Beware Landmark Modular formerly Landmark Lofts

I only give one star because you have to but they deserve 0...took a deposit of 13k for loft conversion James Gold has now liqudated the company owing myself, other clients and contractors!
BEWARE...James Gold is now set up as Landmark Modular. DO NOT USE

Do not use this company or any other…

Do not use this company or any other company that is owned by James Gold (CEO of Landmark Group). Landmark Lofts went into administration and did nothing to inform their customers. They have taken money and deposits from many people and left them out of pocket. AVOID.

If I could give zero stars I would.

This company has ceased trading and left a lot of people out of pocket.

Please avoid any future companies setup by the ceo in the future.

Read the contract!!

Read the contract! I don't know if this would have made much difference had we done so but the two weeks sure isn't two weeks unless you state you want it in two weeks! Well that was the response from the CEO! They have been clever in their contract in that it says that anything outside of the contract cannot be used to support any complaint. By that I mean, their marketing said two weeks, the contract didn't state any time scales, but subsequent communications to us after signing (and even a letter to neighbours) indicated 2 weeks. The modules arrived and they were no where near complete as expected. You should check before you sign the contract that it is indeed going to take the advertised two weeks!

We got mixed messages when we raised concerns with the project managing company at week four as to why it was taking so long. On the plus side the guys on site were very pleasant and considerate and actually the finish has been pretty good. Although it did take some time to get things done and finished properly.

We were happy with the fact we were only without a roof for one night, and the delivery and crane work was entertaining, although I don't think it justified the extra cost. We discussed this case with a legal friend who said there was an obvious loop hole to take them to court on it all, but it was just before a big event for us, and now we just cannot be bothered and want to close the issue and enjoy the space we have.

If you want to risk it, do so but read that contract - we thought we had but clearly missed the not so obvious fact that you have to let them when you want it finished by - don't assume!

Run away!!!

You really could not do Better than to avoid this company like the plague. Their "two week guarntee" is in a fact around 8 weeks before finally being asked to leave the site by me. They had to refund me £400 for the worst decorated bedroom ever completed and i have had to spend approx anothr £1000 to have the all the bathroom work they completed re-done. The personal highlight for me was the fall on the shower drain running back into the house. But the list of shameful details is almost endless- it was a mastercalss in how to do as little for as much money as possible.

If in doubt about anything at all in the contract you will be paying for it. After receiving your money Landmark are 100% uninterested in anything to do with the project. This company do not actually make or build anything. they are middle men for terrible contractors.

I have contacted the company several times about ongoing problems with my loft and been catagorically ignored, except when they had the nerve to call me up and ask if they could use my house as a show home for new customers! lol

This company could have locked up my whole area, instead they screwed me and another guy and have not since done another project in the area.

I suggest you avoid this company, do not be taken in by their marketing nonsense, its takes the same time and money as a traditional build but you dont lose tonnes of storage space in the eaves like i did.

Great and easy experience

The company essentially provide an architectural and project management service. The customer contracts with builder directly but the relationship is managed by Landmark. For me this works as they provide the checks and balances that someone not in the trade can't do. I did not see much of Landmark but I think this is part of the efficient service that keeps the cost down, which was very reasonable. The builders are not random either; they are ones that Landmark have selected and used previously. The builder was very good, if a little "industrial". Overall, not perfect, but great at the price.

Steer clear

This company is not a building company, they simply contract the work out and do not take any responsibility when things go wrong. Their terms and conditions are onerous and if you say anything bad about them publicly they will sue you. be warned.

I would not recommend this company to anyone.
