I have used Coodes for my recent house purchase, as a first time buyer I was very nervous about the process. Kerry and Debbie at the St Austell office were just FANTASTIC. They responded to everything in 24 hours and always in easy to understand language, they were very helpful and super speedy with everything. We have gone from offer to completion in just 10 weeks. 100% recommend them

Beyond useless, Had the sad misfortune of thinking coodes were any good, i needed help against cornwall council social services who were illegally funding my late Mums care fees. I could not meet them face to face (even though covid was passed), always chasing, the communication was appalling and by e-mail (you ask 3 questions and may get a reply for one). When the judge set deadlines and the council were not adhering to them i told coodes to notify the court, they kept saying "oh we will give them a bit longer", eventually i had to contact the court myself as coodes and the councils solicitors had agreed to "push back" a judges deadline by 4 weeks. I applied with a N244 to get the case thrown out because the council were breaking judges deadlines, at the hearing the judge agreed with me that the council had breached the deadlines and had no legal reasons for doing this, when i stated i had an instruction from my solicitors that both parties had agreed to move a "judges deadline" which is not allowed, the councils barrister pointed out it was in fact coodes that had asked for this?. The judge denied their barristers costs and said it was the councils fault she was in court today and i was quite within my rights to bring the matter to the courts attention, but coodes had let me down, unbelievable, i had been asking coodes to notify the court and they never had the decency to tell me it was them who had broke the judges orders making it one all so to speak. They then said they could not represent me as any trust had gone so threw me under the bus, head of department Mel grose also informed me she had done something she shouldn't have by contacting the council head lawyer direct as she felt the case was being handled by juniors and that he could "give them a nudge to speed things up". They also refused me any access to all the evidence they were holding about the case which some had been sent direct to them with my permission. Obviously they have their reasons for not wanting to go against the council. I would recommend that if they were the only solicitors in Cornwall that you contact one in Devon

Unbelievably slow, full of excuses, appear more interested in billing than actually progressing work

Stay away try someone better, they are completely useless

I instructed this firm to act on my behalf in a Child Custody Case.

I used their Penzance offices and was assigned Julian Tyson. From the very start, emails went ‘missing’, tasks were not completed, deadlines missed and then things started to unravel fully.

It turned out that Mr Tyson hadn’t contacted my witnesses like he said he had (no idea who he thought he’d get away with his lies/deceit). It wasn’t just this. There were numerous other things he had failed to do/did incorrectly (such as write a statement which bore no resemblance to the facts in hand).I challenged Tyson via email with a forensic chronological breakdown of all the alleged deceit/negligence. Naturally he didn’t reply and sought to hide in the shadows.

I have since spoken with other people who suffered very similar experiences to mine. Their reviews can be found online.

Fortunately I discovered the issues just in time and swapped to Walters & Barbary who were brilliant.

Please, please avoid like COVID-19. It’ll be better to represent yourself.

My daughter has recently asked Coodes to do some fairly straightforward transfer of equity work. In simple terms, 18 months in and 4 solicitors later, there is still no progress. Emails aren’t responded to, promises made and broken and she’s now significantly out of pocket due to their incompetence. It pains me to say this, as I try to support local businesses, but please stay well clear of this company.

Coodes have been acting for the executor of my late fathers estate and we are at the 5th anniversary of his death and they are still delaying and stalling.

What had made me want to write this review is there Radio advert telling people how much experience they have in multiple fields and that you don’t need to worry because they can help.

Well our experience they have to be chased for every bit of information and they continually tell us everything’s to complex for them and they have to hire one professional after another all adding to the fees.

So in my opinion there advertising is false and I think people should know that.

Edit: 2 Years later: Still ongoing 7 Years now. Their fees continue to mount.

I wanted to support a cornish conveyancer as I am moving there. I was surprised at the difference between their online quote for buying and selling at £2807, but on calling them, that increased to £4,784. I called them to find out if I had somehow misunderstood their quote, and was informed not. That is one issue. But the real reason I am writting this review is that the lady I spoke to literally hung on up me - I had not been rude, although I had said that that nearly five grand was over my budget, and I was just saying that they must clearly stand up to their award winning reputation - however, Hannah never heard that.
