A NIGHTMARE OF A COMPANY

RUN DO NOT WALK

My experience with CIP Real Estate's Dallas operations has been an absolute nightmare, and it started before I even moved into the building.

Before taking occupancy, my broker and I specifically requested to be present for the move-in inspection. We made it clear that we wanted to walk the property together and identify any issues before accepting the space. Instead, Kim insisted on handling the inspection herself. We were later told that she had already gone to the property very early that morning, completed the inspection without us, and that there was no need for us to attend. We were told that everything checked out and that she preferred to handle issues as they came up.

Because we were under pressure to move in, we relied on those representations and proceeded with the lease.

Almost immediately after taking occupancy, issues began to surface. Since then, I have repeatedly requested a copy of the inspection report that I was told existed. Nearly two years later, despite numerous requests from me and requests made through attorneys, no inspection report has ever been produced.

That experience set the tone for everything that followed.

Since moving in, we have experienced recurring HVAC failures in the warehouse. Despite maintaining the required quarterly maintenance program and spending thousands of dollars on repairs, the warehouse unit continues to break down. Less than two years into the lease, we are now dealing with a major component failure and a recommendation that the unit be replaced.

I was also presented with a CAM reconciliation exceeding $200,000. When I began asking questions and requesting supporting documentation, I found myself trapped in an endless cycle of delays, incomplete responses, internal summaries, and explanations instead of the underlying records needed to verify the charges.

One of my biggest concerns is the apparent disparity between what I am charged and what other tenants in the same property appear to pay. I have been billed more than $1,000 per month in CAM-related charges, while I understand at least one neighboring tenant pays only a fraction of that amount. Despite years of requesting clarification, I still have not received the transparency necessary to understand and verify those differences.

What should have been a straightforward landlord-tenant relationship has turned into an exhausting and expensive battle that has cost me thousands of dollars in attorney fees and professional assistance simply to obtain information and documentation.

At this point, it is no longer just about money. It is about accountability, transparency, and getting the truth.

If you are considering leasing from CIP Real Estate in the Dallas area, I HIGHLY RECOMMEND THAT YOU THINK TWICE.
