Very disappointing experience.

Very disappointing experience.

We used this company for both the check-in and check-out inventory reports. Throughout the process, they seemed to focus on extremely minor issues rather than providing a practical assessment of the property's condition. For example, during check-in they highlighted a small stain on a wall/carpet, and during check-out they even took photographs of a single hair on the kitchen floor. This level of scrutiny felt excessive and disproportionate.

The reports were unnecessarily lengthy and included observations that were either irrelevant or had already been explained. For example, the check-out report noted that a table was missing, despite the fact that we had already informed them that we had purchased that table from the previous tenants and therefore it was not part of the landlord's inventory.

Our landlord was also unhappy with the service and expressed concerns following the check-in report. Overall, the process felt overly bureaucratic, unhelpful, and lacking common sense. While inventories should be thorough, there is a difference between documenting meaningful issues and focusing on trivial details that have little relevance to the actual condition of the property.

I appreciate the importance of accurate inventory reports, but in this case the service felt unnecessarily pedantic and did not provide good value. I would not recommend them based on my experience.

Our role as an independent inventory provider is to document the condition of a property as accurately and impartially as possible at both check-in and check-out. This often requires us to record all observable details, including minor marks, cleanliness observations, and any differences between reports, regardless of whether they may appear significant to one party or another. The purpose of this approach is to provide a comprehensive record that can assist all parties should any questions arise later.

Regarding the item you mentioned, our reports are generated by comparing the property's condition and contents against the original inventory. Where information has been provided separately, we always aim to take this into account.

You also mentioned that your landlord was unhappy with the service. We take such feedback very seriously; however, we have not received any concerns or complaints regarding these reports from either the landlord or the managing agent. Had any issues been raised directly with us, we would have been more than happy to review and discuss them.

Please note that our responsibility is to remain thorough, objective, and consistent across all properties we inspect. We do not make decisions regarding deposit deductions or disputes, but instead provide a factual record for landlords, tenants, and agents to review.

You mention our service lacked value but as a tenant you would not have been responsible for any of the costs due to the Tenant Fee ban.

Apologies for any confusion over the pricing, however it is industry standard to charge for both a check out and check in separately.

We not only provided a comprehensive check out against the inventories you provided, but dictated and and complete brand new reports on each property as well.

Quotes for the check out and check in prices were provided to the agent who booked the job on your behalf, and subsequently to you directly before release of the reports when chasing payment

We would never charge twice for the same job but two different visits and reports does incur two charges and this is the first time anyone has ever raised any issue with the pricing structure on this point

I was checked in today at my new rental property by Nick, the inventory clerk. He was professional, friendly, and demonstrated clear expertise throughout the process. I would not hesitate to recommend this company. Great service! Thanks for making a stressful time smooth and easy!

No attention in detail

I have used this company for 2 check in and 2 checkout. The last checkout I paid more attention of the quality of the service and report and I realised that somehow the clerks are trained if there is a damage don’t report because it’s not the tenants fault. This is the attitude they have. The photos that they take unless it’s dirt is not close up and miss number of issues such as carpet infestation (please note not moth damaged) but infestation/infested. Damage of kitchen units made by tenants. Just because they think it’s not deemed a tenant responsibility the information is not provided.
Hence I won’t be using this service anymore.
If anyone will be using, I advise you to be present at the check out and check in.

Our role is to document the condition of a property at the start and end of a tenancy — not to act on instruction from either landlord or tenant, but to follow the evidence presented.

In this instance, we have already discussed the matter with you directly, and we regret that our refusal to alter our professional judgement to align with your demands has resulted in this review.

To clarify, we were provided with a third-party inventory report at the time of check-out, which referenced moth damage at check-in but included no supporting photographic evidence of the extent or nature of that issue. As such, it was not possible to attribute liability to the outgoing tenant, due to insufficient documentation at the start of the tenancy — a view that aligns with both deposit scheme guidance and industry best practice.

Further, we have reviewed our own high-definition photography on several occasions, and no visible signs of infestation were present. Even if such signs had been visible, the lack of a documented baseline from the check-in would have made it impossible to fairly assign responsibility to the tenant.

It is also important to highlight that the check-out conducted on your four-bedroom property included over 500 high-resolution images. This is more than sufficient for a property of this size and style. As with any professional inventory, photographs are used to supplement the written report, which remains the primary legal record. We do not rely on photographs alone to draw conclusions, nor should they be interpreted without context.

