We have used Felix and Lisa at Overseeproperty for the last 4 years and have made numerous trips to Cyprus and have used these guys for our rentals, car hire recommendations and also restaurant s etc.
Always been there to help whatever has happened as well as always having the villas spotless everytime.
They obviously speak English being expats and they come highly recommended

We have hired villas and been looked after by Lisa and Felix since 2015. They are always available and quickly come back to you when you have a question or need help with something.

We know 100% that the villa we book with overseeproperty will be to the highest quality and clean.

We can truly relax on holiday knowing we are in their safe hands. Would highly recommend.

Would highly recommend using over see property. We have stayed at different villas of Lisa and Felix villas. With friends and as a family with our children and can’t help but keep returning year after year.

The Villas and pool are always of the highest standards. With Felix popping by and maintaining the pool very discreetly too. The welcome pack supplied by Lisa is also incredibly helpful. Lisa’s communication is amazing and very efficient along with help with any additional needs and recommendations.

The Townhouse is clean and tidy and has everything you'd need including UK TV 📺

Located 5 minutes slow walk to the main drag of shops bars and restaurants but still very quiet at night 😴
There is a useful balcony and a patio area for reading 📚 and sunbathing 🌞
We've stayed here twice before and are booked again for next year, ideal for us 😁

We stayed in a fab Villa in Coral Bay, really well positioned, with no need for a car. A quick stroll to the beach and all the bars, restaurants and supermarkets.
Lovely pool, well equiped Villa & great response from Lisa and Felix if we needed anything, this was our second stay here, highly recommended.

We’ve stayed in many villas over the years, and this one’s probably our favourite. A great location with excellent facilities including the largest pool we’ve ever had at a villa, and an outside kitchen that’s a great extra to have. We’re a family of five and had plenty of room to either be together in the pool or to chill with a quiet read on the balcony or in the comfortable lounge. Less than a ten minute drive to Coral Bay’s ‘strip’ or the sea caves, (try a 20 minute walk down to Sentiero for dinner and to watch the sun go down, a taxi back is only 12€), and just a 20 minute drive into Paphos, you really can’t go wrong. If I were you, I’d book. Now. We’re planning on returning next summer for even longer - the first time we’ve gone back to a villa! Thank you!

Had a great stay at one of the properties managed by Lisa and Felix. The accommodation was exactly as described with the bonus of a fantastic welcome pack (even better as we had a late flight).

I had a truly wonderful stay at this villa in Paphos. The property was spotless, spacious, and beautifully maintained – exactly what you hope for on holiday.

What really stood out, though, were the hosts. Lisa and Felix went out of their way to make everything perfect. From the warm welcome to the thoughtful touches throughout the stay, nothing was too much trouble. You can tell they genuinely care about their guests having a great experience.

The villa itself had everything I needed and more – clean, comfortable, and peaceful. I wouldn’t hesitate to stay again and have already recommended it to friends. Thank you Lisa and Felix for a fantastic getaway!

I have stayed in 3 of Lisa and Felix’s properties over several years. We wouldn’t get a rental from anyone else. Properties are well maintained and very clean. They are there to help day or night. I wouldn’t hesitate to highly recommend them or their beautiful properties 10/10 ⭐️⭐️⭐️⭐️⭐️

My hubby and I and a couple of our good friends went to Lisa and Felix's villa last summer.
We had the most amazing time and will definitely return soon.
The villa was spotlessy clean and very well laid out with a lovely open plan airy feel to it.
Lisa had left us a welcome pack which was definitely most welcomed, it saved us having to find a shop for our basics immediately and we felt relaxed straight away.
We loved the welcoming touches like a book case with plenty of games and books to enjoy. There was also lots of leaflets and information on places to visit and things to do in the local area.
The beds were very comfortable and the living area was great for chilling in the evening with very comfortable sofas.
The outside space was fantastic, a beautiful pool with Roman style steps so you could easily walk into the water without having to climb up and down a ladder. The patio was so sunny all day with comfy sun loungers and parasols to get some shade if you needed to. I loved having breakfast under the huge veranda in the morning and I also loved the separate seating area at the side, perfect for reading a book with my Pimm's and lemonade!
One day we bought some inflatables for the pool and on our return realused we'd need the lungs of a synchronized swimmer to blow them up! A quick root in the kitchen cupboard revealed a pump! What a relief -Lisa really has thought of everything!
In short-we found the villa inviting, comfortable and beautifully clean, Lisa really does pay attention to detail.
As well as being perfectly equipped I think it's the perfect getaway for families or couples. We WILL be back -thank you Lisa and Felix

