What a disaster. Choices and the tenant have unlawfully rewritten the tenancy agreement between themselves, manipulating the process to circumvent the Section 8 eviction procedure for late rent and other breaches.

The tenant is now making rent payments directly to Choices—unauthorised and in complete violation of my rights as the landlord. In April i was receiving it directly from Universal credit. Accepting this money diectly from Choices now could inadvertently validate their unlawful arrangement, effectively granting them permission through action rather than consent.

Driven by financial motives and an inflated sense of authority, Choices falsely assumes that their contract supersedes statutory landlord regulations. Their attempt to impose a full and final settlement is nothing more than an effort to absolve themselves of wrongdoing and to force me to surrender

Their actions blatantly disregard landlord rights and set a dangerous precedent for property management.

Choices are brazen, reckless, and entirely self-serving. Dont become infected by them. Avoid them like the plague.
You have no authority to acert yourself over someone'property. Partial payments are approved or rejected by Landlords

Ebony was very helpful in solving my plumbing issue in the property. She made it a top priority by contacting the engineers and getting them to come work on the plumbing issue.

Choosing Choices Estate Agents was a huge misstep. The staff they sent had no experience, no motivation, and no sense of responsibility. Every task took twice as long as it should have, and the quality of work was below any acceptable standard. We raised concerns multiple times, but nothing changed.
It was the worst hiring decision we’ve made in years.

This agency was a nightmare from start to finish. The workers provided were not only unqualified but also completely unprofessional. Their work was shoddy, and they showed no interest in getting the job done correctly or on time. The lack of attention to detail was staggering, and what was meant to be a straightforward project ended up costing us far more than expected due to the mistakes they made.
What’s even worse is the total lack of communication from the agency. We reached out multiple times for support, but they failed to take any responsibility or offer any kind of solution. It felt like they had no concern for the outcome of their work or the impact it had on our project.
I regret ever hiring this agency, and I would strongly urge anyone to look elsewhere if they want to avoid unnecessary stress and wasted resources.

I deeply regret choosing this agency. The workers sent were completely out of their depth, performing tasks that were far beyond their capabilities. Instead of completing the work efficiently, they left more issues than solutions. The lack of expertise was glaring, and the final results were nowhere near what we expected.
What was most frustrating was the total lack of urgency or interest from the agency. When we raised concerns, they were dismissive, slow to respond, and failed to offer any real assistance. It was clear that once they had our business, they lost all interest in providing quality service.
This has been an absolute disaster, and I would strongly advise anyone to look elsewhere. Save yourself the trouble and choose a more reliable agency.

From start to finish, Choices Estate Agents failed to meet even the minimum expectations. The workers were unprofessional, underqualified, and seemed to have no direction. Communication with management was equally disappointing — no accountability, no resolution, just excuses.
This was a wasteful and deeply frustrating experience.

Choices was professional, responsive, and made the renting process easy. Any issues were handled quickly, and communication was clear throughout. I want to give a special shoutout to Nicola Dunn. She was quick to respond and recently sorted out my garden, which I really appreciated. Highly recommend!
