I’m in the wilmington building & the…

I’m in the wilmington building & the management is Horriable ! Not sure what’s the lady name but she’s very rude & doesn’t know how to talk to people . She very inconsiderate & spiteful. Mantance doesn’t fix things right & end up getting broken again & I get blamed for it & wrongfully charged . I explained that my daughter has autism & she was very inconsiderate & told me I might as well move out .

When I first moved in the property…

When I first moved in the property manager kept up everything he was amazing. Now it's like living in slums. Water damage, caulk on tub falls off, they charge you an outrageous fee any where from $50-$60 and up to replace blinds anything that should be replaced regularly. Took them a year to replace my sink faucet. $20 a key. I have to have my oven pilot light replaced every year around June July. No gate lock to our front court yard makes it easy access to people looking to rob you, if you got away from a domestic violence relationship they can get in to unalive you, easy for kids to be kidnapped if playing in the yard. People bring bugs and rodents. Trash being tossed out windows. Crack heads living in the building shitting in trash cans and dumpsters and around the building. Prostitution going on like $20 hookers selling coochie.

UPDATE: Partial Working Kitchen

UPDATE: Today is July 11, 2022. And the residents in my building, floors 1 thru 3, have been without a working kitchen sink since June 24, 2022, due to demolition for the replacement of the water drainage pipe. Meaning, we have to wash our dishes out of our tub where we bath and shower. In addition, we can't cook a decent meal in our kitchen, due to the water damage, mold, & mildew, & the partial demolition that took place in our kitchen's on June 23, 2022. Therefore, we are in need of a new kitchen, that coincide with the expensive rent we're paying monthly. I notify the City of Chicago, on June 28th. I spoke with the supervisor, Mr. Prejo, today, and it sounded like politics. We have been tenants for more than 13-years. And if this happened to us, then this can happen to you, as a tenant of Pangea Real Estate. Tenant's have rights too!

Great Property Manager

I would like to give my sincerest thanks to property manager Monique Davis. Ms. Davis went above and beyond the call of duty to assist me with a rental issue. She was professional, supportive and compassionate. She provided resources to assist me beyond what she was able to do. Her team is great as well, which says a lot about her as a leader.

Don’t do it

I moved in Pangea Lakes 10/21 really didn’t want to cause for one application process was horrible I missed out on 3 townhomes because my son is in college they kept going back and forth about him being on my lease one minute he did next minute he didn’t but after about two weeks to find out he did I missed out and ended up getting an apartment. Second I had a car accident yesterday and was told they don’t give temporary sticker and I stay all the way in the back and have to park my rental on Indiana St. I have to be at work some mornings at 4am that means as a woman have to walk two blocks in the dark when I should be able to park at my door where I pay rent ON TIME. I wouldn’t mind even paying like $25 for the temporary sticker rather than walking at 4am by myself. Plus how some places allow your guest to park certain hours doing the DAY no matter what time of the day cars get towed with a $218.50 tow fee so basically you are paying rent and can’t have guests unless they walk 2 blocks to your house or don’t have a car. I can not see myself renewing a lease

I been living in Pangea apartment for 5…

I been living in Pangea apartment for 5 years they are great I would love to stay with them. The process to get a approved is great the maintenance crew are always on point to fix anything. The Apartments are nice sizes with a lot of spaces.
But when it comes to the winter they hate when I mean they hate to turn up the heat it’s ridiculous. I have 2 and 6 year old who have sleep in the bed with me keep warm with heater on. I swear I hate when the winter come around. This my last year with them I am sorry. I can’t be cold because they want to be cheap and not turn up the HEAT.

DONT RENT FROM PANGEA!

So my family and I thought we found a diamond in the rough with this duplex in the south shore neighborhood. 4beds 2.5baths. Nice right?? We moved in in July of 2021 and have been dealing with the back up of sewer water in our basement. The zone leader bill is a piece of crap! Its always "we are working to resolve this issue" blah blah Blah. Same mess different day. Every 2-3 months, I wake up to sewer water in my basement, ruiningy things etc but am Expected to keep paying rent ON TIME! Smh. The receptionists in the office on Luella was Very unprofessional when I bought my concern to the office. Paying more attention to what was going on in her Phone instead of actively listening to a tenant with a problem. DO NOT RENT FROM PANGEA. If you do, I mean if you absolutely have too, ask questions, be thorough and look for (at least at 7243) look for water damage. Because had I paid more attention, we wouldn't be here. They are used to renting to desperate people that dont really care about these units and when they come across tenants like myself and my fiancee, we are given the run arounds! Screw pangea. You cant reach anyone over the zone leaders either! So if you have a careless zone leader then dont expect anything to be done when issues arise! Its ridiculous!