5 Stars – A Perfect Getaway!

We had the most wonderful stay at this beautiful villa, it truly exceeded all our expectations. From the moment we arrived, everything was spotless, beautifully presented, and incredibly welcoming. The hosts Lisa and Felix were friendly, professional, and thoughtful, ensuring we had everything we needed for a comfortable and relaxing stay.

The villa itself is stunning, spacious, stylishly decorated, and fully equipped with everything you could possibly need. The kitchen had all the essentials (and more!), the living spaces were cosy yet elegant, and the bedrooms were incredibly comfortable with quality linens and peaceful surroundings.

The outdoor space was our absolute favourite, a gorgeous private pool, plenty of loungers, a shaded dining area. It was peaceful and private, perfect for both lazy days in the sun and lovely evenings dining al fresco.

The location is fantastic too, quiet and tranquil, yet just a short drive from shops, restaurants, and local attractions. We truly felt like we had the best of both worlds.

All in all, we couldn’t have asked for a better holiday. We left feeling completely relaxed and refreshed. We would highly recommend this villa to anyone looking for a luxurious and stress-free escape. We can’t wait to return!

We rented two villas from Lisa and Felix and we stayed over 6 months. We had such great experience that referred a friend and when they came they also happily stayed at one of their villas. The villas were fully furnished and had literally everything that we needed for our long stay. They were also super clean and well looked after. Every single time we needed anything Lisa and Felix were a call away. I think the highlight of our stay was building this friendship with them who would go out of their way to make sure we felt welcomed and at home. We had unforgettable memories and we can't wait to go back.

I highly recommend Felix and Lisa when you’re looking for a place to stay in Cyprus. They go over and above to make sure all of your needs are met. They provide a great welcome pack, beautiful properties, recommendations for restaurants etc in the area. The villas are well maintained, clean, and in a great location. You really couldn’t ask for better management. All your holiday needs are covered by them, and nothing is too much trouble. Felix and Lisa run a wonderful management service and if you are visiting Cyprus you won’t regret booking with them.

My wife and I have booked villas with Lisa and Felix for the last 10 years. We have stayed at 4 different villas over the years and each one has been superb, very clean, good locations and good facilities. On the odd occasion that we have had some SMALL problem, it has always been resolved immediately. We always feel that Lisa and Felix go the "extra mile" to help ensure a great stay and are extremely knowledgeable about good restaurants and day trips. We can't wait for October, when we return again.

We always stay at Oversee properties when we holiday in Cyprus! Lisa and Felix Moakler are amazing owner/managers of fantastic villas! You get a fabulous welcome pack, no worrying about finding an open shop after a long flight, plus if you want anything extra, Lisa will go the extra mile to get it for you. Any problems and Felix is there fixing it. Need a recommendation for a nice place to eat, go no further than Lisa and Felix. Want to hire a car, booking with Oversee you get discount with the local car hire business, we always use them. Not that you need a car staying in Oversee properties in Coral Bay, the buses are great, but we like to explore. We would give Oversee 10 stars if we could! This is the 4th year in a row that I have been hosted by Lisa and Felix in various villas. Every single villa has clearly been prepared with a lot of care and attention and it's a special treat to get a complimentary welcome pack, especially on a late arrival. Lisa also offers to buy any other shopping you require on arrival, at cost. I had a small problem opening a patio door and Felix promptly attended to assist. It's also nice to have fresh bedding and towels during the stay and these are provided at a very respectful time of the day (with prior notice) and always with a smile and an offer of any advice /help or restaurant recommendations.
I truly wouldn't book with anyone else. It's a shame they only look after properties in Cyprus however having enjoyed my holidays so much, why go anywhere else.

