Absolute garbage

Absolute garbage, they are just greedy as hell, zero empathy, zero humanity, if you want a real estate agency which just make pressure on you, and which only care about money, this IS your agency,

We had an arrangement with Robbert, and just because I couldnt get a day off on my Job to meet them on their Office hours to start the paperwork and pay the reservation, he sold the House to another person in less than 24h. Completely disgusting, they are just mercenarys, and they do what most real estate agencies do, get money for doing nothing at all... I would NEVER recommend to make deals with them.

I edit after the damn lies they are posting, with the REAL timeline of their messages to me:

13th of april I ask if the House is available after getting a confirmation for the mortgage by my bank.

15th of april, they say the House is still available and "he got me in front of the line" so we start the process. Ask them for a "nota simple" of the House to give It to my bank. They provide it that night and I send It to the bank .

16th of april, I tell them that im on a trip to Mallorca until 19th. And on monday the 20th I Will meet my bank to start all the paperwork.

On April 20th I ask them to organize a meeting to start everything with them but I specify them that my working hours are from 9 to 18 and ask them if there IS any possibility to arrange a meeting out of these hours, Robbert respond me that he need to ask the Office if It would be possible since they close at 17:00.

That same day Robbert sends a message telling me that the next step IS the House valuation and that needs to be done in their office hours (wow, so much interest and flexibility in selling the House)

LITERALLY 24H later (april 21st), they tell me that another person got the House, just because I couldnt arrange a day off on my work to go making the House valuation in less than 24h

So no, that's not true, stop posting dirty líes you greedy mercenaries, your only interest IS cash,

P.S you DIDNT take the property off the market for 30 days as you say, since we checked EVERY SINGLE DAY your properties website and the House was available all the time, so STOP LYING

Excellent service from Inland Properties ✨

I wanted to express my sincere thanks for all your help re purchasing our home in Jaen.

We met Hayley a couple of months ago when she kindly showed us around a couple of properties that we were interested in. Hayley was such a fantastic person, she knows her stuff about the properties and the areas they are in. She took the time to get to know us, our circumstances and what was most important to us in our property search.

Hayley did not take any notes but she had remembered every details and when a property became available, meeting that criteria, she got straight in touch with us. It was literally a couple of days after that we had paid the deposit and the home became ours a few days ago.

They helped via lawyer recommendations, they kept us informed all along the way and helped in any way they could. They are still assisting via giving information on internet and security even though the home is now ours and their involvement is completed.

It has been a trouble free, totally amazing service and I cannot recommend them highly enough.

Absolutely brilliant, thank you Hayley.

An honest estate agent.
I contacted them from England to enquire about a property I saw on the internet. Within a few hours, I had all the information about the property and a few days later, an appointment to view it. The house looked great and we fell in love with it. From the very first contact, they spoke to me in English. We travelled to Spain and they helped me organise everything. I have to give special thanks to Hayley, who looked after us the whole time. The house was exactly as we had been told, which we were very happy about. We ended up buying it and are now very happy in Spain. I would also like to thank the people who gave us legal advice (I don't remember their names). They gave us confidence at all times and we didn't have to worry about anything. A 10 out of 10 for your whole team.

Buy our forever home in Spain

My wife Diane and I looked at properties through Inland Andulucia. We met the agent Robbert Boin who showed us several properties. We were a bit apprehensive at first due to scams with buying properties abroad but after being with Robbert for less than an hour he put our minds at ease. He held our hand right through the process to find our forever home in Spain. From even taking us to the notery setting us up with a good Lawyer helping us set up a bank account to setting us up with the right home insurance. He went above and beyond and even better that he spoke many languages. I can highly recommend Robbert from looking for a property right through to the end process. Also I had many questions to ask and was in contact with Robbert's partner Marianne who answered all my questions about where the local shops and village's etc. Marianne even went out of her way to take us and showed us where the local restaurant bars shops were.
I can honestly say I would highly recommend and give them a 5* rating

Disgraceful

Mother saved for years to buy a property in Spain. We were so happy to find an apartment in Alcaucin that was safe for me as I am visually impaired. The locked portal doors and lift were a big plus for me. My brother is a hiker, he was looking forward to keeping a motorbike in the underground car park. We were also considering buying a car to keep there.

The agent Robbert didn’t have the car park keys and the outside garage door was locked so we didn’t see the garage or the store room allocated to the apartment. We noticed that a Spanish family were living opposite and he told us they were renting. He didn’t mention that the community had been re possessed by the bank and that only about 15 apartments were owned by ex pats. The rest were re possessed and owned by the bank.

On arrival it took just half an hour to discover the truth. Squatters had broken into most of the portals and broken into bank apartments. Many were violent, dirty gypsies. Eventually we got to see the garage. Robbert did not tell us that there were lifts down to the garage from portals 7,8 and 9. It was a disgrace, mountains of old furniture, old air conditioning units, broken toys etc., were piled up in the bays. Our store room was broken into and was full of old
carpets and rubbish. There was no electricity as management had
removed the circuit and the garage door was jammed from the inside by the squatters.

