Rent with caution

After over 8 and a half years of being "good tenants", we decided it was time to move on from our rented apartment (managed through Kelham Square), propelled by the 33% rent increase for, in my opinion, a sub par property.
This then led to the chain of events which were primarily led by Kelham Square attempting to, not only keep our full deposit, but request more, which, in the deposit resolution process, states that they cannot do.
Included in the costs that they were trying to claim for, on behalf of their client, were items that were already in a poor state, before tenancy began and was clearly documented in the inventory, resulting in them having to refund the majority of the deposit (we conceded a small cleaning fee) Coincidentally, the last inspection is the only one that had issues with it (after we had handed our notice in)
If you do decide to rent though this company, I strongly advise that you keep the full detailed inventory, photographs and inspections. The time it took out of our lives to collate all the evidence to state out case, is unacceptable.

I would go elsewhere...

One of the most unhelpful Real Estate Agent's I've encountered. I moved in during the pandemic and they only want to talk if it's about your money. Otherwise they will not answer the phone or reply via email.

I moved in and the walls needed painting but as it was 2020 I understood getting someone in to paint it was difficult.

When I moved out they charged me for the scuffs on the walls and depsite leaving the bathroom in a better, cleaner condition than I found it they felt it was okay to take £200 of my deposit for cleaning and painting. Scammers.

Honestly if you can go somewhere else I would, I've been around Sheffield for the last decade as a student and young professional and Kelham Square and WestOne are appauling.

Not to be trusted!

One of my family recently put in an offer on a house to Kelham Square estate agents, Sheffield. The offer was accepted subject to supplying a solicitor's name, which was immediately sorted. A few days later, Kelham Square emailed to say they had received higher offers and did we want to increase our bid. Unfortunately, the practise of gazumping is not illegal in England and Wales and rears its ugly head in hot property markets. My advice is to request that a property is removed from the market after acceptance of an offer, or better still, deal with an estate agent that can be trusted to honour their transactions.
