From day one Ruby

From day one Ruby, Lauren and Grant have been fantastic. Nothing was ever too much trouble and what is always a stressful experience, they made the house move as smooth as they could. I cannot overstate the exceptional level of customer service and care, which continues even after I moved in. Thank you.

I had a very disappointing experience…

I had a very disappointing experience with this branch. Communication was inconsistent, and I was repeatedly given information that later changed.

I was initially told that a viewing could be arranged and that availability was being checked. After following up multiple times and being told different things on different days, I was suddenly informed that the seller would not allow any further viewings – even though I had been led to believe I would be offered a one-off appointment.

This process wasted my time, created unnecessary stress, and felt very unprofessional. Clear and honest communication is essential when dealing with buyers, especially those in a time-sensitive position. Unfortunately, that did not happen in this case.

I hope future clients receive much more consistent and transparent service.

Avoid at all costs!

Our experience with Elevation was extremely stressful from start to finish. The property was filthy and smelt disgusting when we moved in, repairs were ignored for months, the management assistant was dismissive and unprofessional, and communication was consistently poor. We ended up leaving early out of sheer frustration. I would never recommend them to anyone.

When we moved in, the property was in an appalling condition despite being described as “professionally cleaned.” The whole house reeked of old food, especially curry, and the smell lingered the entire time we lived there. Even seven months later when we moved out, the kitchen cupboard still stank — everything stored inside came out smelling. There was burnt food stuck to the worktop, dirt and hair from previous tenants everywhere, broken plug sockets, holes in the walls, and doors scraping the floor.

The inventory photos were misleading, showing only distant shots that avoided obvious dirt and damage. We had to create our own detailed inventory just to protect our deposit.

Before moving in, we were told a large storage frame in a cupboard belonged to the previous tenants and would be removed. After moving in, we discovered it actually belonged to the landlord and would stay. When we called to question this, there was no apology or acknowledgment.

Three of us spent nine hours across our first weekend cleaning the house ourselves, but Elevation refused any reimbursement, claiming it had been professionally cleaned. The property management assistant was unhelpful and dismissive throughout. Most of our reports were brushed off with comments like “the previous tenants didn’t mention it” or “it’s just wear and tear”.

Over three months, basic issues were ignored — holes in walls, a broken toilet flush, rubbish left in the garden, and a radiator that turned on randomly (which conveniently stopped once the landlord would have had to pay for repairs). When some repairs were finally done, their handyman caused further damage and left things unfinished.

The property management assistant entered the house without removing her shoes and showed no respect or care. Three months later, we were told that if we weren’t happy, we could leave without financial repercussions — showing they had no interest in resolving anything, only in cycling through new tenants. This was ridiculous, as the requests we were making were not unreasonable and should have been picked up during the check-in inspection.

By this point, we just wanted out. We moved early and later bought our own home because this experience completely put us off renting. We took extensive photos on departure and quoted the tenancy agreement exactly to protect ourselves. For example, we offered to leave two towel rails we had installed, since the original one had been held up with cardboard and kitchen roll — but we were told we had to remove them and make the wall look identical to when we moved in. Our tenancy agreement does not say this; it says to “make good.”

In summary Elevation are unprofessional, dismissive, and lack even the most basic standards of property management. Avoid them if you value your time, money, and peace of mind.

Faultless

We recently sold a property using Elevation. The work they did for us was faultless. Their valuation of our house was spot on. Their photographer spent a couple of hours at the property and did a wonderful job. They worked with a company 'Complete ASAP' to keep an eye on how things were progressing and to chase people up and down the chain when things stalled. Everyone in the office worked as a team, so when we rang up people were always well informed and knew what was happening. We'd definitely recommend them to other sellers.

1 star too many

1 star too many.

Moved in to a clean flat, spent hours cleaning to the same standard and get charged a cleaning bill. Unfortunately I didn’t take photos of every spec of dust when moving in so my claims were invalid. They even charged me £77 to plug something in and refused to meet me at the property to do it for them. AVOID at all costs.

Edit after reply:
Just to clarify, do you call out an electrician when you change the batteries in a smoke detector? The cap just needs putting back on. £77 for that I was charged.

The property was left in exactly the same condition as when I moved in. Any reputable letting agent would agree to meet you at the property and go through the report, allowing you to rectify any minor things. Not these guys, they’d rather just steal your money.

Hi Dan,

We are sorry to hear you feel we deserve a 1 Star review after you recent rental with us, my letting team tell me that we wrote to prior to leaving and made it clear what the charges would be if there were any of the items charged outstanding and that once you have left the property we cannot give you access to rectify.

Also as I understand it the item you mention that needed 'plugging in' was actually a smoke detector which you removed which obviously needs to professionally refitted to ensure any new occupier is safe, this means an electrician had to visit.

Rent with them for 5 years

Rent with them for 5 years, after I get a house with dirty walls and carpet, a garden full off overgrown plants. Take care off it make it perfect. In the end when I move I've been charge cleaning fee where I let the house on a better condition that I've recive. They will do anything to don't give you back the deposit. No matter of you invest in that house and make it better. Make sure you take photos when you move it.. the photos they have was 5 years old from when I move it. I WILL NOT recommend. PLus will take ages to repair stuff in the house. I've waited 3 days for a shower replacement. Most off the time I've give up and do it myself. Avoid they unprofessional.

