Peabody has caused and continues to cause significant harm to many individuals' lives. The company refuses to respond to complaints in an effort to resolve them, instead maintaining false data in its records and falsely claiming improvements. Consequently, individuals stop lodging complaints because they cannot cope with the mental strain of paying rent and service charges without receiving any actual service. Peabody's branches flagrantly violate their own policies, and no action is taken against them. Staff members actively pursue complainants rather than investigate their concerns, often sending misleading letters in response. The government is fully aware of these practices but has taken no corrective measures for years. Peabody's only response is to instruct complainants to call the company, creating a false impression that action is being taken. I would give Peabody a 0-star rating if I could; only one department deserves five stars for consistently collecting rent and service charges on time and increasing them regularly. The staff are rude, poorly trained for their roles, and deliberately neglect issues raised in complaints to discourage further contact.

I was replied to saying it will be passed on but that was over a week ago and I've not heard anything, it is mentally challenging when you have a child kicking a ball at a wall constantly after 9 pm, banging trees, blowing whistle and generally watching a new estate being destroyed

Layers upon layers of bureaucracy and staff who are unable to move forward anything because of it or hide behind process. Clearly leadership issues that filter down all the way.
I can’t believe that I reported my kitchen's window, nearly a year now, and the window is yet to be fixed. This window serves as the only window in my front room, as it is an open-plan. I pay my rent and service charges regularly, but Peabody keeps dogging the responsibilities as usual. This is very bad.

After contractors spitting in my garden, contractors taking up all our visitors bays and charging us more ground rent even though we haven't been able to use our visitors bays since December 2025. Complaint raised in March and no reply- stay clear of this awful company!!

I reported anti social behaviour last Friday, 3rd July.
Screaming shouting, the F &C word being used, my grandchildren can’t go in the garden now, when they come to visit.

no response, no consideration to remedy the noise complaint - ongoing issue. waiting for the standard response "all peabody flats are compliant to required legal standards for sound proofing" etc etc basically my problem and can't do nothing as poor and living in social housing.

I have tried to apply for sheltered housing as I am now disabled and have been given no help.and you only seem to be concerned about your bigger communities as always stated in your magazine the jobs and help for the smaller properties which were taken over from family housing have been neglected

Customer service at Peabody needs significant improvement. They should take the time to listen to and understand their tenants’ concerns instead of constantly passing people around. There also needs to be much better oversight of repair contractors to ensure work is completed correctly, to a high standard, and within a reasonable timeframe.
I’m currently having problems with my satellite signal, and as usual, Peabody are messing me around. Because of this, we’re missing out on watching the World Cup games, which is really disappointing. Their contractor has said it will take up to 28 days because they don’t consider it an urgent repair, despite the inconvenience it causes.
Unfortunately, this isn’t my first bad experience with Peabody. I’ve previously had ongoing issues with flooding and damp, and the whole experience has been awful. Better customer service, higher standards of workmanship, and proper quality checks on contractors would make a real difference for tenants.

Both main doors leading to my building have been broken for a long time, it was mentioned one of them was fixed that is false. There are groups of kids that sit on the stairs smoking weed due to doors being broke. I have a disability and didnt want any comeback if I reported to the police.
My boiler was leaking for time reported x3 noone attended all okay now.
I used to love living here but no more feel unsafe with both entrances broke

Absolutely appalling service.
I was given an impossible repair appointment at a time when I was already attending another appointment that I could not miss. I was effectively expected to either be at home for the contractor or miss my existing commitment. That isn’t reasonable or acceptable.
To make matters worse, the contractor has now claimed the repair was completed when it clearly wasn’t. I still have broken kitchen tiles that were damaged during a window installation, and they remain unrepaired despite being reported. I also have several other outstanding repairs that are simply being ignored.
The lack of communication, accountability, and basic customer service is shocking. Promises are made but never followed through, and repairs are either delayed indefinitely or falsely marked as completed.
After months of frustration, I have completely lost confidence in this organisation. Unless these issues are resolved properly,
I would not recommend this service to anyone.

Issue did not get resolved if anything made it worse. Chukwuka was not professional and has tried to tell me I can’t let my child play with water on the balcony due to a neighbour being upset and making me feel uncomfortable.
