AVOID AT ALL COSTS - DISHONEST AND INCOMPETENT!

AVOID AT ALL COSTS - signed a flat with Black Katz in August 2025 and was supposed to be moving in 3 weeks time, having signed all documentation and provided all references. Black Katz had said everything was completed and we were ready to move in - then upon asking a few very basic questions about getting items such as blinds repaired they responded the landlord had pulled out because he had other tenants needing to move in because of a 'leak'. To us this was not possible because Black Katz said they'd finalised everything until we moved in, but then they said they'd never got the landlord to counter sign the agreement in the first place, supposedly to give them and the landlord wiggle room to lease out the property if a higher rental fee was possible. Raj and his team are completely incompetent and lack transparency, not worth risking renting with Black Katz unless you want to lose time and money!! We are now homeless and still have not had our 1 months rent we paid up front for the tenancy agreement we signed paid back. Total crooks... not worth risking renting with Black Katz!!!

We are really sorry that your tenancy cannot go ahead which was caused by an issue outside of our control; your landlord due to unforeseen circumstances needs the property to rehouse existing tenants from another property that suffered a severe leak. This really is a very rare and exceptional circumstance and we can assure you that we have NOT re-let the property; the property has returned to the landlord. Furthermore, it is normal practise for a landlord to sign the contract just before the move in to cover exceptional circumstances such as existing tenants refusing to move out, the above, etc.
We will do all we can to help find you suitable alterative accommodation and will arrange a full refund of all your monies.

Complete lack of human decency

I'm pleased to confirm this is my second 1 star review for this "company" as yet again I have not heard back from someone who is meant to be a manager. The common first line response to the majority of 1 star reviews here is : "I'm sorry you have felt the need to complain". In true Black Katz style they continue to shift the blame onto the person and yet again take no responsibility for anyone's issues.

Lacking in Morals

After having multiple interactions now with Black Katz both as a prospective tennant and hosting viewings of my property (not under a Black Katz contract) I have found them to be ostentatious and brash. I have only ever had bad interactions with them.

The first time when I was a prospective tennant back in 2023 they would try and ram properties down my throat that weren't right. When I came across one that was, they were relentless on forcing the process through at a speed I wasn't comfortable with. I ended up backing out because I wouldn't want to be under them as an agent of the landlord.

More recently my rented property was listed with multiple estate agents, one of which was Black Katz. Due to excessive amounts of viewings from all agents I decided that I would no longer take viewings and said that they could happen after I had left the flat. Despite it being a Tennant's right to quiet enjoyment, multiple agents at Black Katz continued to hound me with viewings requests. On a couple of occasions I was told I had to accommodate them as it was stipulated in my contract. I checked the contract, it was not and more concerning is that Black Katz was not a party in the contract because I signed with another estate agent. This was a flat out lie and it's very intimidating when they try to force you into something you're not comfortable with. Another insisted that all they needed was 24 hours notice, but again they had no contractual rights to enter the property.

I understand that Black Katz has the responsibility towards the landlords that contract with them, however I have found that they operate unscrupulously on the tennant side.

If you are a prospective tennant, I found it entertaining that you can be shown round and sold a property by an estate agent who has never been there before. Having to ask the current tennant details about the property should be embarrassing, and does a disservice to both prospective tenants and the landlord.

In my opinion I would avoid dealing with Black Katz. I personally believe they are taking advantage of a housing shortage in the capital to make money out of honest people.

I can tell from your response that you don't believe or care about the points I've made above.

Like I mentioned, viewings was not a clause listed in my AST (as was not a Black Katz contract). Pinara however flat out lied. Quoting "It also states in your contract that you agree to give us access once property is on the market". Or Sal saying "giving you 24 hour notice for a viewing" that I am not obligated to offer.

Over enthusiastic reads as someone doing an excellent job. Lying and intimidating Tennant's in my mind shows a lack of moral character and one that's consistent with my opinions about Black Katz

We feel your review is really not fair. We work to professional standards and would never lie or intimidate any tenant and never have done. It is normal for the Assured Shorthold Tenancy (AST) to have a clause allowing for viewings towards the end of the tenancy and the tenants are obliged to allow them providing the landlord/agent provides reasonable notice and conducts the viewings at a reasonable time. This is standard practise from Estate Agents and Letting Agents and we have never seen an AST without the clause as it ensures continuity of rental income between tenancies. We have never seen an AST without the clause but if you are saying that your AST from your Agent contains no such clause then we apologise.
There is a shortage of properties to rent for tenants which means each new property gets a lot of interest from tenants and we are simply trying to help the tenants find a new home.

Black Katz- Appalling Service and bad practice

These people are total frauds, charging both landlords and tenants for end of tenancy cleans, not organising maintenance, no care and service, broken furniture, sloppy check out procedures. Do not trust, students and tenants should look elsewhere!

Do NOT use these agents

Landlords refused to fix issues around the property and failed to pay contractors correctly. It was incredibly difficult to speak to anyone competent or get any work done. Generally very stressful experience living in on of their properties

During your tenancy there was an issue with the ceiling which was completely outside of our control. Contractors were sent, quoted for the works and the landlord approved the works. The works were then booked in and completed and the contractors were paid.

Pinara was an amazing agent who…

Pinara was an amazing agent who contacted us immediately when a property me and my partner wanted came back on to the market. I also made it clear that there were limitations on when I was able to answer calls which she and the team respected which was literally impossible with every other agency. I couldn’t be more happy with the service provided and can’t see myself using another agent any time soon.

Black Katz — the modern equivalent of Ebenezer Scrooge

Students: please avoid this agency ! Black Katz represents everything wrong with the housing market in London today.

Basically everyone who works for them is incompetent - they ignore your emails, your calls, your concerns and complaints, no matter how serious. Your flat needs a carbon monoxide alarm? (A legal requirement under ‘The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022’).
Do you need the holes in your walls/floors to be fixed?
Black Katz will ignore all of your requests and will take advantage of the fact you are a helpless student.

This agency cares solely about profit and will charge you whenever they get the chance.

Don’t be fooled by the relatively high rating they have on Trustpilot: this is because the agents ask the students to give them 5 stars immediately after ‘helping’ them find accommodation; these reviews are not accurate.

Black Katz take advantage of how desperate people are to find basic accommodation — do not fall for their trap and avoid this agency.

I found looking for property and…

I found looking for property and dealing with estate agents overwhelming in London. However with Black Katz, I spoke to the manager Raj who initially took my details, and I then dealt with shayla who was responsive and found me a property within a couple of days. The offer process was quick and the references process was externally smooth. Would highly recommend Black Katz Islington one of the best agents I have dealt with.
