Property mis-management
After a disagreement, Heather took me off the email list that issues notices of upcoming maintenance, and general news. Luckily I was working the day our underground was being cleaned, and my car was spared any damage. It is not a show car, but very unique and its value belies what the blue book says.
Other improprieties:
ICC as property manager watched as a contractor took full advantage of a questionable cost plus contract to exaggerate the cost of an exterior remedial contract. ICC's preferred service providers have many that do no have a website. A request to shut off sprinklers during a very rainy summer, and a proliferation of mosquitoes, ended up in sending contractor to readjust the sprinkler system, not once but twice. Their logic was that while the grass in front of my terrace may be saturated other parts still need watering. This was during a period where torrential rains came down every 4 or 5 days for two months. I am not making this up, I have the email.
After some locked bike thefts during daylight, the strategy was to replace all the locks to the numerous locker rooms. Of course no notice was sent, and I did not receive a new key until I went to her office. Replacing carpet and wallpaper in the interior, the workers come rip it all out, then it sits for a month. Still waiting for the workers to come back. I could go on.
The bottom line is it seems ICC as a property manager is more interested in spending the condo's money rather than getting value for necessary maintenance. New contracts are pricier than the previous one, and the quality of service is much lower. ICC was convicted of fraud twice within three years at the same condo in downtown Toronto.
