Extremely dishonest developer

Extremely dishonest developer, over promising and under delivering even on planning requirements, failing to address snags and defects (both communal and apartment-specific) and charging an extortionate amount of money for their district heating standing charge for over 3 years before reducing it, despite collecting heating-related capex reserves via the service charge already. My only recommendation for you would be yo stay away from them!

Be careful if you buy a home from them

Be careful if you buy a home from them. They will avoid any responsibility by waiting until the snagging period is over, and then say it's up to you to pay for things.

Our building needs a full scale rebuild - these people are criminals

A shame you can’t rate a business zero stars.
We moved into our property in 2021, there have been significant issues which were dismissed by Josh Reuben, Kelly Chapman, Mark Dunkley and Enam Rahman.
Josh Reuben folded the IPE subsidiary in 2022 having failed to rectify works, we are now having to claim through insurance as the building needs an almost complete rebuild due to lack of fire stopping, insulation, severe roofing issues, etc. Forged documents were provided to building control to get the building signed off.
Absolutely disgusting criminals who have sold substandard homes and folded their business to get away with it - avoid at all costs

Let down after let down

We completed in May 2022 after first viewing the property in January 2022.

Initially there were just a few defects: chipped tiles, unfinished electrics, unfinished communal areas.

Pretty quickly the list started growing including leaks developing in one room, poor quality of build materials showing through, and additional small damages caused by their own workmen.

I will allow that a lot of the minor defects that could be sorted by a handyman have been.

However 18 months on, communal areas are still unfinished, and have in fact gotten worse.

The major defects that we have been reporting since we first moved in have been ignored.

There is no customer service team, the main communication we receive is from one of the directors asking for our patience every few months.

We can occasionally speak with one of their sub-contractors from a sister company who does help us when he is able to, and has helped get the water ingress issue somewhat resolved, but from IPE themselves we get nothing.

Poorly built terrace

Poorly built terrace, leaking issues, and they’re not taking up any responsibility..
Due to the poor work ethic of IPE our residents are looking at huge maintenance bill coming January..
How do they get away with this?
I’ve just noticed it is a similar situation at their other “developments”
We should all start a group and gather our informations, we deserve compensation and a better life.

Still - AVOID AVOID AVOID

I moved into my first home with IPE in Aug 2020 and now over 2 years later they haven't properly finished snagging. After they have your money there is zero aftercare. No-one hardly replies to emails, even when there are urgent faults. I dont know anyone in our building of 42 flats that has even had a satisfactory experience. Absolute cowboys doing bare minimum and many jobs are outright ridiculous. The final building overall is different to what we thought we were buying (which was off plan), doesn't have the same spec that I fell in love with and they make up excuses for their shortfalls blaming others. They even lied about the size of the space which was half as advertised! Some elements dont even meet planning conditions and has been reported to council and currently being investigated. Building still looks unfinished & not at all what i thought i was spending my lifetime savings and debt on! Sort it out.

***UPDATE***
IPE have asked below to re-review and its a shame I am unable to reply hence I will not be marking this as resolved. Some parts of my snagging have been addressed (but not all and it's over 3 years since moving in). Main building still not completed to standard / spec (ie outside of building un-finished, garden and terraces not landscaped and all views obstructed by opaque glass so unlike photos), private building / accesses were supposed to be separated but are not, bike stores not complete, fire panels constantly beeping and malfunctioning. Would be great if replied to emails and worked closer with property management company to resolve issues instead of turning their backs.

Avoid like the plague

DO NOT do any business with this company, they will lie to you and then ignore you.

We have purchased a home from this developer and they will not finish the job and have not communicated with us at all. All they care about is taking your money and then doing the bare minimum to get away with it.

Don't bother replying to this with 'Submit your complaint here...' IPE do not have a customer support team, they left the company. The directors of IPE need to stand up and be heard.