the worst experience I've ever had dealing with a real estate company the worst experience I've ever had dealing with customer service for management on the way down I really believe that they cleared the market for home by but did it so poorly that this company makes no sense to me

Unprofessional Behavior from a Pangea Maintenance Personnel

This complaint is regarding a Pangea Maintenance Worker that I no longer feel comfortable in being around, or servicing my apartment. I do not know his name. However, he is a short male, and his native accent is Spanish. The first incident first took place on August 03, 2021. The Pangea Maintenance Personnel was servicing Work Order Request #1939069. And once he finished, and during that time, I was showed the maintenance guy the debris that was left on my side of the back porch, by the contractors that rehabbed my bathroom. And that I did not have the proper broom to sweep it up myself,-(work order #1940417, placed on August 02, 2021). And the maintenance person made me feel very uncomfortable, by making an unwanted advance or pass at me, and more than once! And I said, “NO,” to his passes more than once. No, means NO! And at some point during the ordeal, he stated that he was joking. However, on the very same day of the incident, and before the incident; I asked the maintenance personnel about properly sealing the metal plate to the shower neck to the wall. And with a firm unfriendly attitude, he stated that the shower neck plate cannot, and never to be sealed to the shower wall. I did not believe him. I had to visit a relative’s home, to confirm if the maintenance personnel was being honest. And later learned that he was not being honest. So on October 06, 2021, I place a work order online for the shower neck plate to be properly sealed to the shower wall,-(Work Order Request #1975779, and completed on October 07, 2021).
The second incident with the same Pangea Maintenance Personnel took place on September 16, 2021. The maintenance personnel made a pass at me again, and more than once, meaning that I had said, “NO.” more than once. The Pangea maintenance personnel even went to far, by offering money, I said NO! And I was very upset, and emotional, but I did not let the Pangea maintenance personnel see my emotions, because I did not want him to feel uncomfortable, and panic, and attack me. For the record, I was once married to an abusive husband. I am a victim of domestic abuse from an earlier part of my life.
And regarding Work Order Request #1975779, the same Pangea Maintenance personnel serviced my apartment. And thank God my family member was at my apartment that day, because the guy is a creep, and I do not feel comfortable or safe around him. The look in his eyes, says it all, and his attitude. And the work he did that day was sloppy, and unprofessional.The Pangea Maintenance personnel had the white sealant spewing down the chrome shower neck from the installation of the shower neck plate. And the Pangea Maintenance Personnel had the white sealant all over the chrome part of the seal plate for the neck of the toliet water pipe. The type of work that you would not see at any place of business downtown, or up North in the nicer neighbor hoods. And the maintenance personnel even left the white sealant on my newly installed bathroom floor. Once the maintenance personnel exited my apartment, I used a rag to clean up the white sealant from the chrome shower neck, and from my newly installed ceramic floor tile. And it was during that time, that I realized that I had to speak out on the ordeal. And I ask that the Pangea Management, to not allow the Pangea Maintenance Personnel that I am speaking of to never again service my apartment, or any other apartment! I do not trust or feel safe around that person! And under no circumstances, will I open my door, and allow that person to enter my apartment.

Waste of time and money.

This company sucks. Waste of time and money. They always said they were behind schedule and every time you submit some new document you have to wait 3-4 business days. They never reach back out to you. Tried a different agency company and was able to rent out an apartment within 2 weeks while I was waiting for a response from Pangea for a WHOLE month. Do not waste your time with Pangea.

Bait and switch rip off company!

Submitted and application and paid $50 for credit and background check back on Sept 8th... today is the 20th of September and Pangea has not contacted me in any form. When I tried to contact them I was told that the apartment I was interested in had been rented. They tried to push another apartment on me for more money. I was seeking a 1br and when I submitted my application there were plenty. 2 days later there were none. They kept trying to offer me 2 and 3 brs.Don't believe all the available units they post because when you try to persue them, they are always gone. Pangea is a bait and switch rip off operation. I strongly suggest you look elsewhere for an apartment. I'm out of $50 and have no apartment or any communication from these crooks. My sister who passed away recently warned me not to deal with crooked slum Lord Pangea.Still haven't heard any results of my so called background check and I'm out $50. I will definitely be contacting the Illinois Attorney General regarding this rip off. I want my money back!

this will be my last year living here …

this will be my last year living here all 5 years we have had a great reputation of good tenants until now. being accused of playing loud music at night regularly . i have defended myself and took responsibility for it even tho i knew my music just isn't loud. now instead of an adult conversation my neighbor sneaks a sign on my door(picture on my ring ) when she could have just rang the bell to talk. so I try to be proactive and contact the office and i get well ,the letter was not offensive and he too does not hear that i said i do not play loud music. we are 50 years old who at this age enjoys loud music .. ijs i just want to have peace in my home i barely leave my apartment don't bother anyone let me be and management work with tenants who try to handle things in a more adult way that's all i ask