Aswell prepare for push you every year in a fix 12 months contract, even where they will tell you from beginning after 12 months is ongoing.. and increase rent every year with the same low service they offer and a " dont give a sh... about you"
MK branch. Unprofessional.
Avoid if you can. Or prepare to been charge for a dust from a house who was empty for 4 days.

Excellent service

I recently bought my house through Elevation estate agents
and I couldn't be happier with the service I received especially from Craig Richardson. From the initial viewing to the final handover, he was professional, efficient, and always kept me informed. His knowledge of the local market was invaluable, and he was always available to answer my questions and address my concerns. I highly recommend Craig and Elevation Estate Agents to anyone looking for a reliable and trustworthy company to sell or purchase a property .
Thanks

A new life experience!

This was a major life move for us, occasioned by multiple health and care needs and the necessity to make a permanent move, north to south-east.
Elevation acted swiftly to help us to find an appropriate property and supported us through the tenancy procedure.
There were emergency health episodes during our stay, which led to an urgent search for single storey accommodation. It was during that time that we experienced compassion and efficiency from the Team. Special thanks go to Laura and Lewis, particularly in relation to support during the check-out process.

I recently sold my shared ownership…

I recently sold my shared ownership property through Elevation Estate Agents (completed today), and while the sale was ultimately successful, the experience was far from smooth. From the outset, the process felt rushed—Amy pushed for a viewing even before I had signed the contract. I had to chase the team repeatedly for essential tasks, like completing the floor plan - I notice a lot of Elevation properties go live without a floor plan. They also repeatedly asked for both my and my husband’s details, despite the sale being solely in my name and this was explained from the outset. Poor communication and coordination with the housing association resulted in us losing our initial buyer.

To their credit, when the sale fell through, Taurus acted quickly and arranged additional viewings within a few days. However, we ended up going back with the original buyer after the miscommunication was resolved - wasting a week of the process. Communication remained a challenge throughout—their WhatsApp service required multiple messages to get a response.

Pricing was another issue—Amy significantly overvalued the property by £20k. While we eventually agreed on a more realistic figure, it was still £10k above the bank’s valuation, and there was little accountability for this overestimation. I appreciate they want to get the most for the property but if a bank won't lend a buyer it, its irrelevant. And her rushed approach to the "fixtures and fittings" process also lacked the promised detailed discussion or justification prior to going live with the advert.

One of the most frustrating aspects was their failure to properly inform the buyer that the chain wasn’t complete, which led to relentless pressure on us to complete and dates being thrown our way for completion prior to us having an onward. Initially, we pulled out of our first purchase as our seller didn’t have an onward purchase, and we were then unlucky with our second, where the seller changed their mind. This put immense pressure on us to find a third property quickly. Ultimately, we were pushed into breaking the chain due to their insistence, which has now resulted in a three-week gap over Christmas with no home. This could have been avoided if they had managed the buyer’s expectations from the start, rather than pushing us unreasonably.

While Elevation Estate Agents were proactive in arranging viewings and did secure the sale, the overall experience and communication from Amy and Terry felt disorganized, rushed, and overly stressful. At times, it seemed like they were more focused on serving the buyer than representing me as their client. I also didn't have any communication with Sophie - the sales progression agent at all. I would recommend they improve their communication, accountability, and attention to detail to provide a better experience for future clients. And I would strongly recommend anyone selling a shared ownership property, check with your housing association about which estate agents they have worked with successfully before choosing, as I am aware that several sales involving this estate agent and my housing association have not gone as smoothly as they should have for similar reasons.

Special Thank you to Bev and her team!!

I've been renting out my properties through Elevation Estate Agents, and I couldn't be happier with the services and experiences. From the start, they've been super professional and easy to work with. Bev Winch and her team are friendly, responsive, and always keeps me in the loop, so I never have to worry about a thing.
Throughout the rental period, Elevation consistently went above and beyond to ensure our property was well-maintained and that we had reliable tenants. Their attention to detail and prompt communication made the entire process stress-free for us as landlords.
What I love most is how proactive they are—whether it's handling a difficult tenant issues or just keeping things running smoothly, they're always on top of it all.
What sets Elevation apart is their commitment to client satisfaction. They treated us not just as clients but as partners, always putting our best interests first. Their team's friendly and approachable demeanor made every interaction a pleasure.

Discriminating against the disabled

This is another lettings company who shouldn't be operating. They slyly discriminate against the disabled by not allowing local housing allowance tenants rent their properties. They've got a listing for a 1 bedroom house £1,100 pcm and they say "- Applicants must meet a household income criteria equivalent to 30 times the monthly rent.'' They then say ''- Employment/self employment references required on all applications'' As this letting agent would know, the disabled aren't going to be earning 30 times the monthly rent and then that's why they say employment references will be required, it's their way to prevent the unemployed from applying even though I've done my calculations and this property is affordable. They presume somebody's spending as if after the yearly rent £13,800 has been paid off, they think every other outgoing cost for the year is going to equal £20,700!

We've been very chuffed of our experience of Elevation estate agents, in particular Glen + Issy. Glen showed us around our new home and gave us both lots of time to look at it and also was very approachable and knowledgeable. We very much appreciated his non pressuring of us, giving us the space we needed. Issy was also very good on our 2nd visit, again giving us lots of time for the viewing. She also made a really lovely cup of tea. Genuinely I've been very surprised at the excellent service we've received. We're so used to pushy patronising people dealing with us. This has been a very pleasant transaction thus far. Thanks Glen & Issy for your help and guidance. It is much appreciated. Cheers