On the second day mother was challenged by a fit gypsy women
for entering her portal. We felt very threatened and intimidated. There were stories of knives and guns from the maintenance man. Our new investment didn’t feel safe, we heard that about 5 owners had walked away leaving their apartments and the rest rarely came because it was such a depressing experience.

Inland Andalucia and the lawyer they recommended who actually owns I.A denied any knowledge of squatters. But the female member of staff that showed us around the second time lives in the area and the apartments at Altos are the talk of the town.

I.A have an office a couple of miles away so there is no way they didn’t know.

Later we met a family who bought from them 2 years earlier and found themselves in the same position and
complained.

Mother put the apartment back on the market within 2 days of taking it over, but she didn’t advertise it with garage and store room. We noted that I.A still had 3 more apartments listed all
boasting an underground garage with automatic doors and a private storeroom.

We were there just before the sale date and witnessed squatters
breaking into an owners apartment across the pool opposite us, thank god we were lucky enough to sell ours and to a local.

Interesting enough, the other local estate agent had the integrity to refuse listing our apartment because of the squatters situation.

Thanks to Inland Andalucia and the lawyer owner we were scammed into buying our property, we lost money, we were continuously lied to and were deceived. It was extremely stressful
for mother who’s dreams have been shattered by this despicable
group of individuals. We will never buy in Spain again.

Incompetent liars and deceivers

Inland Andalusia is owned by the lawyer they recommend, Luis Alejandro Cantero Moreno, but they failed to tell me and that he was also representing the vendor. He had a conflict of interests and no loyalty.
We were shown around the apartment in Alcaucin by agent Robbert. He seemed to be unprepared and lethargic, in fact he was squirming his way around and avoiding our questions.
We wanted to see the underground car park and store room, he told us he couldn’t find the keys. Alarm bells should have gone off, but we were happy with what seemed to be a secure apartment with a lift and an alarm, tho he didn’t mention the €50 a month alarm charge.
My son came with me to take over the apartment, he went metal. ‘What have you done, something isn’t right’ he said. He went to look around, came back and reported that the portal doors at either side of ours were kicked in and many of the apartment doors were damaged.
It came to light that Inland Andalucia had sold us an apartment in a community that was infested with criminal squatters, half of them were also gypsies. Go into their portals and you get a knife pulled on you. Also we realised that the agent avoided showing us the car park because it was unfit for use. It had been taken over by the squatters and the garage door was jammed from the inside. It was full of squatters junk and Admin had removed the electricity supply as squatters had been growing cannabis plants in there.
I complained to the lawyer who denied any knowledge of squatters, but he sold an apartment to a Swedish family 2 years earlier who found themselves in the same position and complained. So he’s a liar.
Two days in we decided to put it back on the market. He and his assistant proved to be incompetent, the day of the sale was a disaster. I had instructed his assistant that I wanted paying by transfer and not by bank draft. Day of sale came a draft which cost me an additional £600 in fees. She should have written it into the contract but didn’t. I put my trust in her but she failed me.
Claiming back the 3% withheld against capital gains, I found out that the lawyer as my power of attorney had registered my property £3,600 lower than I had paid to favour the vendors, but didn’t tell me or ask my permission. This put me in profit !
My apartment was for me and my family for years to come, Inland Andalucia wasted my time, my money and caused so much stress and worry. I estimate they made well over £10k in agent and lawyer fees from the double buying and selling of the apartment in just 4 months.
I would like to add that only one persons stood out to be credible from this company and that was Elvira from Admin. She was very helpful.

Marianne / Roberto best around

Marianne , Roberto , and all the staff were amazing from beginning to completion , we feel we have found friends in Roberto and the lovely Marianne nothing is or was ever too much trouble ( and i defo ask a lot of daft questions ) if i could have given them 10/10 i would,thank you for finding our dream home and answering all my daft questions ( there could be more ) 😁😍

Disgraceful and disrespectful


Disgraceful and disrespectful. The house we bought has now been demolished at our expense. Avoid this company. The owners son added a roof terrace to walls with no foundations, and he knew this. We want compensation. The stress this had caused has been horrendous.

8 years later, our worst fears happened, and the house started to show signs of vertical and horizontal crack and in the end we had to pay to demolish the property. A very sad day for us and our elderly parents. Inland andalusia offered no help on this after we brought this to their attention.

On purchasing the house Paul told us nobody really gets a survey in Spain...

according to the title deeds the property was owned by Mark the builder who is the son of the owner of inland andalucia and clearly a personal interest here which should have been DISCLOSED and DECLARED to us and never was.

