No more spending of "dead" money.
My first property at the age of 53.
The apartment I won was more than worthy, I won't deny it was quite a steal.
Ten working days to meet the deadline, to be 'on the ladder' to 'seal the deal'.
Then the fun stopped.
At least temporarily.
Allow me to explain.
I was recommended by Auction House, a Law firm that is based in Middlesbrough.
Auction House acted in good faith and were very supportive during the whole process.
This Law firm are used to dealing with properties sold via auction, so what could possibly go wrong?
How was I to know that the solicitor appointed to act on my behalf, would be a "Big Girls Blouse"!!
I was gifted an amount of money towards my winning bid.
The gifted funds came to me via an elderly relative.
A requirement of being a giftor is to send proof of income via an online app. This system is popular amongst many legal firms.
They refer to it as "On-boarding".
Most reading this will already know that when purchasing a property, there are stringent checks in place to guard against money laundering.
The On-boarding app, didn't provide my relative with an option to upload the document that was specific to his proof of income, and time was running out.
Instead of providing my relative and I with an alternative method of providing the proof of income, the solicitor decided to declare that my relative had been obtuse towards him during a telephone conversation, that had taken place three days prior. And declared that he would no longer act on my behalf.
This happened 2 days before the deadline.
I was devastated.
I frantically reached out to countless local solicitors, non of them would help.
Their excuses were varied.
Ranging from either too busy, not enough wriggle room, not entertaining properties purchased at auction, or not willing to deal with leasehold properties.
The God's steered me towards Pepperells.
My first contact was with the wonderful Amy Stewart.
I explained the situation and she didn't even flinch.
She assured me that Pepperells would be capable of completing my purchase.
Her calmness and professionalism was contagious.
I began to believe again.
It was Michael Marshall from the Newcastle branch of Pepperells, who took on the mighty task of acting on my behalf.
We managed to extend the deadline with the sellers solicitors.
My relative was invited into the Hull office to produce his proofs of income, to save him struggling in cyber space.
Pepperells showed a little of that human touch, and that spoke volumes.
Michael Marshall displayed some empathy during my struggle, which is something I have never witnessed a solicitor do before. And Pepperells saved the day.
And I write this now from my beautiful new apartment.

Avoid.
My mother appointed Pepperells as executors of her will. Probate took six months to be granted because the application was not submitted correctly. During this time, responsibility was repeatedly deflected — first onto the Probate Office and later onto a former employee. Once the correct application was finally received by the Probate Office, probate was granted within five days.
After the sale of the house, it took almost a further three months to conclude the estate. Progress was slow, communication was poor, and updates were typically only provided when I chased. This caused unnecessary delay and added significant stress during an already difficult period.
Based on this experience, I would not recommend Pepperells and would not use them again. I would strongly encourage anyone experiencing similar issues to seek independent advice, including from the Legal Ombudsman
Avoid at all costs: very bad at the details
Avoid at all costs . They represented a "Property de eloper" who was running my flat. They created an illegal contract and totally missed the most important details. They assisted said property developer steal over 40K from me as they used their billable hours to charge him 16K. Tomlin Order : they can be struck out when it is proven the contract this solicitors created was an error in law.
Seriously don't touch them with a barge pole . They missed the detail.
Edit : Pepperells have now advised me they will pursue me for reputational damage if this review is not removed forthwith (7 days they give me). They had an error in law. It happens ....the detail was overlooked and their client "A property developer" paid them alot of money for the "error in law". And that is the truth. Subject access request will provide all the evidence required for the "Error in Law"

Avoid totally incompetent when handling my Mums probate, forgot to all the tax submissions which is most of the work, so the probate would never be granted on the work they carried out, then offered me a 30% refund even though I ended up doing the work myself. Terrible complaints procedure, altough apologised would not except they were the cause of great distress and 2 month delay, so avoid no morals just want your money. So now its small claims or the legal Ombudsman. I feel they should not get away with it as a matter of principle.

Definitely not a solicitor that supports justice for fathers who have been abused, or children having a father in their lives.

took my money and didn’t do the work!
instructed Pepperells to transfer a property from a family member’s name into my own in February 2024, by January 2025 i had paid in full and was told all the work was complete and just needed to wait for the updated title from Land Registry to be sent. it’s now July 2025, i’m in the process of selling the property and buying another and turns out the work was never done! my money was taken and i was told everything was all done by 3 separate staff when it wasn’t, there was still paperwork i needed to have signed and work they needed to do before land registry could amend the title. i paid them in full for work they didn’t do and decided to just abandon. 17 months later and the work has finally only just been done but only from me reaching out to the firm myself after finding out it wasn’t done in the first place - awful process too, very little communication and needing to chase for updates with no response for over a month at a time. now raised a formal complaint as its delaying my house sale/purchase process and threatening the sale, it’s taken 6-weeks to receive a proper response from the firm only to receive an insulting ‘goodwill’ offer and asked to remove my review. absolutely awful company, wouldn’t recommend at all, lots of hidden fees also!

This is a very generous assessment, if no stars were available I would have entered that.
I contacted this company during the pro bono will month in March, as I wanted to leave something to one of their charities. They had an associate contact me, who does not seem to be legally qualified and who never got back to me from 18 March. Their Head of Private Clients contacted me today - four months later! I have no intention of having anything else to do with them and would definitely tell all my personal contacts to avoid them.

Incompetent solicitors
Took my money to write a will. Incompetent and arrogant. They refused to implement phrasing which was in my previous will. They refused to return my money. Stay away from them.
