They cost me thousands and almost lost me my house purchase

I paid a premium for this firm based on positive reviews, but my experience was nothing short of awful. They repeatedly lost important documents that we had emailed, some as many as four times, despite acknowledging other parts of the same emails. Each time they asked us to resend something, there would be a delay of weeks before they responded again, meaning it could take months for them to finally process a single document.

They frequently forgot what they had or hadn’t seen, misread key figures, and claimed they couldn't proceed because of missing items - the very documents we had already sent.

Their disorganisation and slow responses led to serious delays in the purchase process. The sellers became frustrated and repeatedly threatened to pull out, which severely weakened our negotiating position after the survey. This may have cost us thousands. On top of that, the delays meant we were stuck paying rent for additional months - again, costing us thousands more.

I very nearly lost the house because of their errors and communication failures. This process caused extreme stress and financial loss. I would strongly advise others to look elsewhere, paying extra for this level of service was a huge mistake.

Do not use them

Do not use them! Awful service. They do not reply to emails or phone calls. We were left totally in the dark. Took them more than 5+ months to complete a simple buy to let transaction that was an empty no chain property! Managed to get compensation from them for the delays caused!

MONEY GRABBERS

Avoid this practice with a barge pole. Before I hardly had time to introduce my self when the receptionist went for me like a rottweiler. She launched immediately into a tirade, a rant about how many hundreds of thousands of pounds they would charge me the minute I signed on the dotted line. She was not interested in me or my issue, just about how much money the could extract from me. AVOID AVOID AVOID

A truly awful service

I’ve been waiting 4.5 weeks for the solicitor to carry out final paperwork checks on a remortgage of a property I own outright. All paperwork confirmed as received on 10th April, weekly follow ups since requesting update with no progress made in over 4 weeks. Advised at each contact solicitor was picking up tomorrow which has yet to happen. Now I’m at risk of my mortgage offer expiring as a result which will require a new application submission. Kind of feels setup up to fail from the outset.

Really disappointed with the service

Really disappointed with the service. The woman on the phone didn’t even introduce herself, constantly interrupted me, and had a poor attitude throughout.I was simply told that they would only review the final redundancy document for £1600!! and wouldn’t be able to provide any further support. People reach out during incredibly stressful times, a bit of empathy would go a long way. Unbelievable.

Faulty Conveyance Process

Avoid the conveyancing service of this firm for now.

I don't like doing a review no matter how bad the service is. However, I believe this could help both the firm and other potential clients.

If you go through all the online reviews submitted on this firm's conveyancing process in the last 6 months, the common theme is the lack of communication re timescale or internal process issues. Their internal process lacks any form of SLA or communication as to how long anything would take. They will keep telling you that a typical conveyancing process takes 4-5months, so don't worry. In my own case, the bank, local search, enquiries, seller solicitors were very straightforward and kept to time, but this firm. The excuse is that once it's still within the 4-5 months timeline, they have the right to spend another 4 months doing nothing on your file even if everyone is ready to complete.

The team here is the Emily V Brown Team. Only Ellie has shown some level of empathy so far. As I write, the transaction is still with a team doing a final check and there's absolutely no rush until we cross the 4-5months mark. So I would advise any property investor who works based on time to avoid this company conveyance business. For now, just avoid them until you start seeing better reviews about their conveyancing service.

I would expect the business improvement personnel to be a bit more proactive and focus on fixing the internal process issues rather than waiting to reply "negative reviews".
