The good feeling started immediately in the Showhouse where Jason’s friendly, helpful and professional approach was a major element in deciding to select a Hopkins house. Through out the whole process, unexpectedly delayed through international funds being temperately withheld, Jason provided a calming proficient and confident support. His entire friendly, knowledgeable and professional approach was a major factor in my decisions to purchase the Elms property.

I’m in the process of buying a house on the Loddon Rise site. Matt has been great. As a first time buyer it’s all new and overwhelming but Matt makes sure to keep me updated and is always happy to help if I have any questions. Very happy with my Hopkins’s experience so far.

Great experience with the Church View development. The developer delivered a high-quality home with excellent attention to detail.
Kim, the sales agent, was friendly, professional, and always helpful throughout the process. Andy, the site manager, was also fantastic—very attentive and quick to resolve any issues.

We purchased our home in Church Farms from outside of Norfolk. Lacie’s communication & follow up left us feeling really good about the whole process of buying the house, despite not being able to visit in person easily. She was professional & thorough during the whole purchase process. Since owning the house, Lacie has continued to be a source of support and the after sales care was not something we expected. I would strongly advise anyone considering a property from Hopkin Homes to think twice. My experience has been incredibly disappointing from start to finish, with a level of workmanship and customer care that falls far below expectations.
The property was handed over in a poor state, with multiple serious defects. Internal doors were split, there were leaks present, and the kitchen floor has already failed. The finishing throughout the house is substandard, with mastic carelessly smeared in visible areas rather than properly applied. It feels rushed and poorly executed.
Even more concerning is that the original plans were not followed. A key feature—underfloor heating controls—was simply not installed, leaving us without functionality we were expecting and had planned for.
The snagging process has been equally frustrating. The house has repeatedly been left in a mess after visits, with tradespeople failing to turn up as scheduled. On multiple occasions, they have left without notice and refused to complete outstanding works, dragging the process out unnecessarily and causing ongoing inconvenience.
Overall, the experience has been stressful and unacceptable. The lack of attention to detail, poor communication, and unwillingness to properly resolve issues has completely undermined confidence in Hopkin Homes. I would not recommend them based on this experience.
I wish I could attach photos so people could see the state they class a five star finish
*UPDATE*
Agreed three straight weeks for remedial works to be carried out. Our property has been damaged in numerous areas during this, half the work isn’t completed as they ran out of time and the other half still isn’t up to standard. We also now have flooring starting to fail in another room.

I purchased a property back in 2020 and the sales and customer services team were great. However, the reason for this review is that i contacted their customer services team a few days ago to ask if they had records of the tiles used in the property. I didn't expect much as its not as though they are gaining anything from taking time to deal with an old customer but Max was incredibly helpful and sent me the details of all the finishes for the house. Taking care of previous customers shows the culture of the business and really grateful to have support years after the initial purchase. Thank you, I can now add some tiles that match instead of re-tiling the whole bathroom!

I recently contacted customer services about a 'snagging' job and they were very polite and helpful, they liaised with the contractor and the job was completed to a very high standard within 4 days which is fantastic service!

I’m absolutely thrilled with my new Hopkins Home. The build quality is exceptional, and I’ve been really impressed with the overall finish and attention to detail.
Jason and the whole site team have been incredibly helpful throughout my purchase. As a first time buyer it can feel quite scary, but they put me at ease from the start and made me feel confident at every stage.
A special thank you to the Site Manager and Assistant Site Manager for their support during the home demonstration. They answered all my questions patiently and clearly, and it was reassuring to be offered ongoing help going forward, too.
I genuinely feel like I’m in safe hands, and I’m so happy with my new home. Thank you Jason, Ben, Lukas and the whole Hopkins Homes team!

I looked at house all around St Neots but picked Alconbury Weald as I liked the development.
I looked at house from several of the House Builders on the development but decided to go with Hopkins as were very helpful and clearly answered all my questions. They were happy to speak to me at any time and allowed me to make several visits to the house I picked so I could record the build, very useful to see were all the pipes and wiring went.
The final hand over was comprehensive and quick.

We moved in 2023 into townhouse built by HH according to plan.
Luckily, we commissioned a RICS approved surveyor to check for snags, because there were numerous. All was rectified by HH.
However, their mock chimney only lasted a couple of years with constant leaks after rainfall. Because we’re now out of warranty, this is being handled by NHBC which is fine.
Outside of that, the build quality is generally poor. The ceiling coving is misaligned; the house is super loud (they didn’t fill around waste pipes so toilets flushed upstairs can be heard loudly in our kitchen; no sound isolation between ceiling and floors which makes the house especially loud); obviously we’ve got the mock chimney issue that coincidentally appeared after the warranty period; the ceilings boards are visible which of course isn’t a good look.
We’ve also been “hard sold” not to get an independent snagger - because “HH does that all for you” anyway. This was a big red flag and I cannot stress how imperative it is to commission own independent RICS approved surveyor to carry out the works. Unfortunately for us, we didn’t have the roof / chimney properly inspected.
In addition: our neighbour had identical issue last year — their cost was covered as it was in the end agreed in writing that the mock chimney wasn’t installed properly in the first place leading to the leak.
All of this is especially stressful because this has been dragging for months now.
Our experience started very well thanks to Jenna, who was always supportive and clear. Since November, we had been reassured multiple times that completion would be around mid March.
Once the house was signed off, we were suddenly told by Hopkins’ head office that completion needed to happen at the end of February. This was never communicated earlier, despite our ongoing discussions, and has created unnecessary financial pressure, and a complete disruption of our original plan.
What made it more frustrating was that no one from the sales management team contacted us directly. With Jenna on leave, we had no support, and the sudden change of date felt completely out of line with everything previously agreed.
A disappointing end to what began as a very positive experience.

Great service throughout the purchase of our property with Grace.
Once we were in, we had a few snagging items, however Jamie and Luke have been very attentive and very efficient in getting these resolved. They're both very visible around the site and have kept us informed of the progress with our items. Luke was especially great during some bad weather, where we had a leak, he quickly came up with a solution which sorted the issue out promptly.
Excellent leadership across the site from Luke, which is shown with the positive attitude from the rest of the team.

Nothing has been too much trouble for the on-site Sales Manager in terms of conducting viewings on the development, explaining timings and choices of finishes, and guiding me through the plethora of information which is provided once one has reserved a property. I have been impressed by the build quality I have seen so far and by the extent of the inspection visits which I am told will take place before completion and hand-over. The development itself is well laid out, not cramped nor crowded, and well furnished with green spaces. I look forward to taking possession of my new home in a few months' time. Everything so far has been customer-focussed.

From start to finish, my experience with Hopkins Homes at Church View (Bramford, Suffolk) has been outstanding.
This was the purchase of a new-build 3-bed semi-detached home, and every stage of the process was handled with care and professionalism. From the initial sales discussions and answering questions before and after reserving the plot, through the conveyancing process, the new home demonstration, moving in and final handover — everything was smooth and well managed.
What really stood out was the after-sales support. Any significant snags were dealt with quickly, usually within 24–48 hours, and follow-ups to resolve the remaining minor cosmetic issues were handled just as efficiently.
I’d especially like to mention Kim in the site sales office, along with Georgina and Andy from the site team, who were all instrumental in making the whole experience so pleasant and stress-free.
My last new-build home purchase was back in 2000 with a large national developer, and this experience was on an entirely different level — far more caring, responsive and professional.
Five-star service all round, and I wouldn’t hesitate to recommend Hopkins Homes.