The behavior of the property managers

The behavior of the property managers at this company is out the roof. I overheard an employee stating she is having sexual intercourse with another Property manager in “vacant units”. The property manager who stated this is Ashley Woods. Not completely sure of the other parties name. However, it was unprofessional. She was arguing over the phone with someone bragging about this at my building! This should not be the action of an employee/Property Manager. In addition, her attitude is absolutely awful. I will be posting this wherever I can for the reviews because the bad behavior of the employees are never addressed around here.

Pangea will not refund me my money

I am a former tenant. Pangea refunded me less than half of the money in my account. I am still trying to retrieve my $240. I was told they gave me a reward in 2017 and I guess they took it back. The problem is Pangea never gave me anything. Apparently that particular office take the money and lie about what happened. I just want my money, that I over paid. I tried to get my money years ago but was told they will give it to me once I moved out. I moved out and is having a hard time trying to get all my money refunded to me. I just don't understand why they will withhold my money from me.

Shouldn’t have renewed lease

I have to deal with loud neighbors (fighting that results to police visits) I can’t even get mail at my location. Several neighbors in my complex complained to my property manager about someone stealing our packages and the manager basically said “oh well” (our property manager was changed and I was never notified and didn’t receive the new contact info).I have to get packages shipped else where because the manager could care less as long as they get rent. I had a really bad leak in my ceiling and it took 5 days of maintenance sending me off for them to sloppily patch up the leakage and if I didn’t watch them maintenance left my bathroom a complete mess. There’s a large hole in the carpet behind the radiator in my room. I’m pregnant so I can’t plug it. However for months I could hear the mice running within the walls. This is so irritating that I have to deal with this and I just renewed my lease for my second year here. I am deeply terrified of mice/rats and it’s already hard having a toddler here but now I have to bring a newborn into this crappy apartment! I’ve heard horror stories about Pangaeas neglect but I honestly want to yell at this point

Please do not lease with Pangea if you…

Please do not lease with Pangea if you can. They have the worst communication ever. I have been trying to get a new apartment with them for over a month and they tell me something new every call I have that delays my process because of THEM. I literally was told I did not have to do a new application because I am a current tenant, then I get told by another agent that that is not true, then I get told that I am supposed to do another application. I do the application and I call to make sure that it is complete and they receive it. Now the first apartment I wanted was taken because I had to go through this process AGAIN. Now I finish everything hoping I get another apartment I like... days later I call to check on the status, I was told it was still being processed and call back the next day and which I did. I get on the phone the next day and the agent is telling me my property manager did not put in a transfer form, which I spoke with him OVER A MONTH ago and he said he would. How did I make it this far with no transfer submitted and no one told me until the day my application gets approved.. also the same day someone took the apartment. I called SEVERAL times to try to speak with a supervisor but I keep getting the run around. It's not hard to let communicate what needs to be communicated. No one is helping me properly. It's disgusting that I have to go through so much just to get an apartment with you all and that's what you all do. And on top of everything THE PROPERTY MANAGER NEVER ANSWERS. and I see everyone else's reviews say the same thing. How do y'all even have tenants at this point. So unprofessional and sloppy. Also the first day I moved it there were dead flies all over the apartment and the property manager is like "Oh someone left the window open". When I moved in the windows were closed, meaning someone came into the apartment to close the windows.. and no one could take a broom and sweep up dead flies when you know someone is moving in. HOW MESSED UP IS THAT. You can care so less that you leave dead flies on the floor so the person moving in can clean them up. Like would you all appreciate if someone did that to you? It's not okay but you all think it is. You need to find new property managers or create a new system for you company. But it's okay I'm going to report to the BBB because they need to know what is going on.