We understand that property damage and tenant liability are sensitive matters, but we must remain impartial and work within the limits of the evidence available. We stand by the quality and professionalism of the report provided.

Absolutely fantastic at what they do!!

Having worked with home inventories on many occasions (for Hamptons) I can safely say that they are the best in the game. Always flexible and willing to go the extra mile, super understanding and one call away at all times!

Working in lettings property management…

Working in lettings property management means I use Home Inventories alot. Their friendly staff are always quick to respond with bookings with great availability and their inventory reports are always detailed and clear to understand. Would definitely recommend their services.

Great Thorough Company - would highly recommend

Home Inventories are a great company. We’ve had Victoria Smith do a few of our inventories for our new tenancies and she is amazing and always keeps in touch during the inventory make to let me know of any issues so I can get them rectified prior to tenants moving in. As a company, I find them very thorough, responsive and always friendly and polite. Would highly recommend them.

Amazing team.

Best attention to detail I have ever seen

I have used many different inventory companies over the years for my rental property portfolio in Surrey but the latest check out report by Home Inventories was the most accurate and detailed one I have ever seen. Extremely unprofessional and clearly trying to scam tenants out of their deposit

Extremely unprofessional. This company conducted the check in and check out report and came up with a long list of issues claiming they were the tenants fault, despite clear evidence from their own check in report showing this was not the case.

The vast majority of the points they raised attributing to being the tenants’ responsibility were simply wrong. Had I not spent time cross referencing their check in report and disputing each and every point they raised, I would have been blamed for a vast list of issues that were clearly not of my doing. And in fact many of the supposedly missing or additional items and damages were already noted in their check in report.

Avoid at all cost! They are clearly paid by estate agents/landlord to try and unreasonably deduct money from tenants. What a disgrace.

Home Inventories a sham of "independence"

Home Inventories claim to be independent, but from my experience they are firmly in the hands of the estate who pays them. They are there to help the estate agent collect extra fees and mark-ups from your tenancy deposit.

The estate agent is in control of asking for evidence against releasing your deposit. If they ask they go back and get photos highlighting the problem. If the tenant asks, they refuse.

The photos they take at check-in and check out are not the same or comparable to check out leaving the tenant without a leg to stand on, because they refuse to return to the property unless the estate agent instructs them to.

When engaging them on any issues, they can't even muster any form of curtesy. One line answers and denials are sent back. I'm not even sure they read all of my email.

This is such a dodgy business.

Home inventories did the check in and…

Home inventories did the check in and check out of a property we rented. There were so many mistakes on the check out report which I listed on the amendment form that the form was not long enough. When I sent the form in they told me they had already sent the check out report to our landlord and would wait for his calculation of costs before then letting him know about the discrepancies. Problem being that our landlord still wanted to claim for all the dilapidations-which were not from our tenancy but as already mentioned Home Inventories flawed check out report.
After hours of communication between myself and Home Inventories and a dispute which went to TDS to resolve I still lost over £1000 of my deposit to my landlord. Most of which was as a result of this companys inaccurate report and general apathy. If they had taken my amendments in to account before sending the report to the landlord this could all have been avoided.

As a general practice, tenants receive a seven-day window to review and propose any changes or additions to the original check-in report. Because that initial report forms the foundation for all subsequent assessments, amendments made at check-in rather than check-out carry significant weight when disputes arise.

With regard to deposit claims, the Tenancy Deposit Scheme (TDS) bases its decisions on clear, documented evidence—typically the signed check-in and check-out reports. If any inconsistencies or concerns are identified during check-in and reported within the seven-day amendment period, they can be accurately reflected before we finalise the report. We understand how stressful it can be when disagreements escalate, and we regret that you felt our process did not meet your expectations.

I had them do a check out for my flat

I had them do a check out for my property and they missed out damages done to my property. While they were at the flat he acknowledged the damage he agreed that it was due to the lack of care from the tenant that it was damaged.
When I contacted them many times and asked for this to be included in the check out they refused to make changes to the inventory.
They never answer the phone and rarely responded to emails so had to keep chasing them to just be dismissed.
The damages ended up costing me a lot of money to repair and without the accurate check out the dispute went in favour of the tenant as it didn't give me the evidence I needed.
There were other damages which were also not recorded and again, they couldn't be bothered to add to the inventory.
