.

One star is too many

Watford branch of Belvoir Lettings are very unprofessional especially Alison and Jaime . Jamie cannot be bothered to return phone calls and follow up complaints. Alison is rude , talks over you and constantly blames others for her lack of intelligence and understanding. Would never bother with either of these characters unless you are desperate. Just steer clear , they are not interested in anything other than taking your money . Use an agency that are professional, these are clearly not !

Stay away from this agency

Stay away from this agency! I rented from them for about 4 years, payed rent on time. And all of a sudden they decided to increase my rent from 800 to 1250. I called them to let them now that i will move in one month, handed over the keys and they still claim that i have to pay one more month even if i no longer live there and they have the keys. Not to mention that my last contract was signed in 2020 for the duration of 12 months

This is the worst property agent in the…

This is the worst property agent in the whole of West Midlands. They made me book a viewing, I cancelled all the my engagement for that time, only to receive a message that my appointment has be cancelled. This has happened more the twice. There are other good letter agent in Birmingham but avoid this Belvoir. They are so unprofessional. And they won’t even respond to your calls to get answers. I wish there is a button to give zero stars. One is way too much for them.

Belvoir’s best agent ( Lilly )

Been with Belvoir a few years now and the service wasn’t that good but then a new agent started a young lady called Lilly and since then the service Belvoir provide is spot on. If I have a problem she is straight on it and she keeps you up to date with everything that is happening which is brilliant. Lilly is so polite and professional it’s a pleasure to have an agent like that so I can’t fault her one bit. So Belvoir before Lilly 3 stars ! Belvoir with Lilly 5stars all the way .

I had a great experience working with Ellie Dickinson. Ellie was proactive in coordinating with all necessary parties and ensured clear communication throughout. She took the initiative to follow up on outstanding charges, clarified responsibilities, and made the process smooth for me. Her responsiveness and attention to detail were very much appreciated. I would highly recommend Ellie for her professionalism and commitment to resolving issues effectively!

I recently had a fantastic experience working with Carlie Hilla from Belvoir. Her professionalism, efficiency, and friendly demeanor made the entire process of renting.

Carlie was always prompt in responding to my queries, providing clear and helpful information. Her expertise in the field was evident, and she consistently went above and beyond to ensure a smooth and stress-free experience.

I would highly recommend Carlie and the Belvoir team to anyone seeking a reliable and trustworthy letting agent.

Rented from them some years back and the experience was so bad I'm motivated to write this review about 15 years later. Manager of the Milton Keynes branch was the worst human I've ever had to deal with. Absolutely horrible customer service. My life's work is now to make sure no one ever rents from them.

Landlords Be Warned

After sixteen months of living in a property, 235 days with no conservatory doors, and only internal doors to protect us through last winter, 424 since leaks were reported in the conservatory, 372 days since leaks were reported in the kitchen, 150 days since the deadline for the Council repair mandate.

Emails go unanswered for months, they don't care about their tenants, the don't communicate the issues to the Landlords, they don't let their landlords know that the apparently vetted contractors have no insurance and are completely incompetent to carry out the works. And they force these contractors into your home under the treat of evection to maximise their take on the Landlords money.

"We facilitate works for our Landlord Clients, we are not responsible for our contractors that carry them out"

"We do vet our contractors and their skillsets and ensure they have relevant public liability insurance" asked to lie on dates for the claim once they purchase their policy

"It is for you to access the risk of my contractors works to you family and them to provide you with the safe systems of work not the landlord and definitely not Belvoir"

And following giving them on a little bit of advice on the laws they have broken "I acknowledge receipt of your email below and will be in a position to respond in due course."

If you are a tenant, steer clear, if you are a Landlord i suggest you ensure you communicate with the tenant as all information is filtered through this agent, all communications, including the from regulatory bodies go to the agent before it comes to you. Check what works they are doing as in 16 months my property remains unliveable, the landlord is unaware and refuses supply contact detail.

They ensure their self preservation is prioritised over any of their Landlord and Tenant clients.

A huge thank you to Charlotte and Jessica from Belvoir at Telford. They went above and beyond to keep us informed and get us through the exchange and complete process on a really tight deadline. They literally moved mountains to get us in on the date we wanted.

Nothing but awful management!

Nothing but awful management! I asked for my windows to be repaired after 3 years of suffering with freezing temperatures and when they finally sent someone out (Yes it literally took them three years) they gave me a section 21 as they convinced the Landlord it was easier to turf me out than to actually fix the windows after they finally did an assessment.

When questioned about the section 21, they said that it was Belvoir have put up a 'to let' sign. So they obviously lied.

The property was absolutely disgusting when I moved in, it hadn't been cleaned and had only been painted. The front door was hanging off, the floor was poorly tiled so kept sticking to mine and my cats feet.

Infested with flour beetles and silverfish. Was consistently gaslit by Penny and Alex claiming it was all the Landlord, when in reality it was Belvoir sending out the cheapest cowboys.

I had their section 21 assessed by Citizens Advice and found it wasn't actually a legal one due to a number of missing documents they never legally supplied to me and that if taken to court it would be thrown out but I have opted to move due to how much I hate this property and it's 'Management'.

Quick to take your money and demand rent increases, but will never help you or do the repairs needed. AVOID AVOID. Unprofessional. The worst agents I have ever dealt with.

LEAMINGTON BELVOIR IS EXTREMELY DISGUSTING!!

I advise anyone wanting to rent or do business with this Agency not to waste their time. Of all the agencies I've used this is the worst!! 😭😭. They have untruthful habits, rude on the phone and emails. I complained to the Manager about a Maintenance employee who was rude to me and she responded saying she was professional. Absolutely no customer focus and courtesy. They held half of my deposit with unverified claims which I did not agree to. Reading through all these terrible review experience by others too, I should have been responsible and reported them to the police and council to shut them down. Disgusting Agency.

They twist and withhold information. AVOID AT ALL COSTS!

Avoid at all costs!!!! They will do absolutely anything to push a sale through even lying to their clients!
They are completely unorganised and UNTRUSTWORTHY!
Me and my partner are first time buyers and we’re interested in an apartment in the city centre (Sheffield). We tried to arrange a viewing where the first time they just didn’t turn up because they booked us in for the wrong property and the second time they didn’t have the keys (both times we booked almost a week in advance and taken time of work).
When we decided to move ahead with the property as soon as we got past the stage of paying the solicitors, paperwork came through and we found out the property had been on the market for three years !!!!!! But it had been advertised as three MONTHS on the Belvoir website!
We would NOT have touched the property if we had known that it had not been sold for three years! We were wanting to sell it again in a few years and if it was on the market for 3 years with no interest then this is alarming!
When we asked Belvoir why the paperwork said 3 years they said it was true, it was up for 3 years then they briefly took it down for a month so they could repost it (basically refresh the feed to try to get more interest)
FALSE ADVERTISING!!! SO DECEIVING and ABSOLUTELY HORRENDOUS RESPONSE after.
I then asked what the price they had been advertising the property for the last 3 years was and in response they said they didn’t know!? How can they NOT KNOW? …. They should have all the paperwork there?- GO AND FIND IT!
SO UNORGANISED and gave us a horrific experience as first time buyers. As a first time buyer you want to be able to trust the people you are dealing with. Buying a property is a daunting thing as it is but it should be an enjoyable process… Belvoir twist and withhold information just so it benefits them. We lost money from having to pay the solicitors for the work they had completed up until that point and we pulled out the deal. Not a CHANCE do we trust anything or any information Belvoir provide us with.
