So I informed this bunch of…

So I informed this bunch of incompetents that there was an illegal tenant living in one of their rental properties in Blake St Mansfield Woodhouse.The actual tenant (his gf) moved into her dads house as he had passed. EMH have allowed the bf to stay. 2 bed house. I didn't think this was policy now. Hes had the police at the door more than.once for antisocial behaviour but still he lives there. I thought it was automatic to vacate for a family in need. They think otherwise 🤬 They ask for a date of the experience further down this form lol. Been there over 3 years living on his own. Corrupt as FxxK

As you have now got a new trust pilot…

you have now got a new trust pilot page I am leaving this review for the second time
1 or 2 of emh homes staff take a personal approach to screwing your life over with lies blatant slander discrimination false allegations and fake welfare concerns you lie and lie the complaints process is a total waste of time
and it seems your staff word its worth more than evidence
I applied for exchange forms for my first exchange that took 10 weeks to even gain the forms you then offerd support living a blatant lie just for yous to get into my medical notes
were you lied and used my diagnosis to get away with your lies
Despite personal struggles you made my life as difficult as possible by making pointless reports of not coping with my tenancy garden condition mid winter i should have thrown my amazon boxes in the shared gateway with the fly tipped sofas that had been sat there growing moss for 2 years
despite the fact i was locked in a injunction for 11 months and you gave me 3 hours to move out of the house had to leave carpets furniture ect my garden items were stolen so i had no equipment you claimed they was no evidence of my garden items being stolen true but you did not need evidence to evict me from my home on a no notice injunction that I was on a secure tenant and never been involved with any asb in my whole 28 years of being a tenant In multiple housing associations
you then reported my self to adult mental health over multiple lies the most stupid being a cooker I put out for collection on the hope i had disconnected it my self and was a tenancy breach
and not coping with my tenancy
When that failed you allowed your staff member to make false allegations to my medical team and also contacted socail services with your fake welfare support
I needed support threw your complaints process to deal with the false allegations and my concerns of contacting medical teams at any excuse when its clear as day you don't give a dam of any support in place
I then aplied for a transfer you claimed I did not meet criteria to get a exchange to a place of my choice on my second application for a exchange you took from September till December to not bother giving a reference or contact the swap landlord and the exchange did not go threw then on you also recommend that i apply to the local council for my housing needs claimed that I have no local connections in a district you your selfs placed me in not my local district wait two years to beable to claim a local connection claimed I have no connections or can go back to my original district for over crowding when your selfs own 80 percent of the propertys available so thats confusing sit and wate on band c for most likely 3_7 years to most likely have to take a emh property when i am already a emh tenant the 18th of February this year I applied for exchange forms im still waiting its now April
Now im pretty certain I will not get a exchange and whilst you have claimed im up to all sorts and a perpetrator all over my housing file id like to now how n weres as I don't leave my home thanks to your blatant false allegations lies and harrasment the no evidence ie door bell footage ect why have you not taken me to court with your claims and why am I still in your unwanted tenancy ( no exchange no tranfer no were to go )
Shut up n put up is what your expected of me yet in the last 3. 5 years months ive know you to turn blind eyes to asb behaviour coming directly to my self and others new and new tenant and the previous tenant thst got a fast track exchange for problems of asb from same tenants and non tenants boyfriends you sprout your rules and regulations but dont keep to them your selfs and its seems your happy to give a alibi of they all live elsewhere 7 years on at my previous property when no evidence just suggests and words are enough for you to screw my self over i never got notified of the allegations recently or a chance for my side of the story and only found out threw freedom of information SAR you don't care of the truth a child could have read the injunction and previous allegations with no evidence or notification of allegations and the labels of perpetrator all over my housing it is was and is twaddle contradiction also the charges were discharged from court so thank you for slandering me all round town with in weeks I wanted to leave this place the new fresh start you offerd me it certainly did and does not feel like one my mental health is serious now I am self isolating and feel like
Why did you give me this house I wish you denied rectify the injunction and told the housing ombudsman you did not want to give me this property
I feel like this is personal
And I will never be the same person again my life was so differnt just over 4 years ago I was out daily on my bike going gym i was fit and well before I dealt with yous now I feel totally screwed up locked in this prison you gifted me

Buying a shared ownership property via…

Buying a shared ownership property via Hello homes ( EMH ) is the worst thing I’ve ever done. Unfortunately due to the challenging environment in which I live I have become severely unwell physically as I have protected my mental health at all costs so the stress has come out in my physical being. The policies look fantastic on paper, particularly the ASB policy, but In reality it’s none existent. They insult your intelligence, fob you off and shut it all down so they don’t have to do anything. Then when they cannot insult your intelligence and you take it to your MP they get a solicitor involved. Telling the truth appears to be a no no in today’s society and punishable. Lie and deny and you get a free pass. I find it amazing that no evidence or very little is required to believe a lie but an abundance of evidence is necessary to believe the truth. I saw a review recently on one platform written by a Joy Childs who had the same awful experience, however, luckily for her, she escaped. Wherever you are Joy well done to you and I hope life is treating you well and it’s peaceful. I wish everybody a life free from abuse, ASB and harm so if you’re thinking about a HA property do your research, read reviews and take your time deciding because they all appear to be as bad as each other but there are a few exceptions. Use them as a stepping stone and never to put down roots. I’ve raised 4 Housing Onbudsman Complants and won all 4 but nothing’s changed over the course of over 9 years.