First I would like to say when I first…

First I would like to say when I first moved with Pangea it was my first apartment and the process was easy. My first building manager Marcos was ok hard to contact but could catch him if he was in the office (right under me). When I first got here the apartment was good but the mice was horrible.. I had the whole mice family here and maintenance took months to find the hole... I caught at LEAST4-5 mice every two -three days then finally the maintenance man found the hole under the vent... so maybe a year later I was sleep and woke up to some running water... FROM THE BATHROOM CEILING.. maintenance patched the hole maybe two three times before it finally stopped running not leaking.. then 6months to a year later the store next to use had a fire that damaged part of my building (electric and fire department damage) Pangea patched up some of the problems but never came to paint the walls from the smoke damage nor did they try to find us some place to stay while our lights was off for three days nor did they try to credit us for rent to at least put more food in our homes. So now here we are today 4-5 years later now remind you I have been threw mice, a water fall from my ceiling, a fire and not to mention i just recently had a leak that they never fried from the first one.. but anyway they have let someone move in that has ROACHES... the roaches are so bad in the winter time the would die in the hallway because it was so cold but now that it’s summer they are out to play they have had pest control in here multiple time but it seems like they are spraying sugar so I ha e to come with an extra shoe ever time I go in the next room.. tho I can say since I’ve had a new building manger Ashley Fisher for the last year or so she be on point... Anything I ask of her she takes care of it.. so the spraying of the sugar for the roaches is out of her hands she just send pest control as soon as I complain... but out of 4-5 years here I have never been late or had complaints and yet just to transfer apartments they are making it difficult for me.. I love and appreciate Ashley Fisher she’s a great and very much professional building manger but who ever in control over Pangea and it’s services are HORRIBLE... they only got three stars from me because of my building manger but her alone she gets all 5 stars

If i could give negative stars I would…

If i could give negative stars I would they stole 950 $ from me and want give it back the refuse to give me a Receipt are very rude this is an organization that preys on the weak they need to be taken down and held accountable. Their employees are tyrants and are not held accountable for their mistakes very unprofessional never sign a lease with them it is the worst thing u could possibly do.

Unprofessional Conduct

I moved into my unit Dec 5, 2020 after viewing the apartment I moved forward with signing my lease I was told by the viewing agent what I should expect and if I should have any issues I should contact resident care. When I didn't receive my mailbox key I contacted resident care with not follow up after the time allotted for the follow up I called again as I was told by the rep that I would hear from the property manager who I left voicemails for I never heard anything from it took a month in a half to get my mailbox key. After that I had to contact resident care due to the fact my cabinet doors were painted shut, after calling at least twice and 3 weeks later maintenance came out to open the cabinet doors. We experienced heavy snow and waiting to see if maintenance would remove the snow and ice from the back of the building where we pay to park. I contacted resident care via email with pictures to show how dangerous it was for us to exit the building again no communication or follow up from anyone. March 15,2021 my sister informed me that she was taking herself and her husband to the hospital later that evening she texted that they tested positive for covid. On March 19,2021 my son and I are tested for covid my results was negative however, while waiting for his test results I stopped by the leasing office to pick up my parking sticker. I was told that I needed to schedule an appointment to pick up my sticker and on March 22,2021 I was at work when I received a call telling me my 13 yr old has tested positive for covid. I called the leasing office to inform resident care of my situation knowing the expiration date was coming up and I would not be able to come in the office I was told that the property manager would get in contact with me regarding my parking sticker. I called on the April 1, 2021 to pay my rent and parking fee letting the resident care rep know I now have covid and I have not heard from the property manager regarding my parking sticker I asked if a family member would be able to pick up the sticker for me. The rep simply stated that she has noted my account and that the property manager would get in contact with me on April 4,2021 I receive a call from my niece informing me that her father has passed away from covid. I have not received any communication from the property manager until my car is towed from my address on May 8,2021 this is after I contact the office asking why my car was towed also asking where was the location of the recovery company to get my car back. Please keep in mind I have just returned to work April 22,2021 upon receiving my negative results and quarantining another 4 days as advised I was unable to attend my brother -in-laws services or be there for my sister in her time of need wanting to heal and take proper safety measures. I had to call and get a friend to take me to get my call schedule an appointment to get my sticker at 3pm on May 8,2021. Once I get to the leasing office I realize I am early I call the office I asked if there was a payment that needs to be made I was told no I was just picking up my parking sticker. Mr. Marcos greets me at the door I informed him that I was highly upset and the unprofessional conduct was unacceptable he stated that he would give me the parking sticker however, I would need to contact the resident care on Monday May 10, 2021 to schedule yet another appointment to fill out paper another inconvenience to me after paying $218.50 to get my car back that was in the far south suburbs after the schedule appointment was verified nothing was ready to assure that unpleasant experience wouldn't continue. This is not right others placed in this position less forunate than I really struggling to make it I was blessed to have extra savings to get my car and I have someone take me to get my car which should have never happen and could have been avoided if the property manger would have followed up with me. As I told Mr. Marcos it appears that Pangea doesn't care and once money is received the care title of resident care goes out the windows and request fall on deaf ears.

I can't make any promises, but given the circumstances we may be able to offer a credit of some sort, but we will need that statement to do so. He also let me know that he escalated the other issues you mentioned here to your Zone Leader to review and offer further assistance.
