DO NOT RENT OFF THIS COMPANY

I will never be renting a property off Farrell Heyworth again!!!

We rented a top floor flat for 6 months. In that 6 months we were without hot water for 6 weeks. We had to endure damp, poorly sealed windows, and below 10 degrees temperatures in the winter.

The communication was SO poor. I reported the damp within a week of moving in (over the summer). We had countless people come out to inspect the loft and the damp but nothing was ever actioned or communicated to us. One guy told us there was a hole in the roof so it was just dripping straight in. One said the gutters were overflowing into the property and we were getting the majority of the excess water!!! In the loft, there was no insulation, so all the heat was getting lost. We tried to open the windows the air the property out but most days we were able to see our breath and have to sit in the flat in our coats. The damp got worse, the mould grew, and our health declined.
I even got to the point of reporting it to the local council who came over to do an inspection. They said they would fine the landlord, but once meeting her, I felt guilty so retracted… what a mistake that was!!!!

After 6 months, we ended our tenancy. The reception we got when trying to get our deposit back has led me to angry tears. A representative in the Lancaster office may be one of the worst “professionals” I’ve had to deal with. We were basically told the damp was our fault because we didn’t adequately air out the property. Her response to my emails were all rude and unprofessional. We got deducted £200 from our deposit for minor things, when a previous tenant got deducted only £50 from her deposit but she had left her flat not in the “perfect” state either and we were told “the landlord realised she should’ve deducted more from them” which made us feel like they were now taking it out on us. In the end, I just backed down because I wanted my money back so I didn’t have to deal with these people anymore.

Since leaving the property, we have noticed they have now finally put scaffolding up to rectify the work on the roof and gutters which seems oh so convenient now we have left.

Farrell Heyworth clearly have too many properties on board to care about the tenants they’re housing.

AVOID AVOID AVOID !!!!!

Avoid at all costs

Avoid at all costs! Cost us £150 to get out of a contract, they advertised our property incorrectly and after 4 phone calls almost got it right. Had to sack them off as the customer service is non existent ! Putting it up with another agent who actually wants to sell our property !

Can I give 0 Stars?

Can I give 0 Stars?
Our property went on the market almost 15 weeks ago, and in all that time we've had 2 viewings. Even in the slowest market this seems unreasonable.
The communication from the office has been very poor, we received a viewing from somone I do not believe was proceedable at the time. I believe this as I was told by 2 members of staff in the office, but the manager disagrees.
We haven't been told what is being done to sell our house, we were told at the original valuation appointment that they hoped it would be sold in 4-6 weeks and we are significantly further down the line with no update of what is happening. The only advice we've had in that time is to reduce the price, even though we originally listed at the recommended price.
We are very unhappy with the service and would not recommend to anyone.

ATTENTION ALL LANDLORDS

ATTENTION ALL LANDLORDS
Do not under any circumstances sign a contract with Farrell and Heyworth manage your property, go somewhere else, anywhere else in fact.
The contract locks you into using them and to remove your property from them, which you will probably want to after realising that they are incapable, you have to pay 2 months rent and give 3 months notice.
Their maintenance team react sluggishly to any requests from you or tenant so much so that you end up dealing with all the maintenance yourself in order to appease your tenant.
The prices they quote you for work are 20% - 40% higher than the work costs if you source it yourself, presumably as there is some 'FHAT' as well as VAT included in the price.
Their communication is shockingly poor, recently I had The Property Ombudsman uphold and agree with my complaint against them that they had broken TPO code of conduct as they had changed a tenant's payment date without contacting me. Following the ruling my only request was to remove my property from them without having to pay 2 months rent, this was denied by their nepotistic Operations Manager Andrew Collins - a man who's arrogant email tone easily convinces you that he sees you as a total inconvenience whilst also displaying that he suffers from Boss's Son Syndrome.

So to sum up, look elsewhere, don't use them. They are terrible.

Worst estate agent I have ever used

Worst estate agent I have ever used, and that is saying something.

On a viewing, they left a large window open. It let rain in and broke plaster off where it had blown open. They refused to accept responsibility.

They try to get you to sell your house for less than it's worth so that they can get their fixed commission.

They don't care how much they get you and will try to tell you that lowball offers are good and you should take it. They do nothing other than list on Rightmove for their money.

I had 2 buyers pull out of a sale due to them not vetting the buyers properly. This took 8 months, costing me £1000s.

