I used Eyesurvey to get a valuation report for my Help To Buy redemption for which he charged me £330 inc VAT (which I had to haggle down from £354 inc VAT). The report was sent to me via the post within 4 days and he told me it had to be sent via post to Target HCA which I done to then finally receive my redemption letter 1 week later, so the whole process took almost 2 weeks.
I had to get a desktop valuation done 3 months later due to the report expiring, to which Eyesurvey said I will have to pay £180 inc VAT for the report, but if he felt the value had changed at all he would need to do a full re-inspection and charge me accordingly (assuming he would then charge me an additional £330 - therefore £510 inc VAT in total, but Eyesurvey was not willing to clarify.) He blamed his "indemnity insurance" for the potential full re-inspection, which when I asked to see this provision he was unwilling to present the documents to me to prove.
I refused to pay this and found another surveyor who done a full re-inspection for £200 inc VAT, who was more flexibly then Eyesurvey with the times he can attend the property, who spent half the time Eyesurvey spent at the property, who sent over the report via email in half the time it took Eyesurvey, and advised me it was much quicker to send the report directly to Target HCA via email and call them to get the report validated and send the redemption letter via email to me. Total turnaround time with this surveyor (from inspection date to redemption letter received) = 2 days, total turnaround time with Eyesurvey (from inspection date to redemption letter received) = 13 days.
In addition to the great service of the valuer that was NOT Eyesurvey, the surveyor provides desktop valuations FREE OF CHARGE if required 3 months later. Eyesurvey = £180.
So with Eyesurvey you can expect an initial turnaround time of 13 days for £354 (unless haggled down) and desktop valuation for £180, although potentially another £330 + £180 if a full re-inspection is required = £510 if re-inspection not required or = £840 if re-inspection required.
With the other Surveyor you can expect an initial turnaround time of 2 days and just £200 all in.
UPDATE: I think the response from Eyeservey has misunderstood my review. The time taken was clearly not due to the time taken for the organisation to process the valuation. It is the method that he suggests (sending via the post rather than sending by email) that caused the delay. When the other surveyor advised me to email them the report and call them to confirm they have received, it was all processed on the same day I was able to forward the confirmation from Target HCA straight to my solicitor on the same day, since they emailed me the confirmation rather than sending it in the post.
There was also no misunderstanding from my point of view with regards to the fees for an updated report 3 months later. The clear fact is that Eyesurvey wanted to charge me for re-inspection and/or a desktop valuation when the other surveyor would have done this for free. I knew for a fact that the value of my flat had decreased since I also had to lower the price of my flat when selling. I initially sold for £222,000, then had to reduce to £217,000 when the mortgage valuation was done by my buyer's bank. Eyesurvey’s initial valuation was for £221,000, so my Help To Buy Loan redemption would have been based on the £222,000 initially. When lowering the price, if the valuations per Eyesurvey had stayed the same, my redemption would have been based on £221,000 rather than £217,000, putting me £800 out of pocket plus his extortionate fees, so ultimately around £1,000 or more... The other surveyor valued the flat at £215,000, so my redemption was based on the £217,000 rather than the £215,000, so ultimately I was not out of pocked as I would have been with Eyesurvey's valuation.
It is also clear from the response that Eyesurvey cannot take criticism for his poor service and likes to point the blame towards the customer and third party organisations for his own poor services and advice. This is very unprofessional and yet another reason to AVOID.
UPDATE: The additional response now says that you should look at their own website for reviews.. You know, because reviews on TRUSTPILOT cannot be trusted... Anyone with half a brain cell would know third party reviews on sites such as TrustPilot are much more reliable than "reviews" on a service providers own website.
UPDATE: If you google the business name, you will also only find 4 reviews, 3 of which could still be fake five star reviews, and 1 one star review, which the business claims is a fake review. You can trust my review, I am on TRUSTPILOT.
UPDATE: I think Eyesurvey should give up on trying to take my review offline and instead focus on improving their business... or retire...
