Greenfield sold our property in…Tolworth

Greenfield sold our property in Tolworth earlier this month & I have to say I was extremely happy with the services they provided, especially with me being out of the country throughout the sale. They handled it most professionally, efficiently & went the extra mile sorting issues arising from my absence. They were always available & responsive. Sarah, Hayley & Elliot were involved throughout the process & helped make it as stress free as possible.
You hear so many horror stories about estate agents; this was not one of them.

Simply the best

I placed my property on the market with Greenfield and the team that was involved with the sale were fantastic from start to finish. Of course estate agents are there to make a commission but they treated me like a person and not a cash cow. I would like to give a special thank you to Sarah who took the bull by the horns and I can say if it wasn’t for her the sale wouldn’t have happened. I would highly recommend using them if you want that little bit extra.

Dissatisfied

Great price given on management of my rental. However I did most of the managing. You get what you pay for!
They were unprofessional and unsupportive at the end all because I didn't listen to their advice to throw someone out of the property.

I definitely recommend Greenfields to…

I definitely recommend Greenfields to anyone who is looking to their property managed and/or sold. Our property firstly managed by them brilliantly then we decided to use them for selling it. And I think it was the best decision. Even though their rates are extremely competitive Azam’s advice on putting a tenanted property on the market and how to proceed was very valuable. Then Susan put her heart and soul in the process of selling the property. Unluckily we had very difficult buyers who caused us a lot of stress, but Susan was amazing in every single step from chasing the solicitors, buyers and sellers, dealing all of the questions and queries to updating everybody in every step and more. I wish them especially Susan very best in the future.

When I first met the manager of the…

When I first met the manager of the Ruislip branch back on January 10 and after he had explained everything I needed to know about the sale of my house I had high hopes that he would be able to sell my property without any problems and very quickly. I signed the contract on the 11th January which expires 12 weeks later i.e., 5th April 2022.

Today is the 9th of March and my house is still on the market. During this time I have had almost zero communications with the Greenfields agent which has been disappointing. To date I have had only 4 house viewings as follow:

January 18th – Feb 3rd & 6th - an unacceptably low offers were made then and therefore rejected. Feb 6th a man and his wife and 2 children came - his offer was also well below the asking price. On this occasion the agent did not inform me that children would be attending the viewing. I have been very careful regarding Covid risks and it would have been courteous of the agent to inform me, but there was no communication or warning.
Feb 10th - 2 ladies came. Agency asked me by phone if they could come at 5pm which I declined and I suggested 4pm instead. This appointment was not confirmed and there was no follow up and therefore I assumed that they were not coming but they did turn up. There was finally an offer made by a younger couple who claimed to be cash buyers. I accepted their offer, only to discover that they had not provided any proof of funds, and were actually unable to raise a sufficient mortgage to cover the agreed price. As a result, they had to pull out and a prospective purchase I had on another property also fell through. The agent should have ensured that ALL prospective buyers are in a position to buy by showing proof of funds or proof of a pre-approved mortgage. This has not happened and therefore the agent has failed in their basic duties. This must not happen again.

Since then, I have had no more viewing organised. We are now in March and there is still no communication from the agent. Yesterday on March 7th I had a visitor at my door around 4pm asking me if I am still selling my house. I didn't know this person, so I asked how they knew I was selling my house. The answer was: "I saw it on the website and rang Greenfield Estate agents to check if the house was still for sale. The answer was "I don't think so, it is under offer"”. This was very surprising to hear as my property was not under any offer. I spoke to the Estate agent and informed them of this incident which was denied and that they had anything to do with this. Communications are clearly broken here.

I have been very patient so far but I have become increasingly frustrated with the lack of communication from Greenfields. I told them that I was not happy with Greenfield's performance and asked them to terminate my contract immediately and without further delay. They responded by saying times are hard and that the war in Ukraine has been a contributing factor in slow house sales. This may well be the case, but this is not a reason or excuse to have poor communications between agent and client.

I have decided that I want to terminate the contract with immediate effect as I do not consider that Greenfields have held up their side of the agreed contract. I have been very close to writing this negative review before now but have decided to approach the agent instead so that we could agree amicably to end the contract.

I asked them could they confirm that they didn't have any problems with this so that we could both learn from this experience and move on.

Thankyou for your review. Whilst we appreciate your comments, I feel I must set the record strait and provide some context to your comments.

You are correct I did visit your house on 10/01/2022 to discuss the sale of it and provide you with a valuation. I advised you the valuation of your house will be around £850,000. You disagreed with my professional opinion and were convinced your house was worth £100,000 more and you would not accept any offer less than £950,000. I repeatedly advised you against overvaluing your house and we finally agreed to list your house for £925,000. This is £75,000 more that the current market value as at 10/01/2022.

You are correct we did not have any viewers, this is because no one was interested in viewing your house as it was incorrectly priced. This was not our valuation or our fault.

Following my recommendation we reduced the price to a more realistic value of £865,000 on 31/01/2022 following on from this we arranged several viewing and delivered three offers the highest being £855,000.

With regard to your claims about children attending the viewing, unfortunately, save for asking the viewer to attend without children, which is what we did, we cannot control what happens when they arrive for their viewing. Please remember these were viewing not accompanied by our staff.

With regard to the offers you received, yes one offer was low and we declined this as per your instruction. This is normal in the course of selling your house. We negotiated an increased offer however this was also rejected. This was not a cash offer and you would have received in writing a notification of the offer clearly marked, financing by mortgage.

Subsequently we received an offer of £855,000 which we waited for you to reply to either accept or decline we did not hear back from you. It’s a shame because this would have been an excellent result if you accepted the offer, you would have paid less in fees and got a higher price form the sale than any other local Agent would have got you.

You are correct in saying you signed our Agency Agreement on 11/01/2022, the term of which is 12 weeks. The end date of the Agency Agreement was 05/04/2022.
As you are aware we do not charge a fee until we have introduced a buyer who progresses to purchase the house form you. You were not charged a single penny for all the work we did, which was considerable.
All we ask in return is for you to give us sole agency for 12 weeks, which is what you did when you entered into our agency agreement. This was clearly explained to you on my initial visit and you were happy to go ahead.

I have used Greenfields in the last 2 years. I have many years experience of letting properties and dealing with Estate Agents. I have found them to be really good, very competitively priced, flexible, solution focused, friendly, efficient and responsive. Definitely the best in the area!
