Unable to cancel booking only a few hours after making enquiries BR29582418

I made a request for a booking earlier today. Have been charged in full. ONLY a few hours later I wishes to cancel and have 100% refund as stated on their site. I have sent numerous emails to this effect. Have received no confirmation of cancellation . The full amount is pending from my account. I can find no means of contacting Holiday lettings direct to advise of my withdrawal from the request
Why have they requested the full amount from my bank before any confirmation was received and why can I not cancel on the booking page as you can with other sites. Appalling way to manage this.
I have informed my bank that I dispute the transaction.

Please note that once a booking request is sent, the owner has 24 hrs to decline, accept or not respond to your booking request. If the owner declines or doesn't respond by the deadline the request is cancelled automatically and the pre-authorized funds are released back to the payment method. However, since your request had not been responded to by the owner yet or reached the 24 hr response deadline. the request was still in queue to be accepted or declined by the owner and could not be canceled on your end. After reviewing the conversation page we can confirm that we've declined the booking request on the owner's behalf to cancel your request and funds released back to your payment. Depending on your payment method it can take up to 10 days or less for the funds to no longer be pending and be available again. Please note that if you have raised chargeback claim this could delay your refund and freeze the funds till the claim has been resolved or closed by the third parties which can take up 90 days or more. What a fantastic place with magnificent hosts, Liza and Andy.
We were a group of nine, four adults and five children ages 6-9. Our group holds the following badges of demands: lactose intolerance, vegetarian, part time vegetarian, gluten free and non fusas omnivores, but despite this, we were completely catered for and Liza was incredibly adaptable and read the tastes very well especially with fuss pot, noisy children. Liza and Andy were very patient with the little darlings, bring out the magic tricks and scales to prove equal measures of oats in each cookie, 👍.
We were skiing every day over the week and were dropped off and picked up on a whim, sometimes with more than one collection.
Beautiful location too of course, Mont Blanc in all its morning and evening glory amen in from the dining table…, house is fantastic for larger group with plenty space to keep children out our faces… great living area with the best CD collection in the alps AND cd player to boot!
No restaurant or bar in Montorolin but we didn’t miss that at all as so well fed and looked after. We did a little après ski in Montchavin before being collected so didn’t fee we missed out on anything in this quieter village.
Would definitely return with or without kids. Can’t complement enough, c’est Maqnifique!

Scam?? Booking BR29568666 We have paid £700 deposit. Property is still being advertised on the site, and on a more popular one. Owner says she knows nothing of booking.
Cancellation policy is within 24 hours - this is a few days later - otherwise no refund.
This sounds like a SCAM.
Thank you for responding: the rest of the owner’s communication is via Airbnb. They are no longer responding to messages sent through Holiday Lettings. It’s via Airbnb that they say they know nothing of our holiday lettings booking.

The apartment owner cancelled 7 days after we paid a full deposit of £927 using paypal. We only received £882 of our deposit back despite Holiday Lettings payment protection plan, terms and conditions that stated payments will be repayed in full and a Web site asking to use PayPal.

We understand this is disappointing. We can confirm that a full refund was processed in accordance to the Payment Protection Policy. Our Payment protection policy does not cover currency exchanges or your credit card fees. Please understand we refunded the full payment in the currency that the reservation was booked under which was in Euros and not in pounds. If your refund is issued in a different currency, your payment provider may charge you a conversion fee and the amount may differ slightly depending on their exchange rate with your payment provider. Tripadvisor does not charge for international transactions but your payment provider may charge which is why it is important for guests to select a payment that best suits their needs for international travel. In addition check with their payment provider on exchange rates. We cannot reimburse you for this as this depends on the payment method you have selected and we are not responsible since we are not the ones charging you and have refunded you in full as per policy on our end. We recommend reaching out to your payment method's customer service to see if they can waive any fees or provide you with an explanation of the exchange rate. Twice I went online & booked accommodation with this company and both times my money was taken and then told there was no availability on those dates even though they were showing as available online. Now I'm left having to wait 7 days to get my money back before I can book something else and yet I'm travelling in 4 days 😠

When you send a booking request through our website, the owner or property manager will confirm whether they can accept your booking or not. They have 24 hours to accept it – after that, it expires. No money has been taken from you yet as your payment is still pending. On your bank statement, you may see the transaction as pending because a hold has been placed on your card, but it’s not a charge. If the owner or property manager accepts your booking, the payment will then be processed. If they reject it, the payment will be cancelled. When a booking request is declined by the owner, or the request expires due to no response from the owner within the 24-hour window, we instantly tell your bank to release the hold on the payment. Each time an owner declines a booking request, or they don’t respond within the 24-hour window, their account is penalized and if they decline multiple requests then their account will be suspended, so it’s in their best interest to accept the request. At times their calendar may not be up to date, or their property may temporarily be unavailable, but it’s their responsibility to ensure that their listing information and availability is always up to date. When online, you have two options, to either message the owner with any question you may have or to submit a booking request. The difference between the two is that if you choose to send them a message, then no credit card is required. If the owner then responds to your message, and you still wish to proceed with your booking, then you can send them a booking request. No Problems
Have just returned from 4 weeks in Tenerife I have read all the bad reviews, I Found this site easy to book, I requested a price from the owners 11 months in advance and everything has gone ok from paying deposit, paying balance access to apartment and directions were good and owners were very helpful.
This is the third time I have used holiday lettings and have never had a problem so would continue to use.
Maybe I am one of the lucky ones !!!!

