Wait until you give notice to leave

They are very good during the tendency term and have given us a good rating for keeping the property clean. However, everything changed when I gave the notice to leave the property.
I returned the keys 15 days (15/05/2023) before the tenancy ended. Keys were handed to their office, and received a confirmation email from the staff. The reason I have given the keys early is to speed up the checks and process the deposit refund. A week later (22/05/23), one of the staff asked if I had vacated the property and where the keys were. This clearly shows that they do not have robust plans when someone leaves the property or does not communicate with each other in their office.
Later sent an apology email and started the usual process.
Then I was waiting for the checkout report, which they said would be sent to the tenant and landlord as per their policy. I have also been waiting 45 days for the deposit to be returned from the day of checkout.
I contacted them again on 03/07/23 to check why the deposit was getting delayed, and their response was the landlord was unavailable for this long! Then they claimed they needed £350 to clean the property.
I have cleaned the property, including the carpet, with hired equipment. Cut the grass and left the property in decent condition. Despite all this, they insist on robbing me. I was fed up dealing with them and desperate for my deposit, and I finally agreed to 150 deductions. On 04/07/23, they said the refund was processed, and I would receive an email from DPS in 3-5 days. I waited till 10/07/23, and I contacted DOS to check the progress. DPS said they had not received a response from Mathermarshall yet. Again I had to contact Mathermarshall, and instantly I received an email to respond to the deposit claim.
I'm short; you will have nightmares from the day you give notice—also, each and everything you have to chase these goons.

By far the worst letting agent

Mather Marshall is by far the worst letting agent I have ever come across and I once stayed in a house where landlady came by every time before viewings to was black mold off the walls and bathroom floor nearly caved in. From roughly 15 rental places I have stayed in, Mather Marshall are by far the worst. The ineptitude, laziness, and unprofessionalism is frankly astonishing.

We agreed to let a property in June 2021 under proviso that the old broken dishwasher be changed and we get a break clause in the contract. Our estate agent Nikita agreed flat out to the terms, yet it took us five goes to get them to sign the break clause into the contract. Every time we mentioned it, they flat out ignored us and pretended to be surprised to hear about this. Break clause is not unusual and even if your company typically does not do it, but you agreed to it when we agreed to take the house.

When we moved in, they claimed that the house has been professionally cleaned. Well, their professional cleaner had left cobwebs all over the place. Also, they had put in the old non-working dishwasher. It took a month for us to get a working dishwasher, even though that was one of the conditions of us moving in. I then received a call from Mr. Mather claiming that he’d raised three kids without a dishwasher. I am glad that Mr. Marshall didn’t grow up in a farm without electricity and water, because had that been the case, it would have clearly also been acceptable to leave tenants without electricity and water.

When we gave our two months’ notice, Athia gleefully notified us that we have to stay for another five months. I told her to read the contract. She then told me to stay for additional two weeks. This was more stupidity than my brain could handle, and I passed over to my husband who again told Athia to read the contract.

Before we moved out, I had to spend three weeks without working shower. Finally we had to contact the landlady directly to get anything done.

To you Mr. Mather, ponder this – from nearly 120 reviews every single one of the negative reviews is about your letting arm. Does that not send you a signal that something is amiss? Instead of having to do damage limitations (poorly), would it not make more sense to sack the whole band of high school dropouts and start over?

As a tenant of over a year during covid…

As a tenant of over a year during covid lockdown. I paid £1050 a month as a single occupant whilst on furlough. Since handing my notice in to leave the property I have had nothing but a bad experience! I had no property check since the day I moved in and now this agency is defending the landlord on things that were not fixed by them over the year and saying that they are now getting quotes on behalf of the landlady to withhold money to repair reasonable wear and tear. I reached out to the owner to try to reason and instead I just got a nasty toned email back defending the agency. This is such a shame because this final hurdle has left a very bad taste in my mouth! They are in control of £1200 of my money and after two weeks, I finally chased it today and they still had not done anything about returning this to me. It was only when I chased it that I then received emails. Firstly calling me by the wrong name, secondly their own marketing photos being in contrast to their end of tenancy report! Abysmal service and I 100% wouldn’t not recommend this agency to ANYONE!!