I don't know about other guests that have given positive reviews, but this is a very dirty & old/tired Villa. They advertise this villa under a different name, & please note there is ONLY air conditioning in the bedrooms, the only thing you have in the whole of the downstairs is one floor fan, which was so caked in dirt & dust, & broke down after two days, it is so ineffective you may as well be sat in a sauna. The furniture & some of the furnishings that are advertised on line are not in situ. Some furniture is absolutely filthy, caked in dirt/dust is ripped & covered in cobwebs, and other pieces are so old & tired. The curtains & windows/window sills are absolutley filthy, caked in dust & dirt as well as the Kitchen which is particularly poor/dirty, many of the cupboards, pots, pans, utensils & appliances are covered in dirt & grease, many you would need to wash before you could use them, with some covered in old dried on food. Owner is in a world of her own & deludes herself that her villa is not only clean, but that much of the furniture is brand new, who does she think she is kidding, (herself) she just doesn’t care less, she’s only interested in getting your money. Just like ourselves, when other guests have expressed their concerns they have been told they should leave, other reviews/guests advise the same on this & many other issues as above, on other sites. Lisa tells lies about offering us the chance to change accommodation, this NEVER HAPPENED & I have the email trails to evidence this to authorities.

There are also some very troubling concerns documented by other guests on Trip Advisor & Trust Pilot about the owners conduct, please do read these for yourselves. Please also read our extensive & detailed review along with the maximum of 50 photos that we have been allowed to upload on to Trip Advisor, but there are some different photos on VRBO & judge for yourself. We will also upload as many of the remaining photos we have under my husband’s name & account, for any future customers who are looking for a villa, so can see for themselves.

I am writing this on behalf of my mother, who does not use social media, to highlight the appalling experience we had with Lisa and Felix.

First and foremost, as mentioned in other reviews, they persuade you to book directly to avoid the 10% commission charged by booking sites. This means you cannot leave a bad review on these platforms later or get a refund, so I strongly advise against booking directly (or booking with them altogether).

Upon arrival at the villa on Saturday, July 6th, we were greeted by cobwebs, precarious ceiling fans, sticky cutlery, unclean floors, and worst of all, an ant infestation in the cutlery drawer and on the countertops. When we raised these issues with Lisa and Felix, we were told to clean the kitchen properly, despite this being a problem on our arrival. We had not caused the ant issue, and my mother, who is extremely clean, left no food out during our stay. The ant problem persisted throughout our stay. Cans of ant spray (which they claimed were fly spray, despite no flies being present) were found under the sink, and other online reviews mentioned ant problems but we were told by Lisa and Felix that they had not had this problem before. On our departure we sprayed a large number of ants under the sink, Lisa and Felix claim not to have seen any ants afterward though.

The villa was generally filthy (even I, with lower standards than my mother, found it disgusting). Dust was prevalent, under the beds were dirty, the sun loungers were stained, and the pool had a green ring around the rim.

On Sunday morning, we encountered a cockroach in the kitchen. Cockroaches are nocturnal, and seeing one during the day typically indicates an infestation. After catching it and releasing it down the road, Lisa's response was to put down some spray, which Felix did. The following day brought more issues, including two more large cockroaches, which we photographed. Despite our request for assistance, neither Lisa nor Felix came to remove them, leaving me to deal with them.

The same day, the shower pole fell onto my shoulder without any contact, and upon investigation I found it to just be resting on the door frame. While we were watching TV with the cockroach trapped in a plastic cup waiting for removal, one of the freestanding fans snapped with a loud bang, likely due to its age. This highlights a recurring issue: everything in the villa is old and worn and needs updating.

The final straw was when we returned from an evening out to find that more shutters had been opened than we had left. Including shutters upstairs. This left us, four girls traveling alone, feeling very uneasy. I ended up sharing a bed with my mother, as a grown adult, due to fear. We decided to book a hotel for our final two nights, an expense we could hardly afford, but it was our last resort.

We left the villa as we found it (if not cleaner) other than one cockroach which we saw minutes before we left. Lisa had the audacity to cancel a day room booked in my mother’s name at a resort while we waited for our flight. Thankfully, the resort staff were understanding and upheld our booking.