Dishonest wrongdoers destroying lives today

Emh homes are a dishonest, immoral and irresponsible organisation, who feel no shame in consistently failing to meet their legal obligations.

The organisation needs to be properly and thoroughly investigated with the consultation of real residents, with firsthand accounts and experiences of what is actually going on.

They demonstrate no care or concern for the health and safety of their tenants. An analysis of the 29 reviews previously submitted on the entity 'Emhhomes' can attest to this. Reviews seem to disappear with the change of domain names (emhhomes.org.uk to emh.co.uk etc.) but their poor behaviours and practices are always distinctly recognisable, irrespective of how their name is styled (emhhomes/EMH etc.)

As someone who has had the misfortune of interacting with these wrongdoers, I have personally experienced and witnessed their incompetence and persistent service failures at every complaint stage and level of their organisation:
Housing Officer, Customer Service Advisor, Complaints Resolution Advisor, Customer Voice Manager, Communities Manager, Head of Communities, Head of Delivery - Reactive and Void Repairs, Delivery Operations Manager- Reactive Repairs, Director for Community and Customer Service, Group Director of Property, Executive Director and Group Chief Executive. The one thing that continues to remain consistent throughout is the substandard service, atrociously poor handling of complaints and the persistent failure to address serious issues brought to their attention.

Emh's previous CEO had an OBE for services to housing and has since been appointed to the Regulator of Social Housing's board. Any tenant who has been forced to endure the atrocities and abhorrent practices that occured under his stewardship will recognise how sickening and contradictory that is.

EMH's words do not match their actions. They provide lip service on publicly available platforms, meanwhile making no effort to address serious issues repeatedly raised by those suffering from their negligence.

Having lived through and currently continuing to endure the impact of their refusal to listen to or provide a resolution to the concerns they are fully aware of, it is clear they have no commitment or interest in adhering to housing regulations or Awaab’s Law.

More than eleven months ago, their workers repeatedly visited the property and repeatedly failed to complete the work they were sent to do. They then provided assurances that the situation had been escalated to a higher level and that someone would be making contact imminently to discuss the situation.
Almost a year later, still nothing had been done.

After more than a decade of writing letters to individuals at every level of their organisation and escalating complaints to each stage, they have consistently provided poor customer service, failed to listen (or properly read details) and failed to learn from feedback.

They do not follow their own complaints guide. Their complaint handlers are incapable of investigating the most basic of complaints- even when all of the information is spelt out for them.
The service never improves and the responses are so out of touch with reality, it is difficult to believe that they are capable of comprehending details or information.

Having experienced the epidemic incompetence of the employees of this housing association, from the Housing Officers all the way up to the Executive Director and Group Chief Executive, I have begun to wonder if incompetence is one of their qualifying criteria for employment.

Everyone deserves a safe and secure home, however an analysis of the genuine reviews that can be located on online review platforms (and those that have previously mysteriously disappeared) demonstrate that the level of poor service is (and has been) widespread and common practice.

Words like 'appreciate', 'commitment', 'genuine', 'safe' and 'sincerity' are ordinarily meaningful and carry weight, but are empty and hold no value if not followed with action and results.
And EMH's oft-repeated phrases like "We are sorry that you feel that way..." and "I'm sorry that you have felt the need to write to me..." etc. are not apologies, they focus on the tenants reactions and never take responsibility for their actions.

If there are other tenants reading this who have also had the misfortune of suffering from carelessness and neglect at the hands of these dishonest, immoral and irresponsible wrongdoers- know that you are not alone...Write your reviews. Raise your complaints. Ensure your landlord fulfils the obligations they are legally required to.

Absolutely crap housing association if…

Absolutely crap housing association if you have any problems with repairs or anything takes them forever there's always an excuse or they have to do things so cheaply or they don't reply at all! All they care about is rent is payed on time otherwise there are on at you constantly it's actually 4 weekly instead of monthly so when you sign up the rent looks reasonable but it's actually alot morethan what it would be monthly, when you need them to do work on their property no where to be seen please people if you get offered a emh property if you can avoid taking it don't take it and try and wait for a council property they are so much better.
