We the residents of Hilltop park are clearly frustrated and disappointed having been sold a five star marketing dream via Davidson Homes, and on completion of such development, discharged their responsibilities and outsourced the site maintenance to Meadfleet and it is felt that here lies the main problems as although each home owner has signed a covenant toward ongoing outdoor maintenance services, the legal framework in which this is set is heavily weighted in favour of the contracts firm in question and doesn’t highlight anywhere legally the fair relationship transaction between resident charges (payments) and what specific services (grass cutting/hedge trimming etc) or such cycle of works we are supposed to receive for our monies. This document doesn’t breakdown such expectations and there is nil accountability which has resulted in the dissatisfaction (80%) of the residents living within the estate. As a result of this, it is felt that both Davidsons and now Meadfleet are potentially in breach of contract due to lack of transparency and if communications don’t improve drastically, then I would recommend the residents go public and demand a formal investigation into what’s perceived as an unfair and illegal practice, especially as this has us technically held over a barrel if you don’t comply, [without any form of redress] then a charge can be legally put on individual deeds which would then ultimately impact on one’s ability to sell your bought home [which you own, because your tied in unfairly towards paying for an open space which in reality should be done via local authority as we all pay council taxes] because you personally disagree with the way it’s managed and to add insult to injury, affords the outside public - not living on the estate to enjoy our paid for, open space facility, leaving their rubbish, dog trash, fly tipping etc and yet we the residents, end up being accused, penalised and charged for added maintenance fees without any such redress - scandalous state of affairs and now the residents of Hill top park should unite, speak out and challenge these unfair practices. For the record, this matter has never been about us not paying - it’s about a contract and services being delivered fairly to the satisfaction of its invested residents. Come on Meadfleet, please address and resolve this issue out. 😩

Meadfleet are nothing but a money making scam. The do very little on our estate Hilltop Melton Mowbray, the grass is cut as are the weeds, the waste is then dumped in a heap in the name of bio diversity. The thistles shed their seeds and create mayhem if you are a keen gardener, you end up with thistles in your lawn and planting areas, it just makes more work due to their lack of care.
There are weeds around the balancing pond and these just get worse the bottom is never cut, by Meadfleet contractor but was by Davidsons when they were in charge of the site. The verges look awful and unkept. I’m sure Davidsons would be happy how a flagship estate looks under Meadfleets control.
The management team for this estate seems not to care and fob people off if they raise concerns. They send lots of newsletters with the bills that contain lots of spin telling us how wonderful they are, sadly not in our eyes. I’m sure that the accrediting bodies they are a member of would be horrified at the poor service we get.
Meadfleet seem to charge what they want and raise bills way higher than inflation, we have been charged for work that was poor at best and another company came and put it right a few weeks later. We are charged for public liability insurance, management play inspections, a private company to inspect the play areas again every two months, why the monthly management inspections?
We have been charged for removal of waste that was put there by their own gardeners. I have photos to show this, the pile of grass and weed cuttings is a fire risk and unsightly and smelly.
When the builders finished the site there was cut trees and other waste left that we have been accused of fly tipping by a letter that all residents have received and told we would be fined to clear it up.
Personally I would like them to go and its like we are just a cash cows on this estate filling there coffers.

It’s extremely frustrating there isn’t a phone number to call to discuss the work that’s not being done.
The Emails when they get a response are extremely well deflected with the obvious help of AI intelligence. Exactly the same as the replys to the bad reviews on this website.
The estate is untidy and it needs addressing.
We are paying for something that’s not getting done to any kind of standard.
99% of the residents you talk to on the estate are unhappy with the upkeep, surely we can’t all have a incorrect opinion.
Please be aware of this company if they are instructed on your estate for site maintenance.
Davidson Homes should really question letting this company tender for there contracts!

I have been shocked by work or at times lack of it carried out by this company.
The rising costs continue to add further insult with no justification as to why they have increased the costs to us so rapidly. Especially when the estate looks the worst it has been in the 4 1/2 years it's been here.
For a company with 30 years experience I would really expect a great deal more.

Beware of these “award winning” scammers!
Despite numerous requests, Meadfleet will not share detailed plans of what they are responsible for. There is zero transparency.
Service charges have increased 9% over the last 12 months, more than inflation. It is totally unjustified for the level of service we receive. The explanation for charges is ambiguous.
Their information is often inaccurate and incorrect. We receive letters concerning matters on other estates.
We were threatened with, and later charged for costs for removing fly tipping. Yet when Meadfleet fly tip themselves it’s called “biodiversity”. We’ve had 4 heatwaves this summer and this created a significant fire risk!
There are zero wild flower areas. All we have is an untidy mess of grass and thistles. There are numerous failed trees which just shows the level of care.
The customer service is non-existent. There is no telephone number to contact them (this is deliberate to avoid accountability). They often delay to respond, or simply ignore emails.
The residents have no option to go elsewhere since it’s written into the Deed of Covenant. There are penalties for not paying the service charges and this only rewards failure.
The Competition Markets Authority has recommended cessation of these “fleecehold” arrangements. Everyone needs to petition for change.

