Completely avoid

Completely avoid. Absolutely awful to rent from. Had a mould issue at their flats in Walkden, was dealing with it for 3 years and destroyed all of our stuff but never was resolved, meanwhile they gaslit us about the problem, didn’t pick stuff up for months while raising our rent at every opportunity.

Had all sorts of other issues too, from faulty appliances, not being told the correct parking space when moving in resulting in tires being slashed, to a ceiling leak so bad it was dripping, with the emergency line literally asking if I could sleep with a bucket in my room.

I would leave no stars if possible

Don’t want to carry out work - I had to manually unblock my toilet from the drain outside weekly as they never accepted the quote for the work just expected me to keep taking time off work to have someone out to unblock it. I landscaped the garden with permission I’m not being charged to put it back
They left the house empty for over a month before inspecting it
They don’t carry out works yet still charge people for it - I know 5 people who have moved onto the estate and have had very little to no work carried out from previous tenants one of them had bits or pasta and crumbs in kitchen cupboards

They are also over priced for very poor quality houses they advertise the houses using show room pictures not actual pictures

There is no care for tenants I was there 4 years never missed a payment never paid late my rent increased by £340 in one go then tried to put it up by another £50 the following year while still advertising my house for new tenants at the current price I was paying -this was my final straw

House had good quality white goods and any repairs needed were dealt with promptly. Livedifrent easy to contact. Nice neighbourhood.

One of the poorest admin agency in their market

Very quick in riding the rent, incredibly slow when they need to offer you services instead of that rent, services like repairs... Many times they are sending to your house poor or unqualified workers to do the repairs, resulting in months or years to resolve an issue .......

Horrible

Livdifrent (and maybe Electrolux?) have made life really difficult for my family and I in over a month now. Our washing machine became faulty and was reported on the 2nd of April. As at today 7th of May, Livdifrent (and Electrolux?) have just been playing us back and forth. We are a family of 5(including Grandma who’s with us at the moment and a 10 months old), which means laundry is a very important part of our living. How we’ve been putting things together to wear to school and work is nothing to these people. I have literally cried seeing how messed up every where is because it’s not easy taking our clothes to the city center to use the public laundry when we don’t even drive. And of course, they won’t be compensating the first 30 days of inconvenience. This is a very horrible experience for my family and I and we hate everything about how Livdifrent (and Electrolux?) have handled this issue

We won't look back...

Live DifRent was our first experience of a Build to Rent property, and we won't look back. Our property manager was incredible, and maintenance was highly responsive. We loved our home at Heyfields and wouldn't hesitate to use Live DifRent again.

They will try to take as much as they…

They will try to take as much as they physically can from your deposit in a completely unreasonable and in some cases absolutely fabricated fashion. I left a clean empty home and have now read so many reviews on Google saying they did the same to so many others.

Sean (property inspection)

Sean came to inspect our house today after living here for a year and a half. He was really polite, respectful and just an all round nice person. We were quite anxious about the inspection but he put us at ease and helped us resolve problems around the house.

****PLEASE READ***** REAL NIGHTMARE

My ****NIGHTMARE**** started when moved into one of their properties in WALSALL 4 weeks ago. Although I was advised that the house would be professionally cleaned before moving in, the house was dirty and the carpets ***FULL OF DOG HAIR*** from the previous tenant. Entering the house an intense ***DOG WEE SMELL*** will welcome you. I have a child in the property with severe asthma and pet allergies. I requested for the carpets to be changed. After confirming in writing that they would change the carpets, they refused to do so and suggested I change them at my own expense.
Also, the ****DISHWASHER DOES NOT WORK**** and there is ***DOG POO*** all over the garden and the turf is dead. They still have not fixed any of the issues.
Moving out of the property is unfordable for me now and would be too stressful for my child. They are being ****HEARTLESSLY UNEMPATHETIC****

Nothing was ever too much trouble for Claire and she made everything very easy for us - especially during us leaving the property. Highly recommend Live Difrent to everyone! :)

We had been tenants with Live Difrent for 2 years and only moved due to needing a bigger home. They were absolutely exceptional, the highest level of customer service is always received and all queries and problems are resolved very quickly.

In particular, Claire is an absolute angel. She has always gone above and beyond and is amazing at her job!

I would highly recommend to anyone to rent with Live Difrent if you want an easy life and a beautiful home!

Helpful for first time renters

After being a home owner for 5 years I was moving for work and thought best to rent. I had no idea how renting worked but Claire from Live DifRent was incredible and held my hand through the process. She must’ve been fed up of my endless calls at the beginning trying to understand it all and get in to the property, but she was extremely professional and always helpful.
There was an issue with the shed and when raised through the portal, Claire kept me updated with any progress on a regular basis until the issue was resolved.
I had no other issues during my tenancy and again when it came to ending my tenancy she walked me through the process and answered all my questions.
She made a very stressful time that much easier.

DO NOT RENT FROM THIS COMPANY!!

DO NOT!!! And I repeat DO NOT rent with this company! Especially if it’s in Ellesmere Port.

The issues I have had with this company are disgraceful. I don’t even know where to start. The lies they have told, inspection papers not being filled out properly, then when it comes to moving out.. you may aswell say goodbye to your deposit. They will go after you for everything.