On me asking them to stop selling my house after 8 months they charged me £210 for a deferred marketing fee and that I will need to pay their full fee if I sold to anyone they had introduced. I would have gladly paid £1000 not to deal with this company any longer.

I sold it myself using the online estate agent, strike, for free. On top of that, I ended up selling it for 15% more than they had managed to!

These so-called professionals are complete rogues.

AVOID LIKE THE PLAGUE

Excellent

Just sold our property with Farrell and Heyworth, Morecambe.
From the time of Johns appraisal of our property right through to completion we could not have asked for more. Thanks to Erica, Gemma, John and everyone else involved, for a hassle free sale. Nothing was too much trouble.
We highly recommend using the team at Farrell Heyworth, Morecambe.

I am a first time buyer who viewed a…

I am a first time buyer who viewed a number of properties listed with Farrell Heyworth Morecambe and Lancaster.

I must say, out of all the estate agents I dealt with they have been the most proactive and responsive. They went out of their way to find me suitable properties and were very accommodating and helpful every step of the way, even printing out full colour brochures for us to take away.

Kim from the Morecambe office particularly stood out and is a real asset to the brand.

Avoid. Avoid. Avoid!!!

I absolutely would not recommend Farrell Heyworth. I really wish I read these reviews before we used them because then we wouldn't have bothered. They were nice enough when they valued our house and the agent who valued it repeatedly assured us that we would have no problem finding a house within our budget... This was a lie. They promised they would let us know houses before they went live... This was a lie, they only told us about two houses in the whole 9 months we wasted using their 'services' both of which did not remotely match our criteria. They did absolutely NOTHING to help us find a house. They only contacted us twice about unsuitable houses and a couple of times the 'sale progression team' phoned to see how we were doing. Due to the shocking customer service and the fact we were misled by them meaning we haven't found a house we have since withdrawn the house from the market. Definitely don't trust them and would never use them again or recommend them to anyone. I'm also aware that if I get a response to this reveiw it will just be a 'copy and paste' bog standard response that doesn't actually address anything.

I would like to thank the letting team…

I would like to thank the letting team at Farrell Heyworth for a professional service that resulted in my flat being let within 2 weeks of listing.
Also a big thanks to Nick Reid for the initial contact which installed a confidence in the agency, with his attention to detail and very positive out look on even less desirable location, with the hope of changing the tenancy demographics of the location.
Also Damien Steel has assisted me with all aspects of finding and securing the tenancy with equal enthusiasm.
I will definitely be using Farrell Heyworth again.

This is the worst letting agent on earth

This is the worst estate agent / letting agent the world has ever seen the I am a tenant, the repeatedly fail to fix problems i have been left without heating or hot
water for 4 weeks now over Christmas in temperatures of minus 10 degrees c despite over 50 calls to get them to find a contractor to fix it If i could deal directly with the landlord I would but cant. If I could give them a minus 10 star review to mirror the temperatures i've been left in I would

Couldn’t recommend them enough

I used Farrell and Heyworth (Lancaster branch) to sell my flat. Leah was primarily dealing with it and was great the entire way through, chasing solicitors and keeping me updated. They also offered to check on the property as I wasn’t living there. All the other staff including Alisha and Deborah have been great, even after the sale, helping with metre readings and my post, nothing has ever been too much hassle, couldn’t recommend them enough.

AVOID,AVOID,AVOID…

Farrell Heyworth have to be amongst the worst letting agents in the North-West. I have been forced to give them 1 star as it is impossible to leave them ‘zero’. They have habitually made mistakes in the management of my property, costing me hundreds of pounds over the 9 years they have ‘managed’ the property. I am finally rid of them, to discover they cannot locate the house keys. The employee who undertook the inventory failed to return the keys to the office and went on annual leave! They have failed to take final meter readings because they allege they cannot find the meters, despite mentioning the meters in the inventory report and taking them on many occasions in the past. There is absolutely nothing I can say that is positive about FH. Use anybody but them, if you need a letting agent!

DO NOT WASTE YOUR TIME!

1 star is even being generous.

I don’t even know where to begin with this estate agent! We had our offer accepted 9 months ago and between the vendor messing us about and the estate agents being incompetent, it has all fallen through!

Gemma from the Morecambe branch who was dealing with our purchase, was rude and so unhelpful! Every-time we phoned for an update, she was never in the office; she never returned phonecalls and when we did finally get in touch she didn’t have a clue what was going on or where the sale was up too!

John the manager also from the Morecambe branch, he too was most unhelpful and as a manager I would like to think he would have more of an understanding of what was going on.

