Earlier this year, we purchased a property within Wittelsbacherstaße 31 -- which is managed by Markgrafen Quartier Hausverwaltung GmbH (the building's name is listed as "Preussenpark" on their website).
It's a very impressive building, a gem of a Heinrich Baller design, in Wilmersdorf. And we pay a good amount of money to live here. The building could be remarkable if Markgrafen looked after small details properly. Yet, after living here for nearly six months, our experience is the company does not do an excellent job with the day-to-day cleanliness and maintenance of the building -- a real shame.
We understand that the outside of our building is under restoration. To be clear, I am only speaking about standard cleaning and maintenance of the shared interior spaces (elevator, hallways, bike lockers, etc.), which do not seem prioritized.
I have photos of the floor of our elevator, which is quite dirty and smells terrible. For example, I took the first photo of the floor on Aug-11 before I went on vacation and the second on Aug-25 when I returned home two weeks later. The elevator has obviously not been vacuumed in some time.
I have sent multiple emails asking someone to clean a drip of blood or chocolate outside the 3rd-floor elevator that has been there since we moved in. No action there. The doors around the elevator are filled with marks that the house cleaner could easily wipe off with a sponge.
I've asked someone to sweep the bike garage because it's full of dirt, leaves and spider webs. I was told via email, "The cleaning of the wall area and the bicycle garage we still have to clarify with the responsible company or with the caretaker." One might think the management would have already delineated the responsibilities as the building is 20 years old. One month later, still no action.
The entrance to our building is our guests' first impression of our new home. The rocks next to the front door often have trash and have been molded since we moved in. We asked to have the mold removed. The building had the janitor pressure clean the mold — with water (I watched him do it). No surprise, there wasn't a great result as water caused the mold in the first place (I have photos). Removal requires an anti-fungal cleaner.
There's also been a mark of drywall chalk on the entrance wall since April when I watched another tenant's construction company mark the wall with a sheet of drywall while carrying it inside the building. The building janitor could quickly rinse off the bright white chalk stain with water, yet does not.
The light bulbs at the entrance are mismatched: cold and warm LEDs — so many small details that add up to a significant impact.
Seeking to understand how our building is cleaned, we've asked this office for a maintenance schedule, including the specifics for which the janitor and groundskeeper are responsible. We have yet have received any reply answering this question.
Sadly, we fear our property value suffers from mismanagement, and until Markgrafen Quartier Hausverwaltung GmbH addresses these topics, we do not recommend them to run your building.
On an interesting side note, Markgrafen Quartier Hausverwaltung GmbH" is not really searchable on Google. If you try searching them, you will see there are several different variations of both the spelling of the business name and address of the property management company (including Markgrafen Hv & Markgraffen Gruppe). I've used this name, spelling and address as it's what is listed on all official email correspondence I've had with the company yet Trustpilot connects their website to this name.
