IDM bribe politicians to turn a blind eye ???

IDM should NOT be let anywhere ANYTHING that deals with people's health and safety !!! Is this outfit even fit and proper to call themselves a property management company ? I reported their failings to the council but it seems that they may have politicians on their payroll, brown envelopes possibly changing hands !!! Allegedly !!! If this country had a proper government the owner of IDM and some of his employees would be in JAIL !!! Keep reporting to the councils and t the police , before we have another Grenfell Tower !!!

Only bought the flat for a year and…

Only bought the flat for a year and already thinking of selling due to IDM Poor Service and Support. It all started for months where they had no registration of our parking bay provided by the solicitors, they end up changing it on their system and now can't even get a car park map of our actual bay that we have.

Whole flat is a state, not looked after despite the high service charge we pay.

On top of that the floor coverings in balconies first and second floor are coming apart, damp due to the composite and no water evaporation, poorly built and got told that service charge won't cover it... And no advise on how to fix?! Awful!!

Absolutely Terrible Experience with IDM Properties

I honestly don’t even know where to begin with how awful my experience with IDM Properties was. From start to finish, it was a complete disaster.
First off, the communication was appalling. Emails from Sascha and Cristina were incredibly rude and unprofessional. Instead of offering assistance or addressing concerns, their responses were dismissive and condescending. They made me feel like I was a nuisance for even reaching out. What’s worse, they take absolutely no accountability when they make mistakes and never apologise. I have had numerous situations where they’ve done something wrong—whether it was a missed repair, inaccurate report, or even lying about basic details—but not once did they own up to it. They simply brush it off and act as if it’s not their problem.
The renewal process was another nightmare. I reached out 6 weeks before the end of our first tenancy to ask about renewing the contract and the new terms. I was told "You will hear about it 8 weeks before the end of your tenancy." So, I waited and waited, but we didn’t hear anything for two months after our tenancy had officially ended. And then, when they finally did get in touch, they rushed us into making a decision almost immediately, with no regard for the time we’d been left hanging.
Then there’s the issue of repairs. If you want anything fixed, be prepared for an agonising wait. In the middle of winter, it took them 5 weeks to fix the heater. 5 weeks without proper heating during one of the coldest months. The balcony door took 3 weeks and several visits before it was finally ‘repaired’ – but not fully fixed because that required another part that we never heard back about. The washing machine? 5 weeks to replace it. And the dishwasher? 4 weeks. It was always the same. They require multiple pictures and video from different angles before they believe there is a problem and then nothing ever got done on time. You are made to feel you are in the wrong for chasing.
One of the most infuriating parts of this experience was how they lied about things. For example, during a mid-tenancy inspection, they claimed we had bikes and suitcases in the hallway. This was absolutely untrue, so we disputed it. Cristina’s response? "It’s in the report, so it has to stay." We insisted that neither of us owns a bike, and only then did she grudgingly remove the bike from the report, but she still insisted the suitcases had to stay on the list, even though we didn’t have any! It was clear they were just making things up to try and pin blame on us.
Another example of their dishonesty: I asked Cristina if I could have the code for the building door in case I ever forgot my access fob and to let my dogwalker in. She told me that the code had been disabled and was no longer in use (even though I had seen people using the code!!!). But then, one day, I had a large delivery left at my door, and to my surprise, the code was written on the box! It was clear they had lied to me about something as simple as that.
As if that wasn’t bad enough, the property itself was in terrible condition. There were issues with plumbing, the drains flow upwards (I was actually told this by a plumber!) so we had to use plughole unblocker monthly to stop the shower and sinks overflowing. The toilets flush into each other, the extractor fan just goes into the ceiling (this is another repair story that took over a year to fix).
At the end of our tenancy, they tried to deduct £550 from our deposit. We challenged this through the Deposit Protection Scheme and eventually got all but £102 of our deposit back.
Do yourself a favour and avoid IDM Lettings at all costs. Their incompetence, dishonesty, lack of professionalism, incredibly rude communication from Sascha and Cristina, and shocking delays with repairs and contract renewals have made this the worst renting experience I’ve ever had. And don’t expect any accountability or apologies from them—they simply don’t care.
Avoid them if you value your time, money, and sanity.

Paying for service charge

Paying for service charge, and the whole flat is in an absolute disgusting state, walls are damaged, it's dirty, complete con. Service is awful as they never respond.

Beware of IDM!

We are in the terrible situation that IDM isn't only our property manager, but also the freeholder and property builder, it can't get worse. They are ripping us off whenever they can, and the property is in a terrible state. It's getting worse every year. Never ever rent or buy from IDM!!