First of all during lockdown the oven glass exploded and shattered all over me while I was very pregnant. Was told not to use to oven or hob… 5 weeks it took them to come and fix this issue. When no takeaways where open, the shops where empty. I couldn’t cook food for 5 week in the oven or hob because I wasn’t seen as an emergency. A pregnant woman!

Second pregnancy, issues with neighbours smoking weed in the property with 4 young kids in the house. The smoke was coming into our bedroom where our 2 year old slept and I slept pregnant. Rang them, put in formally complaints. Nothings been done. The kids where horrendously mistreated and I told them what their tenants where doing in that property. Nothing was done about it. Told to sort it myself basically.

I was forced to move out of my house which live difrent kindly let me out of the tenancy a month early because my health was deteriorating while I was pregnant due to the drugs I was inhaling through my window.

Then came the lies when I vacated the property. Was emailed saying 2 inspections will be done, 1 before you move out to identify any issues and then one after to see how the properties been left. They DONT do 2 inspections like the email says. They Don’t give you the first one and tell you what needs to be done before you move out. Although the email I received stated that. Very unfair. Then I get sent a list of 25 things wrong with the property when I left. I have videos of the property and how immaculate it is after 4 years of wear and tear. This company don’t take wear and tear into consideration. They want the property returned to the original state which we where the first people to ever live in that house. So everything was brand new which is impossible to get back to.

Rang before the tenancy ended and spoke to claire about my garden asked what was the best thing to do, returf of reseed. Was told reseed as that’s all they would do. Then the exact same woman emails me charging me for the garden saying needed to be returfed basically. I was willing to do this but because she said don’t, I didn’t. The company is contradicting, heartless and quite frankly a disgrace.

DO NOT RENT FROM THEM. You will regret it during the tenancy and definitely when you go to move out!

EDITED AFTER REPLY- the contradictions are that it is not clear at all. Your social media team have wrote a reply on my Facebook admitting that the email wasn’t clear and they will change it for future residents. If I have to upload pictures to prove my point I will happily do that. So I would save yourselves the embarrassment and admit that you sent an email clearly stating 2 inspections. Then on the attachment you said I can book in to be present. Doesn’t say which inspection to be present for and regardless if I wanted to be present or not… the first inspection wasn’t done at all. This is what you called on the email a ‘pre inspection’.

Also your saying the oven was out of your control and couldn’t have been avoided. Well I have a screenshot of an email from Chris saying that it was avoidable if you would like me to upload that aswell. None of you can get your stories right at all. One says one thing and another person saying another. And so that everyone knows… I still haven’t had the money for the oven. 2 years ago that happened. When I have brought it up apparently it was a system error so it’s taken 2 years for you to pay me so don’t act like you have done your jobs properly and compensated me when it happened. It’s taken 2 years and that’s because i brought it up!

I apologise that you are disappointed the 1st inspection wasn’t conducted, the opportunity for the tenant to be present at the checkout was given and we provide sufficient information for all tenants in the vacate letters and tenancy agreement in regard to expectations when the property is vacated. We are unsure of the contradictions you are referring to as the letter states if you’d like to be present when the inspections take place to contact the office. No communication has been received from you to arrange this.

In reference to the oven, I can see there were delays due to the arrival of parts which were unexpected and beyond our control. I apologise for the frustration this caused and any inconvenience. As I am sure you can understand, during COVID there were delays with many supply chains across the UK and as the glass was not a stock item, this needed to be ordered.

The complaint regarding the oven we have resolved with you via a counter claim, which you signed the agreement to and you should receive your payment soon. As this was a separate issue we were unable to take this claim against the Nil Deposit Agreement.

In regard to any court action, I will notify our relevant teams of your intentions. Please note that should this be in regard to the proposed costs, this would need to be raised with Let Alliance in the first instance, if you are not happy with the outcome of their decision, you would be able to then proceed via a small claims court.

Again, we would like to apologise if you don’t feel the details surrounding the pre-move-out inspection were clear enough in our communications. Irrespective of any inspections, the standard we expected the property to be left at the end of your tenancy was made clear in the vacate notes that were emailed to you, as well as being included in your tenancy agreement and inventory report, and these weren’t adhered to.

Although we do offer an optional pre-move-out inspection, which are not a standard procedure or mandatory within the industry, these do not diminish a resident’s responsibility surrounding the condition a property must be returned to us at the end of a tenancy. We welcome any queries from residents about anything they are unsure of prior to moving out of a Live DifRent home, and your asset manager is always on-hand to help wherever they can.

We are disappointed you aren’t satisfied with our service on this occasion but we welcome all feedback and take everything on board.

Professional and fast service

Claire is a breath of fresh air! She reported my issue to a locksmith immediately, I got a call within 10 mins from the locksmith and he was able to fix the issue straight away. The job was neat and tidy and carried out to a high standard.

Massive thank you to Claire and the locksmith for a job well done, within an hour of me reporting the issue. (Note the job would have been done quicker had it not taken me 40 mins to get home). I cannot fault this service! Absolutely 10/10
