Stay as far as you can from this company. The buildings in Wiesbaden(the curve), a really nice new building complex. BUT unfortunattely capera is responsible for the managment.
As the other comments they don't answer to emails or phone. Some one is always on a vacation, the email given for another person does not exist. People coming and leaving the company regulary.
On top of all this we received Nachzahlung of over 1500e. In the amount of 1 month rent.
The heating part ok i agree we pay what we spent but Betribkosten sky high...And they are over 1000e more in the nachzahlung. For a new building that is redicilous. All my emails get ignored, no explanation given or whatsoever.
STAY AWAY from them if you don't want to have all this adventures.
If i could i would give -3 stars

edit- So after a month of writing emails they feel no repsonsibility to reply. Today we got a letter to pay the ammount to an account. There is contac person in the letter, and guess what..... That person is on vacation and the substitute(to which i fw the email) it seems does not feel need to answer the mail for his colleague....

Application rejected because it was sent through a relocation service

I was working with a relocation assistant provided by my current company and we applied to a Capera apartment. The viewing went fine but once my assistant sent in my application, the agent rejected it immediately specifically because a relocation assistant was involved, and refused to provide more details on the reasoning.
Seeing all of the other comments makes me feel relieved about dodging a significantly worse experience, however I wanted to share how early in the process the unpleasant and unprofessional experiences can start with this company.

No response; no fixing of any issues;

I have an issue in my building, that needs to be fixed by the landlord (Capera). It has been 5 months and nothing has been fixed. I have called and sent many emails. I difficult to get any kind of useful response.

Capera is the worst landlord in Germany from my experience so far.

In addition, Capera does not speak english on the phone. My german is still not good enough, so I need a friend to translate.
The only fluid communication I have had with Capera so far is when they (wrongly) requested more money because of a supposedly missing payment, via letter sent to my home. This was clarified via email.

Don’t. Just don’t …

Don’t even get me started with this Capera management. The security lights have no sensor and they stay on all night long adding to the costs of our Nebenkosten. The rent and living expenses triples every year and nobody knows why. Tell me why a mother and child living in a room and a living room has to pay €3,800 per year for Nebenkosten and rent almost €700? Now my rent is €900+ in an apartment that only has one bedroom. My initial rent plus Nebenkosten was €430. Make it make sense. I’ve never seen the housemaster since I’ve been living her for years and no one knows who he is. This company needs to be investigated because they’re making lives hard for their tenants which is why people keep moving out.

Nice year in Mainz

Upon relocating to Mainz, we initially connected with Mr. Ayaz, followed by Ms. Olga Gottesleben who has served as our dedicated representative for the past year. Our arrival at the brand-new building was met with a warm welcome, and Olga expertly navigated the numerous challenges inherent in a newly constructed apartment complex. Her commitment to her work was evident in her unwavering availability and helpfulness as she diligently addressed all our concerns.

Furthermore, the check-out process was conducted smoothly and efficiently. All procedures were clearly communicated beforehand, minimizing any potential confusion or delays. This contributed significantly to a positive overall experience.

Systematic Fraud - An organised way to make profits off compromised civillian's livelihood

Every thing after signing of the rental agreement is a problem here.
As soon as you moved into a CAPERA-managed apartment, get a membership at Mieterschutzbund, and get a legal insurance before moving in (Not sarcasm, this is for real).
If all those who complained about CAPERA here or on Google reviews or anywhere, dont sue this company, they're facilitating the company to continue doing "SYSTEMATIC FRAUD".

Problems faced in our case-
1. No cellar keys handed over to tenants
2. Since our electricity meter is at the cellar, we have not been able to register our connection; as a result all the other tenants get a higher bill for our usage
3. Main entrance lock broken for months
4. Garbage management is a mega-mismanagement
5. No housemaster
6. Very poor cleaning of common areas offered by another mis-managed third party company
7. Same postbox assigned to two tenants (as a result one of them i.e. us have no postbox)
8. Problems noted in handover protocol inside the apartment not fixed at all
9. New contracts have double the rent as compared to what it should be as per official rent index (yeah 10-20% higher is okay, but not 100%)
10. And finally ofcourse, no one is there is respond to calls / emails. Even visits to office are not helpful.
