We sold a portfolio of HMO/Rental…

We sold a portfolio of HMO/Rental houses using O'RIORDAN BOND (ORB) as the agent.The sales were very complicated and took a long time though no fault of ORB.
We received good service from all the staff but excellent service from Stuart Carter Client Care Area Manager who kept in regular contact with us and the buyers to expedite the sales in difficult circumstances.

Do not use O'Rioden Bond Estate agents…

Do not use O'Rioden Bond Estate agents Earls Barton! They were agents for the sale of my uncles house. They lied about the property saying it hadn't had a survey done by a potential client when it had. The manager lied saying if the jobs(central heating)hadn't been done on the property prior to being sold it would be worth ZERO! Doesn't she know about homes under the hammer?! No property is worth zero.
Untrustworthy agents! Steer clear!

ORiordanBond, Northampton : I cannot recommend this agency either

I cannot recommend this agency either. The faciliated a tenant for me, and I purchased GoodLord rent insurance from them. A nightmare to deal with and no active follow up for payout. ORB holds the rent insurance contract and GoodLord is not easily reachable. While GoodLord has made payment for 2 months rent, I am still waiting for the remaining months. Stay away from both!!!!

Awful service by Rental Team Unfair and Rigid Income Assessment

I had a very disappointing experience with O'RIORDAN BOND estate agents. Despite my wife being continuously employed for the past three years on a zero-hours contract, her income was completely dismissed during the affordability assessment.

For a rental property priced at £1,150 per month, my £40,000 annual income alone was deemed “not sufficient,” and they refused to take my wife’s earnings into account at all, even though she has a consistent work history and regular income.

This approach feels extremely rigid and out of touch with modern working arrangements, where zero-hours and contract roles are common and legitimate. No effort was made to assess combined household affordability fairly or pragmatically.

The lack of flexibility and understanding ultimately led to an unnecessary rejection, wasting our time and causing frustration. I would advise other applicants—especially dual-income households with non-traditional contracts—to be cautious and clarify their policies upfront.

I am not going to use O'RIORDAN BOND in future

I don’t recommend this agency

I don’t recommend this agency. We applied to rent a property, there was a mixup with my partner’s landlord, the estate agents were made aware of this and they said it is fine. We have been reassured that everything is fine, the property is ours so we stopped looking for other properties just to be told 2 weeks after that actually the landlord refused the application due to them being unable to confirm the previous landlord. They were really not helpful, they promised call backs which did not happen, I have asked numerous times what we can do to sort this out and they were just not interested due to Christmas coming and NY as they were all off. They lie to you in your face, they are not being honest and really not helpful.

Weston Favell Gangster Estate Agents

We sold and purchased with the Weston Favell branch. We found ourselves needing to “play the dirty game” with them and put up with the rude, patronising tone of Steph. If anything, navigating the gangsters of estate agents adds to your stress when they’re not genuine and only motivated by money alone and get no job satisfaction with a happy customer. They don’t check buyers affordability (didn’t even ask for proof from us either) so chains will be wobbly. They hide reasons for previous sale collapses including what’s uncovered in surveys and will try deter you from getting full reports to avoid extra stress for them, they don’t care, they just want their money! They don’t care about ensuring the transaction is right for seller and buyer or being honest when asked directly… they lie. The only bonus about buying and selling with them is it’s double the commission so more a money motivator for them alone. They like to make a quick buck (don’t we all?). Minimal after care customer service when you have legal issues, they literally wipe their bands of you claiming a “concluded end” to an issue they created. The only reason why we have given it a 2 star is that it was boosted by two factors, we actually completed (when we lowered ourselves to play the dirty game) and that Chelsea in the admin office was the only genuine and caring person we came across. Avoid Stuart though, he will breach GDPR by association and talk to you like you’re something on the bottom of his shoe. Be prepared to be compliant with their tricks and try stay one step ahead if you choose to do any transactions with this branch. Nothing worse than having to lower your morales and ethics just to buy and sell a house.

4.5 months in and no exchange

I have dealt with the kingsthorpe branch, all seemed quite positive initially, quick "sale" I.e. offer and accepted within a few days with info that the buyer had sold. I waited 9-10 weeks before I started chasing as there was zero communication. Was then informed the help to buy property of the seller always holds things up (had never been advised of this before, only after nearly 3 months patiently waiting). Also used the estate agents recommended conveyancer as it should apparently "make it more straightforward forward". When I chased with the conveyancer (key conveyancing) I was told it wasn't appropriate for them to advise on certain things as they were representing the buyer as well and to go through the estate agent. From there it was never clear who to talk to about what. The client liaison often delivered bad news with a helpful laugh. I was very upfront I would struggle for this to go past the 4 month mark due to financial constraints, cue a cheery email detailing due this near to Christmas the buyer would struggle to get a removal firm so to round it up to Jan. I was told exchange was imminent on wed or Thursday this week now on Friday and still no exchange. I'd emailed the conveyancers who failed to respond all day. Managed to get hold of them on the phone this afternoon to a vague excuse where the usual help to buy red tape was trotted out. When I pressed them it seems its an outstanding query from the bottom of the chain. They seemed to have really good reviews on here so hopefully this review gives a bit more balance. If you value honesty, transparency, effective communication and respect, go elsewhere with your business.