Throughout our stay, the only assistance we received was Felix spraying some spray and leaving a new fan and insect traps at the front door. Have contacted them for a partial refund as we left the villa early, however this was refused as they did not see a problem. Avoid this villa at all costs.

We booked this holiday via Vrbo.
Prior to coming the host contacted me to tell me it was Easter bank holiday when we arrive due to the different calendar here. She kindly offered to get us some shopping, at cost, and we arrived to plenty of water as requested.
The villa is in a lovely peaceful setting (depending on your neighbours). The pool area is lovely and you can catch the sun all day if you want to or there are places to be in the shade. I’m more of a sun person. We loved hanging around the pool and watching the lizards. The outdoor seating area was lovely. Inside is very inviting/ cosy. The pool could have done with a clean. I understand this is done on a morning to stop disruption to the holiday which is great and the water was clear the whole fortnight however the dirt at the bottom can’t not be cleaned up with the net provided and a vac of the bottom would have made a huge difference. Next doors pool man comes for a decent amount of time twice a week. Our direct Neighbours were lovely and even offered to get our shopping for us prior to us hiring a car.
There is a lemon tree with lovely, large lemons on it. They were great.
The only downside to the villa itself was the cleanliness - although I must say we find our standards are high on the cleanliness front, so I think most people would be happy with it. We bought some cleaning products though, so an easy fix. Also there is a damp smell in the bathroom, we aired it well with the window open all day and bathroom door locked for security. The smell went, but from the side of the building and the wall inside I do think this needs looking into as could cause some structural damage if the damp is not addressed as mould continued to build over the fortnight despite good ventilation and the plaster was falling outside which we swept up.
Coral Bay is currently a construction site while ‘the strip’ has a new road and pathways put in. I wish we had been informed prior to coming and feel this was a major let down on our host’s behalf, especially as they were forward thinking enough to inform us of easter weekend so could they not have informed us of the works on the strip? We had not hired a car originally due to villa description of everything being in walking distance. We have then had to hire a car whilst here. If I’d have known about the works, I’d have likely arranged car hire prior to coming and then would not have bought transfers from the airport, and it would have allowed me to hire a car from a different credit card. I don’t have loads of money to splash about unfortunately and this is our main yearly holiday.
The response from the host, when asking advise on places to go, due to the state of the strip, was quite rude as she couldn’t understand the upset as restaurants (on the building site) are open from the rear (the back alleys / car parks) and there are 20 restaurants she has listed on her little note on the table to inform us of the closed road and the minimal access, on arrival to the villa. Unfortunately this is not the kind of holiday we would want - eating on a building site and going down back alleys. It is about 30 min walk from the villa to the strip due to the road closure- approx 2kms according to Apple apps. Our holidays are very much about dressing up and walking to restaurants and enjoying the atmosphere - none of that here! I did contact the host after finding the building site, but it was clear from her response (and looking at reviews their response on reviews) if you query or question her she is very defensive. The empathy from the car hire man was spot on “why would you want to sit in a restaurant with works going on. It’s not the atmosphere you want” and he gave great advice on places to go!
I do think coral bay is not really for us, but as a base this villa is good and we enjoyed hanging around the pool and the homely feel of the villa. Despite listing the negatives we did really like the villa. Even if coral bay wasn’t a construction site i would recommend car hire.
I have tried to contact Vrbo regarding the building site, especially as the host was not approachable / lacked empathy.
I have also left a review on Vrbo, with the limited word count they allow. The hosts response was even worse than expected and evidenced her rude attitude and that she’s very unapproachable. She had not been happy I hadn’t commented on the lovely welcome pack; a loaf of bread, spread, cheese, ham and jam. I had limited word count, was not blown away with the welcome pack, but had said thank you to the host on our arrival.
She said the mould was off a broken pipe on the roof, that I hadn’t reported. The place was mouldy and stank on arrival - why would I know a pipe had burst? Why was it not noticed before - it stank of damp? If she was approachable and helpful I would have reported the smell but she was rude and unapproachable and did not want to deal with her when I was on holiday.
