I strongly advise real estate agents in Dubai to think twice before signing up with JamesEdition.

I paid around AED 12,000 (approximately €3,000) for a 7-month subscription, expecting to receive high-quality buyer leads for luxury properties. Unfortunately, my experience was extremely disappointing.

During the entire 7 months, I received only 35 leads, and almost all of them were completely useless. Many had no phone numbers, incorrect email addresses, or were clearly other agents, scammers, or time-wasters. Not a single lead turned into a serious inquiry or real business opportunity.

For a platform that promotes itself as a luxury international property marketplace, the quality of leads was extremely poor and absolutely not worth the price.

What made the experience even worse is that when my subscription was about to finish, they attempted to renew it automatically without properly informing me. Thankfully, I had already blocked my card, otherwise they would have charged it again. The fact that they kept my card details and tried to charge it without clear communication is very concerning.

If you are a real estate agent in Dubai, take my advice: do not waste your money on this platform. There are far better marketing channels and portals that actually generate real clients and genuine inquiries.

For me, this experience with JamesEdition was simply a very expensive mistake and a complete waste of money.

Could someone please let me know if this is a scam site? One logs on, and it's almost impossible to see where the damn properties advertised are! I will NEVER use this site again.
They now contact me to suggest I did not visit their website? Two faced company whom dislike potential clients points of view.
I have 2 email addresses one being ‘edge1@ etc. ‘DO NOT CONTACT ME AGAIN.’ Wide boys. 19/03/2026

In March⚠️ My €2,349 Lesson — JamesEdition’s Sales Pitch vs Realityh 2025

In March 2025, I paid €2,349 for a 6-month subscription to JamesEdition, presented as a way to connect with high-net-worth luxury buyers and generate quality leads for my property listings.

What happened:

3 leads in 6 months — none converted into a sale.

Cost per lead: €783 — far above industry norms for the quality received.

“Results” focused on impressions and page views, not actual buyers.

When I raised my concerns, I was told there are no guarantees on lead numbers — despite the fact that the sales conversation clearly positioned the service as a lead generator for serious luxury buyers.

They offered a pro-rata refund of €503 for unused time, ignoring the fact that the campaign failed to deliver the core value it was sold on.

After researching other reviews, I found similar stories from other brokers:

Strong sales pitch before payment.

Disappointing results after.

Refund requests met with minimal partial offers.

Advice for brokers & agencies:
If you expect consistent, qualified luxury buyer leads from this platform, you may be disappointed. In my 20+ years in real estate, this was one of the worst ROI campaigns I’ve experienced.

Since years I complain to take out old ads! Nothing happens ! 99% of the Real estate is NOT AVAILABLE or a fake listing or offplan , but not marked as a offplan. So you loose your time on fake listings! When I called them, the call center told, they are not responsible, if the realtors don’t remove their fake listings! No quality! No actual real listings !

As an agency we hired James Edition for a high annual price tag. Listed 30+ Luxury, very good Villas (Costa del Sol, Spain).
Almost all leads (only 130 over the year) were non qualified and plenty fake. "Architects" from India or Africa wanted floor plans to maybe copy paste.
3 times I payed the boosting option.
After signing in as a private person and set a few in my favourites also tried the contact button to our own agency (only our own listings), I received after a short while a call from James Edition asking if I was interested in buying this property.. ? We addressed this issue to our rep at JE, "can be only a misunderstanding.. was the shallow answer.." We cancelled after a year. JE left our listings running for awhile, no outcome... After a few Months we were offered "free listings" in JE but not for Costa del Sol and not for Spain listings.. LOL
To be clear we did NOT expect miracles from JE!
For us it was a waste of money and time.
Overall I do not trust them, overpromised service and disappointingly underdelivered.

Stay away from this agency in Northern Spain

In Northern Spain they do not do any work at all. You get an appointment for viewing a house and the agent assigned to it does not react at all or even show up. You have to get in contact with the owner yourself in order to get the address. Customer hotline not available. Worst I have ever seen.

Quality slipped and they support Russia's genocide in Ukraine

Quality has really slipped and mostly fake ads (when I've tried to contact vendors, I hear nothing back). Then I found out that it has refused to operate in Russia and chosen money over morals. And according to some reports (leave-russia org / jamesedition), they allegedly still work with and employ people from sanctioned countries. Stay away from James Edition war criminals.
