We purchased a Norfolk Home in Ann…

We purchased a Norfolk Home in Ann Arbor, and the entire process has been a nightmare. Using their recommended lender, Dart Bank, made it worse. Norfolk forces buyers into a construction loan that later converts to a mortgage—but hidden in the fine print is a clause allowing them to delay construction by up to two years with no accountability. They take undisclosed draws from your loan, costing you thousands in interest monthly, while your build sits untouched for weeks.

Communication is abysmal. Salesperson Lisa was condescending and unresponsive. Requests for project timelines, budgets, or milestones were ignored for months—then we were sent a photo of a whiteboard with scribbles. Quality is poor, and materials are the cheapest possible. Our floors, a 1-day job, took 6 weeks. Features like soft-close toilets, under-cabinet lighting, and a finished basement are all expensive add-ons, despite being standard elsewhere. For example, Toll Brothers offers a free finished basement—Norfolk charges $50K+ for a lesser product.

They took $130K in fees and a $60K contingency from our loan with no explanation. The stonework was installed incorrectly—broken, crooked, and against the installation guide—and Norfolk refused to fix it despite repeated complaints. Instead, they staged a fake leadership meeting and buried us in materials hoping we wouldn’t read them.

Bottom line: Norfolk is disorganized, deceptive, and financially exploitative. They fund their business on the backs of buyers while delivering delays, poor workmanship, and zero accountability. Save yourself the stress—go with a reputable builder like Toll Brothers.

First time buyers

We’ve recently completed on our purchase of one of the new homes in The Landings development, and we cannot recommend Norfolk Homes enough. They’ve been so helpful, friendly and informative throughout the process as we are first time buyers, from Katherine in the sales team through to the team onsite who gave us advice on our moving day as to where the local shops are. The house has so many thoughtful and high quality finishes as standard, the house is top quality and we’ve been incredibly pleased.

Well built home with great service

We recently purchased a new build Flanaghan detached house on the Brooke Meadow Estate in Poringland, and the entire experience has been nothing short of fantastic.
As first-time buyers, we were initially unsure of what to expect, but the process was made completely stress-free thanks to Max, who was incredibly helpful throughout.
From the start, communication was excellent, and any questions we had were answered promptly. We were able to customize our new build and chose the kitchen and tiles for the kitchen. The quality of the build is impressive, with premium features like underfloor heating adding that extra touch of luxury. It's clear that attention to detail was a priority.
Though we encountered one or two minor teething issues, they were addressed within 48 hours, which speaks volumes about the company's customer service.
Overall, we are extremely pleased with our new home and would highly recommend this company to anyone looking for a well-built, thoughtfully designed property.

Completed to a High Standard

"Best condition I have ever seen doing snagging for years" as commented by our snagging inspector. Only minor issues were there and Norfolk Homes have rectified all of them quickly and nicely in 2-3 weeks.

This high standard of completion is given that Norfolk Homes include a lot of items that are add-ons at other developers, say flooring, wardrobe, towel rails and electrical devices. Meaning that their few number of issues are covering more items than the industry standard.

Customer service was outstanding too, Emails were always replied within one working day. The purchase process was smooth with their team reminding us the process at important dates.

While their homes appears not as cheap as other developers, the quality really outweighs it and we believe we are getting more than we have expected.

Before purchase, we hesitated when we saw the small number of good ratings. Now we believe more 5-star ratings should be here.

Norfolk Homes Wensum View

Zoe at the Wensum View site has been brilliant from beginning to end. Always available to answer all our questions and let us go in the show home as many times as we wanted, also we were able to view our home at various stages loads of times.
The after sales has also been very good, Shaun and Jason have been on hand to sort any issues out, there haven’t been many at all which is obviously very good.
We wouldn’t hesitate in buying a Norfolk Homes house again.

Poor quality finish…

We recently purchased a new build property from Norfolk homes and have been bitterly disappointed in the quality of the finish. We fully expected snagging and we did have those issues including a cracked window, a misted window, two leaking sinks, a gas hob without connection for the electric ignition, and a warped garage door, we have now owned the property for one month and those issues were finally fully resolved yesterday. However, the finish of the property was appalling, it transpires that both the cleaner who cleaned prior to completion and the painter who worked on our property no longer work for the company as Norfolk Homes had recently been made aware prior to our completion of the issues with their standard of work. This is obviously of little consolation to us, knowing there had been quality issues our property should have had a thorough inspection prior to completion but instead we have had to spend the last month working with Norfolk Homes to resolve all the problems relating to the finish of the property which have been many and has been stressful and inconvenient. At times it has been like living on a building site with up to four trades in our home at a time. Whilst I appreciate Norfolk Homes are trying to resolve the issue, I am disappointed that they do not acknowledge that a) this shouldn’t have happened and b) the unnecessary stress and inconvenience it has caused, they seem to be of the opinion that as long as they put it right it doesn’t matter that we purchased a property where you should be able to expect a standard of finish for the price paid for the property.
Currently we regret purchasing from Norfolk Homes as the ethos the managing director quotes on the website is far from the reality.