Found a lovely cottage available for our summer dates at a good price so went to book putting in our credit card details but then received an email to say the price had increased - triple the amount that we expected! False advertising! Very disappointed!

Rate changes can happen on rare occasions if the owner realizes that they don't have updated rates on their calendar for the season or the year. To protect our travelers anytime an owner changes a reservation request or confirmed reservation, travelers will always be informed in advance and will have the opportunity to accept or reject owner changes. This allows for unexpected or unauthorized changes.
Owners are required to keep their listings up to date, including their rates to avoid negative booking experiences. To encourage them, they're penalized when requests are not accepted or canceled by them, which affects their account performance, including ad placement on search platforms, account suspension, and not receiving the Tripadvisor Certificate of Excellence. One of the benefits of booking a vacation rental through Tripadvisor is our Payment Protection Policy. Our Payment Protection policy is in place to protect travelers in case of misrepresentation, denied access, or owner cancelations the guests will receive 100% of their refund. Went to book a villa for 3000 euros, got an email from the company saying it had gone up to 7000 euros. When I queried this scam with them they sent me back a snotty email saying good luck finding a villa for 3000 euros when they were the ones advertising it at that price!!

Update - I contacted Tripadvisor and they confirmed there was indeed a misrepresentation with regards to the advertisement. On that basis, it was confirmed that I would receive a full refund under the Payment Protection Scheme. The process was straightforward and the Tripadvisor operatives were efficient and easy to speak to.
I booked an accommodation, which I found out nearer my travel date, that it had an address that was different to the map location shown next to the address. The accommodation location is more than 10 miles away from the city centre (which the map was showing). This meant I needed a car to get there, and I could not easily visit attractions within the city centre - location was simply not correct and not what I wanted. Too bad I found out too late, but this shows me the website doesn't do any due diligence. Any owner can put in anything they want, and there would be no help or recourse from Holiday Letting Limited/Tripadvisor (which owns the website) because you can't contact them. As a traveller, this is risky because Holiday Letting takes a hands-off approach and all the risk is on me to do the due diligence - this doesn't instil confidence in me as a traveller/consumer so I would advise people to avoid using this site, and use other sites that have better due diligence.

If we would have been contacted upon your arrival at the property, we could have tried to help you look for another property nearby through our platform or we could have at least reviewed your reservation to see if there was any misrepresentation done by the owner about their listing and provided with some possible options. We can imagine that probably your stay there was even more stressful, because you didn’t get a chance to talk to anyone about this issue that you were experiencing, and possibly felt that there was no one that could have helped you.

The site is not trustworthy
This company is not trustworthy. I have tried to book an apartment with them and it showed me a certain price and by the time I have finished the booking, the price increased by 40 pounds. I have payed anyway and in a couple of minutes I have received an e-mail saying my offer was declined. I have contacted customer service and they said they will check this. After I have refreshed the site, surprisingly, or not, the price has increased to the amount I was signaling about. I have tried to book it again and it says it's not available anymore and after a few hours I have seen it listed again.

It’s meant to be a delight to book and look forward to something not worry about your money.
My son needed urgent accommodation in Sydney booked a apartment which looked lovely paid out of his account which was pending and wasn’t cheap. Only to be rejected hours later. So he then found another which he booked and paid for. So thats over 3000 dollars pending in his account only to be rejected again. Now because it’s f this reason he has no funds to try and book somewhere else so now left waiting for for up to 10 days credit. When he fly’s in 8 days. The owner of the second property contacted us to say that they no longer use holiday letting as payments are unreliable. And gave us another site they use to check dates. To find that they are booked out. I will never use holiday lettings again. They give you false hope and should have more interaction with the owners. It’s disgusting my son now is relying on money to go back on his account to book else where.

Easy to search and book the holiday letting we required.
Only thing I did not realise at time of booking was the credit card charge on Mastercard for foreign currency transaction. Otherwise was pleased with the process.

Pre-arrival information was excellent, meet & greet at the apartment was also very good. Cleanliness was very good and the complimentary welcome gifts were a nice touch. Handover of the keys at the end of our stay was on time and efficient. Have booked another visit in 2023
