If you are a developer / property owner…

If you are a developer / property owner and are approached by/ approach this company to manage your property I can assure you that nothing will be efficient due to there lack of ability to access simple issues that need resolution in any type of timely manner.

Kingston property Services

As Kingston Property Services know perfectly well, I and several others have raised issues for years.They have ranged from failure to replace completely unsafe street doors, to removing bugs from landing lights, flouting their contractual duties, the appear to believe, with impunity.

Kingston are ignoring my conveyancer's…

Kingston are ignoring my conveyancer's request for the management pack. It already costs an extortionate amount but they're now delaying the sale of my home. I'm now facing the stamp duty increase because completion has delayed and the buyers are threatening to pull out.
Avoid buying homes tied to this company.

Overdue payment cancellation

I was overdue for a payment and had incurred an extra charge due to this. After explaining why I was overdue the extra charge was cancelled. I understand this can only happen once.

Extremely poor service for the fees…

Extremely poor service for the fees they charge. When reporting issues, they are not taken seriously, and phone support (which closes at 1 pm!) is unhelpful. I was told, 'We're waiting for someone to pick it up,' as if they were doing me a favour rather than providing a paid service. If I had known this was the management company, l would have reconsidered buying the property

Out of control fees!

I own my home however there is a small grasses area to the front area and to the side of a small estate of 21 houses.
In 2019, the fees per annum were £2370 for the estate (divide equally by 21 houses). Six years later, as of 2025 the cost is now £5901. Inflation has put the original figure 6 years later at £2937 (since 2019/25). The upkeep involves cutting grass for an hour once a month and tending to some trees (how you tend to a tree is anyone’s guess).
Be careful when buying homes, especially if this company has its name anywhere near the deeds and watch the costs rise exponentially!

A rather disappointing experience with this company.
It appears to be ever increasing the fees charged for very little work undertaken.

An absentee landlord for your street's green space.

I'm having a hard time thinking of a time I've dealt with a more unscrupulous company than this. By their own end of year invoices - they have spent a grand total of £500 on repairs yet have found a way of charging the estate a collective £150k+, due to 'management' and 'ground maintenance' fees.

The management itself is questionable since their office only accepts calls until 1pm weekdays and only encounter staff when they want payment.

Their website is a shambles, it advises that you need to use your bespoke reference number to make a payment, the reference number doesn't work, if you want to complain, you'll need a valid reference number, if don't pay on time (because you can't), expect more correspondence chasing the payment using the aforementioned incorrect reference number. You could always use a direct debit, but that itself will have a little extra DD handling fee.

You will be tied into Open Spaces when signing the contract for a new build house, if you are told about this I sincerely suggest backing out entirely as you'll own a home but still somehow find yourself in a 'Tenancy Agreement' to an absentee landlord. However, if you're here looking at reviews of Open Spaces it's likely far too late.

Anthony who I spoke to was very helpful. However the web site is impossible. Noone can be contacted and queries are not answered.
This is great for the business who love collecting money from the people they are supposed to provide their services to. I was so impressed and felt sorry for them so I offered to make a donation!!!
This is an edit. This organisation is despicable. My account with them is in joint names with my late wife. They insist that they CAN NOT change this because THEY NEED a copy of her death certificate!! They are beyond belief and it will not be provided. They have since informed me that her name willbremain on the account

Lack of respect - Now a Formal Complaint

I wrote to Kingston on 24th October requesting a breakdown of historical service charges, some of which applied to the previous tenant. Several emails, messages on the website and phone calls later they still have not supplied any meaningful information. What they did do was ignore me completely for a month then after yet another phone call respond with bland assurances that the charges were correct. This company really is appalling and treats its tenants with total disrespect.

Update on the below response from Kingston. Totally disingenuous reply. I have included all of the emails sent in the Formal Complaint I created on 13/12/2024. Still not received any supporting information for the costs and we are now in Stage 2 of the Formal Complaint. What I did receive was an apology for ignoring all emails to date - so it's a bit difficult to read that Kingston did not receive them as I have sent the same ones mutliple times. You can't even reply honestly here

Non compliance with their own complaints policy.

I put in a complaint at the beginning of Sept and they sent me a copy of the complaints policy. They are not following the complaints policy either by following time scales or explaining when I will actually receive a response. They ask me to be patient with no time scale. This seems very unprofessional and I have no confidence in this company.
I sm still waiting for the property manager to contact me. According to Kingston s policy the deadline for contacting me was 28th October. It's now the 3rd December. Also if they are unable to respond they are supposed to provide me with a time scale. I have not received that either.

Payment demand and I’ve never even heard of the company

I live on a Persimmon Homes estate and the first I heard of this company was when they sent me a letter saying that my service charge was in arrears and I had 14 days to pay or £25 would be added to the bill.

My experience is with the Open Spaces branch of the company.

