Hyde describes itself as a values-led housing association committed to fairness, transparency and supporting communities. My experience did not reflect those commitments. In over 20 years of renting in London, this has been the worst experience I have had with a landlord.
I am a key worker who, after more than 15 years in private renting, was looking for genuinely affordable housing. Hyde advertised my flat on Rightmove as Intermediate Market Rent (80% of market rent). During the viewing, the Hyde officer told me the rent would remain affordable, that increases would be capped in line with government guidance similar to social rent, and that after five years I could purchase the property through a shared ownership scheme.
In the first year, the increase was 4.1%, consistent with what I had been told. In the second year, my rent increased by over 55%.
Hyde later acknowledged errors in how my tenancy had been advertised and administered, including missing documentation. However, although these mistakes were recognised, the consequences were not remedied. Instead, the focus shifted to my conduct rather than the accuracy of the original advertising or the impact of the increase. Legitimate concerns about affordability and misrepresentation were reframed as behavioural issues.
When I continued to raise concerns publicly on social media, I received a call indicating that if I did not stop speaking about the matter, action could follow. Senior leadership presented this as a straightforward choice: accept the tenancy as it stood or leave. That framing overlooks a fundamental issue, the tenancy had been entered into based on incorrect information.
I chose to continue raising my concerns. Shortly afterwards, I was served a Section 21 notice and ultimately I lost my home. The outcome was not simply administrative; it resulted in the loss of my home in January 2026.
There is a significant imbalance of power between landlord and tenant. In my case, transparency, accountability and fairness did not align with Hyde’s public mission and messaging.
For an organisation that promotes itself as a social landlord supporting communities, the handling of this situation speaks for itself. Prospective tenants should proceed with extreme caution, document everything from day one, and not rely solely on verbal assurances.
“Update following Hyde’s response:”
It is true that I went through Hyde’s complaints process and that the rent increase itself was considered by the court. However, the main issue I raised in my review is broader than that.
How can a housing association with a charitable mission of providing affordable and safe housing increase a key worker’s rent by more than 55% in a single year? And how can a housing association serve a key worker with a Section 21 notice just months before this practice is due to be abolished?
The property was advertised and presented to me as Intermediate Market Rent, and Hyde later acknowledged there were errors in how my tenancy had been advertised and administered, including missing documentation.
My review reflects my lived experience and the outcome for me, which was ultimately losing my home. I have kept the documentation and evidence relating to the issues described above.
I also believe that if an organisation’s mission is to provide affordable housing and support communities, situations like this should not need to end up in court. When mistakes are acknowledged, it would be more consistent with that mission to resolve them directly rather than rely on legal processes funded with taxpayers money and public resources.
I am sharing my experience so that others considering renting with Hyde can better understand the context and make informed decisions.

The shower was broken, the heating element had gone. The initial apot was quick, done under emergency appt but then took 2wks to be replaced but when it was the man that came was excellent. He was very professional and did a great job. He moved the pipe so the shower was put above bath taps whereas before it was above sink which was dangerous reaching across to change setting or turn off. He did an excellent job and cleared any mess. Many thanks to him.

They know me very well. They try and help as much as they can. If there is a problem. I.e.
A boiler leak i have to get a carer to come out to me to help move things out of the where my boiler is.

Jane Vallins assisted with the sale of my shares ownership property. I was aware of the process of sale and alerted it can be a timely process. Jane was however readily available and got back to me within a day with absolutely anything and everything I needed therefore speeding up the process to what I would class as faster than normal sale.
