Turned my house into a cannabis farm

Turned my house into a cannabis farm, holes in ceilings, 200 pots, illegal electricity supply, so much rubbish rammed into the rafters. I am kicking myself, I should have seen the red flags as did not hear a peep from them about anything and no sign of life whenever I drove past, rent was paid on time for the most part until it wasn't, but I didn't wait for an excuse I just turned up. Peaceful enjoyment can kiss my ***! No protection for landlords when this happens either, insurance companies are equally criminal.

Imperial Group Cannabis Factory

Imperial Group does not exist. It is a FAKE company and uses the properties for cannabis factory. There is no relation between Imperial Group listed on the Company house and these fraudsters.

If you have any property with this company, you should visit the property immediately and take possession. Taking back possession is the only option you have. Take the help of the Police. Police will show no interest, but that is the only way you will get your property back quickly.

All paperwork from Imperial Group is fake, and this setup is a scam.

Stay away from a solicitor or court; you will waste your time and money. This company does not exist, so you will get nothing.

This agency is fake in everyway

This agency is fake in everyway. Fake agents, fake contracts, a fake receptionist, fake offices- they are a drug gang using properties to grow cannabis. They need properties for 6+ months for the plants to grow. They attach their own wiring to allow themeselves to get high electricity power to run the operation. They will continue to pay you rent until the production is complete then they stop paying. They harvest the plants and then leave your property. You then can't get a hold of them and they will not help you in any way. They will claim it was the tenants and then you won't hear from them. Funny thing is they will pick your phone up and just say the agent is dealing with it- i guess they need to keep the phone active for all the other customers they are scamming. They are confident and don't seem bothered even when you find out what they are doing. The farms are massive and are making them hundreds of thousands of pounds. The eqipment etc is of a very professional gang that has been doing this for many years and know exactly what they are doing. The farms are run by immigrants who come and visit the properties every evening or second day to water the plants etc or even stay in one of the rooms in the property. They in some ways are also being used. There is not much you can do to track or find these horrible humans. If you are reading this and have a property with them and are currently getting rent and everything seems fine- ask for an inspection now!! And you will definitely will not get one as they don't want you to see what they are doing. Reach out to your neignours and get evidence to give to the police aslo try catching them mid production. They are very clever unfortunately. Everything you trace leads to dead ends. However we are currently onto them with the police who have a few leads. They also run some houses as a sublets and allow many illegal immigrants to rent off them with you only receiveing the original rent they discussed with you but them pocketing much more. The houses are trashed by these illegal immigrants as there is so many of them in the house. These illegal immigrants themselves do not know you are even the landlord! They are just happy to have somewhere they can stay. This gang are criminals and the police need to be informed. Report them to as many people as possible. For the agency reading this review- you will be caught and your luck will run out very soon! It's a shame that so many reviews below have said similar but people are still getting scammed by them. If you are reading this now and are in discussion with one of their reps do not believe a word they say. They company number via gov webiste leads you to a registered company that is called Imperial but is a concrete company who has no connection to them. There have no social media and cannot be found anywhere- this in itself should have been the sign for us! If you bring this up with them they will make excuses and even give you fake references from customers who let with them. Such a massive operation.

Won't respond when tenant doesn't pay, not worthy company

We are using Imperial for managing our property.
They do not do their job in collecting rent, when you email them they will not respond, ignoring our request, now we are thousands of pounds at a loss.

I recommend this company if you want to lose your rent, very disappointed.

They sold a big game at the start, that's why we went with them, but please do not be fooled like we have been.

We understand they do not control the tenant but they take a commission for a service, which they are not providing. Not sure what they are doing. They now dont repsond to many emails.

Tony single handled restored my…

Tony single handled restored my confidence in Imperial as a company and if I ever buy a house in the future I will go with her. She was very helpful with any questions we had and guided us through the process of renting

1 star is more than they deserve

1 star is more than they deserve. Avoid this company like the plague.

They have stopped paying with no reason and no communication. They refuse to answer phone calls or emails. They simply will not communicate.

Their receptionists will do nothing more than pass on a message. Which does no good at all. Their receptionists refuse to give information about their complaints procedure.

I wish I had never heard of them.

Scam or Daft?

This company is awful and should be avoided at all costs.

I can't work out whether this is a scam, or just people who are hopeless and know nothing about property law.

We entered into a contract with them under the terms of guaranteed rent and guaranteed condition of the property, both of which have not been honoured, any attempt to follow up on late or missing payments will result in them accusing you of harassment and then refusing to answer any further communications.

We have had new tenants claiming someone else is the landlord other than us, someone painted our property really badly and without permission, changed the locks without permission, the list goes on.....

Also, not using proper tenancy agreements!! Will be reporting to trading standards and the property ombudsman - Don't use this company if you value your time, sanity or money.