They never introduced themselves or told me that the estate had been handed over. When we bought the property we were told that a service charge will be required but not until it was handed over.

If they don’t contact you to tell you it’s been handed over, how do you know what, when and who to pay? Obviously you’re going to end up in arrears because you don’t know it’s due. I had to google the company to see if it was even genuine!

When you get the letter (which took 4 days to arrive) first reaction is to give them a call. Then you realise that there lines are barely open 9am to 1pm. You try to register for the website to pay, the details that you have on the letter aren’t recognised!

It’s really just a poor company that has probably taken on more clients than they can handle and forgot to tell people that they need paying and that they are the company you need to pay.

Update: I contacted the company directly and their customer service team is actually quite good. They claim they sent a letter of introduction in on the 24th of September. I can say with all honesty that I did not receive it so the demand letter which followed came as quite a shock. However, the lady I spoke to was very helpful. She took payment over the phone and helped me to set up my account online so I’ve upgraded my review from 1 star to 3 stars as they did resolve my issue.

KPS really are an absolute shambles

KPS really are an absolute shambles. Quick enough to take your money but cannot be bothered to fix urgent repairs.

It was acknowledged last year that the roof of the property we own was needing a full replacement, as patch repairs were no longer a financially viable or sustainable solution. As Director, I signed the job off as there were sufficient funds available.

We were informed that stage 2 of the Section 20 was being actioned in July, and the roofing company to be instructed to commence work thereafter. It is now November and absolutely no progress has been made.

During the last bout of bad weather we had to puncture the ceiling in the hallway to relieve the pressure from the water ingress and there has been additional water damage to the interior walls - which we will have to foot the bill for due to KPS's tardiness in replacing the roof.

Numerous calls to KPS and lots of conversations with people who, quite frankly, don't know their arse from their elbow , we are no further forward.

Last week we were told that our property manager was on A/L, this week we have been told she no longer works for the company. It would have been courteous to inform owners of this change in management and also to introduce their replacement.

As I understand S20 has to be completed in a certain timeframe, if this is not fulfilled then the whole procurement process has to start again. This is completely unsatisfactory and we are increasingly frustrated with the appalling level of service and communication.

Would someone please tell us when the roof will be replaced and who the new property manager is.

We hold KPS fully culpable for any additional leaks and water ingress between now and the roof being replaced and will be seeking legal action, if necessary.

Additionally, we have not had an AGM for a number of years, which I am sure is a breach of leasehold agreement.

Unprofessional, no sense of responsibility

I put the date as 1st of November, but this is ongoing. Kingston property service do absolutely nothing.

Our building has a secure garage. Over the summer the garage door becomes unfunctional and was removed. This was not communicated to the property owners. I had contact Kingston, first by email and then by telephone before I got an acknowledgement of the issue. I was told by the engineering team that the door had been removed late July, and that due to sourcing difficulties they were not able to repair/replace the door until October 14th, with a "I hope that helps" message. Of course it didn't help! If there was difficulties replacing the door like for like, in a timely manor, then alternative suppliers/manufacturers should have been found - two and a half months where people's car insurance would have been voided due to Kingston's inaction and lack of responsibility.

I informed them of this on the phone and said that I want the residents meetings to begin again, with a representative from Kingston. In the early 2010s, these occurred relatively frequently. I also asked for Kingston to start to communicate with the property owners regarding maintenence and serious repairs to the building (I recieved a letter personally informing me that they saw one of the slats of a blind was damaged, this was deemed serious enough to warrant them to communicate with me to ask me to make changes within my property), but I was told that they couldn't communicate with us regarding the trivial acts of maintenence and damage to the building (i.e. their responsibilities).

I further recieved an email on Friday the 1st of November, saying "We have forwarded your inquiries to the appropriate department, and they have clarified that there is no necessity for an annual general meeting (AGM). General meetings can be convened at any time; however, Kingston does not organize these meetings, as they are initiated by the on-site directors." So passing the buck onto mysterious and anonymous "on-site directors".

And regarding communication with the residents regarding maintenence, and examples of what our fees our monthly fees of £254.82 contribute to I got this response:

"While we strive to keep residents informed, the complexities and timelines involved do not always permit timely updates. I understand this may not be the response you were hoping for, and I regret any inconvenience this may cause, but there is little more I can assist you with at this moment."

The only reason to refuse to do this is to avoid scrutiny and accountability to those who pay the exorbitant fees. There is a clear dereliction of responsibility by Kingston Property Serices, here.

Majority of costs incurred are the…

Majority of costs incurred are the benefit of this mafia company and their directors to profit from. Very little of the costs incurred when the accounts are distributed are attributable to the upkeep of the estate.

Unfortunately this is a racket which needs to be looked at by parliament asap.

People cannot have living costs in the hands of crooks such as these who go over the yearly charges time and time again to request more money from homeowners.