Do not buy a property from IDM

I purchased a property from IDM in 2018. The brochure looked like all singing and dancing, however, all stopped there. They promised secure parking and I have been patient until now waiting that this will be provided, however, they do not care about what they wrote in the marketing materials so long as they made their money and made sure proper wording would be included in the lease that could protect them legally. Also, the accommodation is not fit for purpose, the acoustic insulation is poor and you can't enjoy a peaceful and quiet living environment. I can hear my neighbors from all sides plus people in the communal parts of the building, if you have children- well get used to them being woken up all the time. The property management team is trying to be helpful but in reality, nothing gets done. Do not buy any property from IDM off-plan, as for sure what is advertised in the marketing materials is definitely NOT what you will be getting.

They try to steal your deposit from even fair wear and tear on check out report

I was renting at Kane House from this company, although they have some very helpful and easy to communicate people such Sacha they have also some people like C.A that they manage the properties that they will lie, and ignore you to no end. I would strongly suggest to avoid the specific building and the specific company.

Few of the reasons behind this review is they will charge you for everything they can when you leave the property. If the property is in really good condition and they don't have enough damage to deduct from your deposit, they will go to check out report and they will find "fair wear and tear" entries and they will claim them as damage, hoping you wont notice. If you do and you point out that this was "fair wear and tear" as the check our report states they will ignore you and if you insist they will tell you to sort it out with Deposit dispute.

Another reason is the quality of the building, as is well known all the new builds are extremely cheap made. Kane House is no exception, an example is that the wall paint left and woodboard appeared by just removing the cheapest hang strip from the wall.

Avoid renting with these if you can!

The worst property manager! Avoid renting with these guys if you can! Our contact was terrible. When asked an important question at the end of our tenancy she proceeded to ignore us so we had to make a snap decision ourselves which affected us in the long run. She then proceeded to force us to pay totally unjustified “damage” charges (one of which was trying to charge us £10 to remove a plastic hook off the back of a door… mental). It seemed to us that they wanted to find anything and everything they possibly could to squeeze money out of us. When we tried to reason and compromise with her she just kept trying to threaten and intimidate us into paying by telling us she would take us to court to make us pay the measly £80. Throughout or tenancy we had numerous problems which they did the absolute bare minimum to resolve and even that took them forever! The rudeness and unprofessional behaviour from these guys was nothing short of embarrassing!

Only gave 1 star as I can't give any less!

Very shoddy company, do not provide invoices to suppliers that they claim to have paid. Do not pay for works that need to be made to the building. Blatant disregard for health and safety concerns, please please do not deal with them or buy any property from them!

If I could give a -10000 stars review I…

If I could give a -10000 stars review I would. They should be banned from building (or more like making toys for children) properties ever again. AVOID AT ALL COSTS!! I live in the Triangle Ct development. We were left to live & nearly die in a flat filled with damp, mould, fungi & maggots for over a year. I had to ask for help & assistance from my local councillor as IDM KEPT fobbing me off. The stench from the rot was vomit inducing & you could clearly see and smell what was happening as soon as you entered the property. Both myself & my son suffer from asthma and ended up in hospital because of the state of the property that we were forced to remain in. We were decanted in November 2018 until January 2019. There are Nibe systems which are incorrectly fitted and are costing the residents hundreds of pounds for one months electricity. Due the vents not being cleaned after the property was repaired I have been coughing up phlegm and blood daily since moving back in last January. My GP tested my sputum and there is mould in it due to the air being recirculated throughout the property daily. I have passed out due to the severity of my asthma attacks caused by this. They are trying to deny responsibility for what is going on. Parcels for residents have been stolen every week and the property manager ignores the residents and is useless. You would be better off building your own shed and living in it rather than being robbed by these money grabbing scammers.

I’ve recently began a tenancy with IDM…

I’ve recently began a tenancy with IDM and haven’t experienced better customer service. As an agency, they’ve prioritized my convince and happiness. I locked myself out recently and an estate agent, not responsible for managing my property, went out of her way to help me outside of business hours. And I got back into my flat. I couldn’t be happier that I signed with IDM.

Scammers who just search how to take money from you

Horrible company and service.
1. They hide costs which coming out when you already live there and must pay. Guaranteed us that electicity bill is max £50 per month but it was more than £160 per month when we were at home only for evening and night, as we worked whole days away from home.
2. We rented from them a flat in Wealdstone and all building was managed by them. We had pathologic neighbors, drinking, party in the community garden. Drunk neighbor trying to force our flats door in the middle of night. We asked for help IDM plenty times but they didn't care.
3. Before we moved in the inventory check quality was very poor, but when we moved out, on our cost we repainted flat and fixed this what was broken since we moved in and they stole from our deposit around £250 because they found some 1mm paint dot on the floor. They were searching an exuses to take extra money from us. And stole so much money for the things which we haven't done.
4. Month before end our tenancy there came a person from their office on Saturday early morning telling us that we shouldn't be in this flat anymore and why we're not ready to move out now.
5. The flat had broken heater which was making smoke which we reported many times, but IDM and Christina didn't cared.
Those are scammers and thieves. This company should be reported to fraud police office and they should close them.
