Very disappointing experience.
We used this company for both the check-in and check-out inventory reports. Throughout the process, they seemed to focus on extremely minor issues rather than providing a practical assessment of the property's condition. For example, during check-in they highlighted a small stain on a wall/carpet, and during check-out they even took photographs of a single hair on the kitchen floor. This level of scrutiny felt excessive and disproportionate.
The reports were unnecessarily lengthy and included observations that were either irrelevant or had already been explained. For example, the check-out report noted that a table was missing, despite the fact that we had already informed them that we had purchased that table from the previous tenants and therefore it was not part of the landlord's inventory.
Our landlord was also unhappy with the service and expressed concerns following the check-in report. Overall, the process felt overly bureaucratic, unhelpful, and lacking common sense. While inventories should be thorough, there is a difference between documenting meaningful issues and focusing on trivial details that have little relevance to the actual condition of the property.
I appreciate the importance of accurate inventory reports, but in this case the service felt unnecessarily pedantic and did not provide good value. I would not recommend them based on my experience.

I have used this company for 2 check in and 2 checkout. The last checkout I paid more attention of the quality of the service and report and I realised that somehow the clerks are trained if there is a damage don’t report because it’s not the tenants fault. This is the attitude they have. The photos that they take unless it’s dirt is not close up and miss number of issues such as carpet infestation (please note not moth damaged) but infestation/infested. Damage of kitchen units made by tenants. Just because they think it’s not deemed a tenant responsibility the information is not provided.
Hence I won’t be using this service anymore.
If anyone will be using, I advise you to be present at the check out and check in.

Home Inventories are a great company. We’ve had Victoria Smith do a few of our inventories for our new tenancies and she is amazing and always keeps in touch during the inventory make to let me know of any issues so I can get them rectified prior to tenants moving in. As a company, I find them very thorough, responsive and always friendly and polite. Would highly recommend them.

Extremely unprofessional. This company conducted the check in and check out report and came up with a long list of issues claiming they were the tenants fault, despite clear evidence from their own check in report showing this was not the case.
The vast majority of the points they raised attributing to being the tenants’ responsibility were simply wrong. Had I not spent time cross referencing their check in report and disputing each and every point they raised, I would have been blamed for a vast list of issues that were clearly not of my doing. And in fact many of the supposedly missing or additional items and damages were already noted in their check in report.
Avoid at all cost! They are clearly paid by estate agents/landlord to try and unreasonably deduct money from tenants. What a disgrace.

The estate agent is in control of asking for evidence against releasing your deposit. If they ask they go back and get photos highlighting the problem. If the tenant asks, they refuse.
The photos they take at check-in and check out are not the same or comparable to check out leaving the tenant without a leg to stand on, because they refuse to return to the property unless the estate agent instructs them to.
When engaging them on any issues, they can't even muster any form of curtesy. One line answers and denials are sent back. I'm not even sure they read all of my email.
This is such a dodgy business.

Home inventories did the check in and check out of a property we rented. There were so many mistakes on the check out report which I listed on the amendment form that the form was not long enough. When I sent the form in they told me they had already sent the check out report to our landlord and would wait for his calculation of costs before then letting him know about the discrepancies. Problem being that our landlord still wanted to claim for all the dilapidations-which were not from our tenancy but as already mentioned Home Inventories flawed check out report.
After hours of communication between myself and Home Inventories and a dispute which went to TDS to resolve I still lost over £1000 of my deposit to my landlord. Most of which was as a result of this companys inaccurate report and general apathy. If they had taken my amendments in to account before sending the report to the landlord this could all have been avoided.

I had them do a check out for my property and they missed out damages done to my property. While they were at the flat he acknowledged the damage he agreed that it was due to the lack of care from the tenant that it was damaged.
When I contacted them many times and asked for this to be included in the check out they refused to make changes to the inventory.
They never answer the phone and rarely responded to emails so had to keep chasing them to just be dismissed.
The damages ended up costing me a lot of money to repair and without the accurate check out the dispute went in favour of the tenant as it didn't give me the evidence I needed.
There were other damages which were also not recorded and again, they couldn't be bothered to add to the inventory.