Looking to speak with TV series to ensure nobody else suffers

Avoid at all costs or it will COST you dearly

I used this company to buy & then sell my spanish property. firstly many moons ago I was told by an agent that both my husband-( second one )& my names had to be on the deeds even though it was my money & I'd wanted it to be for my children. This later cost me dearly in a divorce & it was false information a spanish lawyer since informed me. Roll forward several years & I decided to sell my property. The "HIDDEN " costs were unreal. I received a call from their person in charge of finance telling me because my sheds were built and not registered or some such nonsense they would have to keep €2000 of the partly sum they got for my property (I was told I'd get €45.000 no problem & I got less than half ) Anyway of the €2000 kept for fees I was promised money back at least €200 but after chasing them for months & lots of excuses I was told I was due nothing the fees had run over the 2000 but the buyers had kindly paid the extra. A joke she kept telling me they were waiting for the paperwork even on the morning all was disclosed to me , then suddenly in the afternoon it's all sorted & rather than look for extra money off me new buyers have paid.... B S .I also should have been informed of several charges & taxes by my agent but it appears she was only interested in her own commission & never even congratulated me on selling the property. I'm extremely upset, annoyed & let down by this company & have since informed several friends looking to buy property in Spain to avoid at all costs. I have proof of all my conversations & dealings .

I’m truly sorry for your experience and appreciate you sharing your concerns.

According to our records, your property was purchased in December 2013. Since ownership of the company changed in 2023, I don’t have full access to previous records and can’t confirm if your purchase was handled by the former owners.

Buyers are typically advised to hire a lawyer for legal matters. Estate agencies help identify properties and provide non-legal guidance. We always advise clients—particularly international buyers—to use a qualified lawyer to ensure the transaction is conducted correctly and in their best interests.

Regarding the title deeds and ownership: I agree with your Spanish lawyer that, if funds came from an account in your name only, the deeds should reflect that. Unfortunately, documentation standards over a decade ago were less rigorous. The deeds you signed did not fully reflect the property’s details, including the plot size. These should have been addressed by your lawyer at the time.

It’s unfortunate the issue wasn’t corrected during your divorce, when the deeds might have been updated to avoid later complications. Again, your legal representative should have advised you.

Concerning the sale price: the property was listed at €40,000 and reduced to €38,000 in February 2024. You accepted €35,000, from which a standard €3,000 agency fee plus VAT was deducted. It was never listed or sold for €45,000.

As per our internal procedures, I had assumed our Martos office advised you of the documentation discrepancies when listing the property. All our offices have since been reminded of the importance of clearly communicating any legal concerns to property owners early in the process.

Your case involved inconsistencies between the land registry (115 m²) and cadastral records (158 m²), which required a formal rectification process, notifications to neighbours, and extra costs. Since the original deeds lacked construction details and floor count, the registry used cadastral data, leading to tax assessments on a higher property value—€45,154.37, as per the tax office.

I appreciate that you’ve kept all correspondence, and I’m glad you had access to the same information I reviewed again this morning.As previously mentioned, I had asked to use email instead of WhatsApp, since messages at early hours (e.g., 00:32 and 02:00) can be missed, while email allows for better tracking and response.

After seeing your message upon arriving at the office, I followed up with the notary and sent you the breakdown of fees and invoices the same day.

We had hoped to refund part of the €2,000 retained, but registry fees were higher than expected. Our agency covered the shortfall from our commission, as passing costs to the buyers would have been unfair.

I regret your dissatisfaction with the outcome and the difficulties stemming from the original purchase and divorce. I must also note my disappointment that your feedback didn’t acknowledge Rachel Webb’s extensive support from our Martos office—especially after the 2023 break-in. Rachel worked hard to assist you and ensured the listing went live as soon as documentation was ready.

our home in Alcala la real…

We purchased our home in Alcala la real through this company. Our estate agents were Marianne and Robbert, who showed us round many properties throughout the andalucia province. When we decided on the property we fell in love with, Robbert and Marianne provided us with all the support that was needed in order to make the transition to go as smoothly as possible. From the initial viewing to purchase took as little as three weeks. We were very happy with the speed of this purchase as in Ireland these things take much longer. From the outset Marianne and Robbert were very knowledgeable and professional. To be honest they alleviated alot of stress which is usually involved in purchasing property. We wold like to take this opportunity to thank them for their hard work in helping our dream come true.

Really shocked at how the have treated…

Really shocked at how the have treated a client of theirs. A single lady bought a house from them which was supposed to be her Spanish dream. But was told the house would be cleared as it was jam packed full, not just of rotten old furniture but even old crockery, glasses, bottles, pictures. Their client has just moved to Spain and is a single lady. We have taken 5 large van loads of waste furniture and junk from the house and was told to send the bill to this estate agency. The lady is obviously quite shocked and really really upset by the callousness of the agents. This has really spoilt the experience of moving to Spain for her and she is now wondering who is next to rip her off..

From start to finish, super service

From start to finish, even to needing a new electric box fitting after sale, the team were amazing.
it's super scary buying abroad. Even having done it before this purchase, I was nervous BUT I need not have been!
I liased with Paul for all viewings, Susan inbetween the sale and the wonderful Elvira after sale.
Elvira went above and beyond to ensure electric repair was carried out immediately and pre hand over of keys. The even stayed open for us to collect keys out of office hours.
I would and will be using this company again.
We highly reccommend their services. They will take care of you