Unnecessarily high charges. Charged for the removal of fly tipping, yet they have fly tipped themselves (greenwaste) on our local park under the guise of promoting biodiversity - it's untidy and attracts pests.
Park is also not the greenspace it was promised to be.
Big red flag if they are your maintenance company.

The Bat Walk organised by Meadfleet on Wyndham Park, Yeovil on 28th August was an excellent event. It was informative, well-structured, and highly engaging for all ages.
Special thanks to Grace, Paul, and Rob for their expertise and professionalism throughout the evening. Poor maintenance of our site and next to no evidence of any work being carried out anywhere on the development.
Today we received a grovelling letter explaining all the things that Meadfleet do not have responsibility for but little explanation of what they are supposed to do. What are we paying for?
We had effective chafer grub treatment carried out on my property early in July and have had no grub damage, why wasn’t this done by Meadfleet?
Yes it has been a dry summer but there is no hosepipe ban in the Severn Trent region.
Lindhurst share a lot of the blame here but I would ask Meadfleet to visit sites managed by other companies to see the difference.
Today’s letter also complains that customers have given negative feedback: this is any consumers right.
The letter is being reported to the Property Ombudsman.

Appalling company. Like most new estates nowadays maintaining the estate is the normal. Paying over £200 a year on a large estate you would think work would be done and carried out every few weeks . The people who are supposed to cut grass replace dead trees cut hedges and keep it all looking nice what a joke . Sitting in the vans for over an hr before starting work if you can call it that . A quick grass cutting and off They go . Dead trees no replaced hedges not cut even after the nesting season has gone light bulbs not replaced paths not kept in safe conditions the list goes on . Oh and don’t think a quick phone call will work as there isn’t a number to call just an email address so you can never speak to someone. At the end of the day it’s just a money making scheme if by a miracle if any work is done you get a nice bill on top of what you think is included. Be warned if you are thinking of buying a home with meadfleet as the maintenance company stay well clear they are an absolute disaster

It’s a terrible company. Only sending invoices and chasing invoices of course, but no works gets done by them never. Impossible to get emails back or for them to take accountability for anything.

Giving Meadfleet 1 star even feels generous at this stage. The only reason that we still pay our invoices is because we are legally required to. A fact that Meadfleet like to remind us residents of and use to their advantage whenever we dispute or query the invoice breakdowns.
We bought our first home on the Lindhurst Estate in 2021 and were excited by what we were promised. The reality has regrettably been very different and the estate has looked poor throughout this whole duration.
Poorly maintained green spaces, weeds galore and a general lack of care.
Multiple residents and a residents committee have consistently raised concerns regarding these standards, and are constantly dismissed by Meadfleet and their representatives. A new excuse is offered every time…
We saw a glimmer of hope last year when they subcontracted the work to a company called Weedfree. The estate started to look like what we were all promised, however despite disputes from the residents committee this contract was not renewed and was instead offered to a different contractor. This new contractor is as useless as the rest. Appreciate we have had a hot summer, but other new build developments local to us seem to still be well maintained and look presentable.
I’m sure this review will be met with yet more excuses, but enough is enough. Meadfleet need to take some accountability for the condition of our estate.

Edit to respond to your reply: how can you justify blaming the summer when not a single persons front lawn looks as bad as the grassy areas on the estate? I am also not just referring to the weeds in the pavement cracks, they are also all over the grass, along with nettles and thorns that make it dangerous for children. I have been at home all summer and I can’t say I’ve seen anyone on the estate maintaining these areas and neither have the many neighbours that I’ve spoken to. The fact is you are providing us with an extremely subpar service and charging us premium prices for it. It is in your interest to resolve this as residents are getting more and more frustrated.
The grassy areas on the estate are very poorly maintained. There are weeds everywhere, and much of the grass is dry and patchy. In previous years we were told dry weather was to blame, but when a different landscaping contractor was looking after the estate, everything looked lovely and well kept. Sadly, the standard has gone drastically downhill since then, and it’s unclear what we’re actually paying for.

This company are like the government. Force people to pay money for a service which is never done.
I have lived on the Lindhurst Estate for nearly 6 years and every year they come up with a new excuse why the green areas are not looked after and in the poor state they are.
If they where just a normal landscape gardening business they would not get paid or work from anyone.

Poor management. We spend more money on overheads than we do the work being carried out. We’re even being fleeced into paying two different bills because of where we live. It doesn’t make sense to pay one bill for the rest of the estate and another for a small patch of grass on the plot we live. Really feel as though we’re being conned out of money each time we get a bill through. They have an excuse for everything and will always pass things off as not being in their remit yet the bills we get aren’t cheap.
