Avoid this company at all costs!
My experience with Burnap + Abel was appalling from start to finish.
When I first viewed the property, I was promised that a gardener would be sent to sort out the already overgrown garden. Despite chasing them throughout my tenancy, this never happened.
Within the first 2–3 weeks of moving in, the boiler broke down, leaving me with no heating or hot water. When someone eventually came, they discovered a gas leak and told me that if it had continued for just a few more days, it could have been fatal. Later in the year, from mid-November to the end of December, the boiler failed again. I was left with no heating for over a month in freezing conditions where I could literally see my breath inside the property. When they finally sent someone, they tried to charge me £400 and claimed nothing was wrong with the boiler.
Around the same time, from November to February, I had a serious rat infestation. They were coming in from behind the sink and washing machine, getting upstairs, chewing furniture, carpets, and doors, and urinating on my belongings. I had to throw away most of my furniture and kitchen items. Despite reporting this immediately, I was brushed off with “it’s just the season.” Only in March did they send someone to put down rat traps, but the entry points were never sealed — even though pest control advised this was necessary. The infestation continued right up until the day I moved out in September.
Two months into my tenancy, the bathroom cabinet fell off the wall, smashed the toilet, and caused a flood that left the kitchen ceiling caving in. While the toilet was replaced, the ceiling was never repaired and constantly flaked plaster and paint all over the kitchen.
Throughout all of this, my main point of contact, Jamie Lee, was rude, dismissive, and condescending. She made me feel like I was expected to just accept living in inhumane conditions. Any time I tried to speak to other members of staff, I was told “it’s not our problem.”
When I finally moved out, I was unfairly charged for the overgrown garden (which they never maintained), rat damage (despite their negligence in addressing the infestation), and the ceiling damage caused by the flood.
This company is negligent, unprofessional, and exploitative. Save yourself the stress and avoid them completely.
