Beware! I rented a property for 6 months in the Plymouth area. On collecting the keys I was told the bathroom door was still broken and needed to be repaired in which they would organise. I was happy with the property to begin with until the cracks they covered with paint I.e the damp mould became visible. The second bedroom then started to have a crack and a leak in the ceiling which I reported and contacted them several times but nobody came assess after 6 weeks towards the end of my tenancy. It was a massive health and safety risk as the ceiling started to bend and had to cancel my family visiting. I was told on initially reporting the problem that I was liable as I didn’t report it sooner even though I reported it as soon as the problem started. I decided to end the tenancy as I was unhappy with the condition of the property and the lack of maintenance for the problems I addressed with them. I was concerned about their cowboy behaviour so I had the property professionally cleaned in order to receive my deposit back. However after the final inspection they then stated I left the property unclean and had broken the bathroom door which was already broken before I moved in. I took this further and provided evidence to show my story and successfully received my deposit back which no apology. I don’t normally write reviews but I would just like to make future tenants aware of the risk that they are taking with this company.

Tracey Needham has kept on top of all the necessary required certificates without fail so eliminating my need to even track them.
Also which is particularly appreciated prompt replies to my emails.

They discriminate against you if you don't have a guarantor but do have a guarantor policy, so if you haven't got a family or family member who is rolling in cash forget it, and the staff aren't helpful at all in these situations

Tracey Needhsm always provides excellent and efficient support and help. She ensures all safety certificates are reviewed and reissued in a timely manner. Her communication is always professional and helpful.

M&C have managed our properties since they took over Executive Lets. We've always had a smooth working relationship with M&C staff who respond quickly and positively to issues. Our current property manager, Abigail Lamerton, is the best property manager we've ever had. In fact she is more like a friend than a staff member. She is quick to respond and always gives sound advice. Her hard work is much appreciated.

Awful experience. After 25 months of terrible service on a ‘luxury’ apartment, which cost £35k over the period, they refuse to release the undisputed amount of the deposit. Clearly bullying tactics trying to have me agree the unreasonable deductions. Extremely unprofessional and oblivious of the DPS terms and conditions. They can’t handle any sort of communication which have a confrontational subject. They’re lazy con-artists and crooks.

UPDATE: the disputed amount went to TDS and of course these chancers lost.