We done all the work for them to try and get somewhere with the sale ie:
Chasing solicitors and chasing the estate agent of our vendor; who in the end communicated with us directly as opposed to Farrell and Heyworth, as they never provided us with accurate and up to date information on the sale.

If you are from the Morecambe/Heysham area do not even waste your time with the property listed on Saxon heights, as it has been listed for sale several times and has never completed. The only estate agents that will list the property are these clowns!
This is the house that has held us up and has all fallen through for the second time!

And just to top this, they relisted the property back on the market without officially confirming the sale had collapsed!! 😡

As a result, we have lost our buyers and both our mortgage offers have expired, as we are now 1 year down the line for it all to collapse.

Beware this company

Beware this company. I don’t know how they are still trading. We came almost 200 miles to view a house we’d seen in Blackpool. Elegant furniture and stylish wall art deluded us and we thought that the agent’s assertion that this was a ‘walk in’ home that needed nothing doing to it was probably right. By the end of the ten minute viewing, she was commenting that the only way we would get rid of the overwhelming smell of cigarettes would be to “rip up the carpet”. So much for the description. This stated that the two en-suites had vanity units. They did not.
We offered £10K over the asking price as a gesture of good will as the vendors had their buyer pull off and the market had gone up. We’re like that. Fair and honest.
We finally got here after several hold ups which were unnecessary and found that, now empty, this house was showing its true colours. How anyone can trash a house in 7 years is beyond me. How an agency can describe it so disingenuously is even further beyond me.
The office manager reflected the lack of professionalism. She lost our ID and when we tried to get to grips with this she told us that an employee who’d just left had ‘probably thrown it away’. She couldn’t see why the office ‘losing’ her ID was such an important issue. She was aggressive and unpleasant.
Lessons learned:
Look at Estate Agent reviews
View the property at least twice
Look in the dark corners
Ask questions

Terrible customer service, poor communication!

Terrible customer service and poor communication.

We wanted to buy a house for sale in Knott End. We'd gotten to the point of nearly exchanging contracts, when the seller pulled out asking for more money. We got back in touch with the estate agent and told them that we were unable to increase our offer, and to let the seller know why. We then got a text from the seller about how "since she'd had no contact, she'd assume we can't increase our offer". So, not only did FH not get back in touch with us, despite promising us a call, they also didn't even get in touch with the seller. It was only after our mortgage advisor rang multiple times, with the last time refusing to hang up unless he got an answer, that we finally got the answer that "they considered the sale not to be going forward". Which I could've told them.

After all that, the house was then back on rightmove, for the exact same price it was originally, at the exact offer we gave.

I would give 0 stars if I could. My advice, don't bother selling with FH, don't bother buying with FH. Absolutely terrible, and I will be avoiding buying any house that they are in charge of selling.

We are duty bound to act on the instructions of our clients in all matters relating to their property, as we have in this case. We have a legal duty to inform our vendor clients of every offer that is made for their property and any increase in offers made. I have investigated this matter and can confirm that your increased offer was communicated to the vendor.

When a sale falls through, as in this case, the property is automatically re-marketed at the initial price. In this case the property was withdrawn from sale shortly after this took place.

Again, we can understand your frustrations in this matter but we are duty bound to follow the instructions of our clients.

Very unprofessional

Very unprofessional. The company has a viewing policy that you need to prove your mortgage in principle and fund proof in order to arrange a viewing. After I got everything sorted and sent, they told me that the property was already gone when I first called. At this stage, they even wanted to sell me their mortgage advisory service after reading my mortgage document. There is no policy about data protection. No idea why any landlord would like to work with them.

I think it's valuable to outline what our procedures with regard to viewings are, and why we are continuing with these procedures when many agents seem to have returned to pre-Covid operating practices.

Our process is as follows:

All initial enquiries to view are provided with a virtual video tour which is received within minutes of the request.

The virtual viewing is followed up and feedback obtained, this is extremely valuable to the owner of the property.

If somebody wishes to then book a physical viewing we will ascertain if they are ready to proceed. A Mortgage agreement or financial qualification is then required to put the buyer in the best possible position to offer, along with acting solicitor details. The viewing can then be arranged.

Unfortunately, we still receive many requests to view properties from individuals who have no intention of buying said property. To keep our staff and customers safe we have chosen to continue with a process that will allow us to limit the amount of people that physically view to just genuine buyers.

If the person viewing the property wishes to make an offer we would require a proof of funds at this stage in any event.