We did it

Firstly, to Steph; no one could have worked harder to sell our house. She was absolutely brilliant! Just when we were about to give up, she gave it one last push and sold it for us. Her determination and positivity never wavered, and we’re so grateful for everything she did. We are now moving to our dream home next week!

And to Chelsea; Thank you for all your support and for keeping things on track throughout the process. Your calm approach, clear communication, and friendly manner made such a difference during what was a very stressful time for us and for her!

We honestly couldn’t have asked for a better team. Thank you both for going above and beyond to make it happen!

We recently sold and purchased a house…

We recently sold and purchased a house through the Brixworth office, and we couldn’t recommend the team highly enough. Adele was a fantastic support throughout the entire journey - extremely credible, knowledgeable, responsive and above all, a really lovely person. Adele went above and beyond for us and is a real asset to O'riordan Bond. Matt and Jake were also brilliant whenever covering for Adele. We’d highly recommend the Brixworth team to family and friends!

WHAT A BUNCH OF JOKERS….I RENT THROUGH…

WHAT A BUNCH OF JOKERS….I RENT THROUGH THIS LOT. I PAY PROBABLY THE HIGHEST RENT FOR A 2 BED APARTMENT IN NORTHAMPTON, PAY RENT 10 DAYS EARLY EVERY MONTH FOR OVER 2 YEARS. INSPECTIONS ARE A JOKE, THEY CANCEL, DONT TURN UP AT ALL. THEY AGREED WORKS TO THE FLAT MONTH AGO…,GUES WHAT? EXCUSES AND NOTHING. THEY SEEM TO EMPLOY KIDS THAT CANT DEAL WITH ISSUES BUT ARE OBVIOUSLY CHEAP.
AVOID AVOID AVOID LIKE THE PLAGUE

Trust? Maybe not!

Told my house was un-mortgageable and O'Riordan Bond advertised it for £160k for a cash buyer only. This week I have sold it through another company for £185k to a buyer with a mortgage! ORiordan Bond's stapline includes the word 'trust.' I wouldn't if I were you.

I had a deeply disappointing experience…

I had a deeply disappointing experience with O’Riordan Bond. After applying to rent a property and attending a viewing, I was informed that my application had been successful. I was asked to pay the deposit, which I did promptly, and I completed all the required paperwork and referencing without any issues.

The entire process took nearly three weeks — during which I was led to believe everything was progressing as expected. Then, with no warning, I received a call informing me that the landlord had suddenly decided to sell the property instead. As a result, I would no longer be able to move in.

This last-minute change has put me and my family in an incredibly stressful and precarious position. I am required to vacate my current home by 25th July, and now, through no fault of my own, we are left scrambling to find somewhere to live — with very little time and under immense pressure.

When I raised my concerns with O’Riordan Bond, they claimed they were not responsible because the landlord made the decision. While I understand that landlords can change their minds, I find it unacceptable that an agency would allow applicants to complete the full process — including financial commitments — only to be left high and dry with no accountability.

I cannot recommend O’Riordan Bond based on how poorly this situation was handled. Renting a home is not just a transaction — it affects real people and families, and that should be treated with far more responsibility and care.

Smooth and supportive so far

I am presently in the process of purchasing a House through O'Riordan Bond and although we have NOT exchanged contracts (navigating its conveyancing process) - my experience has been really positive!

The team has been friendly, professional as well as very responsive—they have been quick to organize viewings (their flexibility in terms of scheduling is impressive) & readily chase up info when needed.

Communication has been clear and they consistently answered all my queries promptly ¬ which truly helps reduce a lot of stress that can come with the home-buying process ¦ a genuinely supportive experience.

If I could suggest anything, it would be offering a bit more structured guidance on what to expect at each stage especially providing regular (weekly/fortnightly) telephone updates for buyers going through the house purchase process for the 1st or 2nd time.

Looking forward to completing the process with their continued help—so far, I’d happily recommend them!

Liam at O’Riordan Bond in Duston North has been an absolute star. Selling and buying my new home was stressful at times, but having Liam in my corner made all the difference. He was kind, patient, and always kept me in the loop, never had to chase him once, no confusion, just genuine support and great communication. You could tell he really cared, and that meant a lot. I honestly don’t know how I’d have got through it without him. Thank you, Liam!

Liam was exceptional in handling my mother-in-law's sale. He was empathetic, informative, and always available to support us throughout the entire process. His genuine nature ensured we were never left wondering about the status of our sale. When we encountered a slight hitch, Liam smoothed it over seamlessly. Outstanding service

I really can't recommend the team at The Duston office enough. Liam, Matthew and Joe all went above and beyond what they needed to do to make sure our house sold and we found one to buy very quickly when our original purchase fell through in the last couple of weeks. Without their hard work I genuninely don't think we would have ended up moving. I had 3 estate agents in to quote to sell our home and they were by far the most professional and suggested the best price which we got fairly close to. Other estate agents had quoted significantly lower as though they just wanted a quick sale. Team, you were all fantastic, I really can't thank you enough and if I move again I would definitely be coming back. You also did a great job with the house sale/purchase for my parents, equally as efficient and helpful.
