Despite over a year of complaints

Despite over a year of complaints, documented evidence, and multiple courtesy patrol calls, the management has not taken any meaningful enforcement action against my upstairs neighbor. The neighbor has been repeatedly and persistently stomping, banging cabinets, slamming things — often during quiet hours, from 9 PM through midnight and beyond — to the point where my household is regularly woken up in the middle of the night and unable to comfortably sleep, rest, study, or spend time in our own home. Management has consistently deflected responsibility by demanding additional verification while dismissing the evidence I have already provided, leaving us without any resolution

Disappointing experience with everyone company…

Extremely disappointing experience with Irvine Company.

When everything goes well, they act polite — but the moment tenants face a real problem, they completely disappear and take no responsibility. My apartment went through major repairs for almost a month: one of the bedrooms became completely unusable, the air smelled like sewage, and huge drying machines made the space extremely hot and noisy. It was not livable, especially for my 8-year-old daughter.

Despite this, the management insisted the unit was “habitable,” which is simply not true — no one ever came to check the conditions we were living in.

Now, after all that, I fell two months behind on rent, and I politely asked for just a 3-day extension (because of the holiday weekend). Instead of understanding, the manager sent me a threatening email saying I must pay in full by October 11th at 5 PM or face eviction. No compassion, no fairness — just pressure.

This company doesn’t value tenants, doesn’t care about families, and hides behind “policy” whenever it suits them. I would never recommend Irvine Company to anyone looking for a decent, respectful place to live.

Gnats

The windows seals are old and the cracks allow gnats, fruit flies and small insects to get inside apartments. I am unsure if management allows repairs. Insects get into your food, keep you awake at night.
Package theft is also very common.

A technician from the complementary exterminator company came and saw the Gnats coming through the windows. He said that the windows needed maintenance. The window contractor wasn’t able to do anything and he passed on to the maintenance manager to have someone apply non harmful pesticide to the frame of the windows every day for 1 or preferably 2 weeks. Also to weatherised the window to prevent flies coming into the apartment. I followed with a maintenance request and it was marked completed immediately.

The underground parking lot is a maze. There aren’t any posted signs to help navigate the complex lot.

I’ve been meaning to write this review since the day I moved into the Northpark Community in Santa Clara–San Jose, and today felt like the perfect time to finally share my thoughts.

So often, reviews are written when things go wrong—but in this case, I’m writing because everything has been so right. From the very first moment I contacted Irvin Company, I was treated with genuine care and professionalism. The leasing agents were incredibly kind, patient, and helpful throughout the entire process, making what could have been a stressful transition feel smooth and welcoming.

When I visited the office to complete my paperwork and finalize the move, I was greeted warmly by the staff. That hospitality carried through into my experience living here. The community is beautiful—clean, green, and thoughtfully maintained. Even though it’s an apartment setting, it truly feels like home.

The pools and other amenities are a great bonus, but what stands out the most is the level of service. On one occasion, I needed something fixed in my kitchen, and the maintenance team handled it quickly and professionally. It gave me confidence that if anything ever comes up, I’m in good hands.

Thank you to the entire Irvin Company team for creating such a warm and well-managed place to live. I’m truly grateful to call Northpark home.
