Beware of this company!

Homeowners: If you share a boundary or live next to a Tenanted property that this company represents, we feel for you. They do not care about legal responsibilities, and managed to ruin neighbourly relations within a couple of months of first dealing with them.

Even when owning your your property as we do you will get treated lower than the landloard and treated like a tenant with no rights in the matter, even though we have told them we are the owners they still don't give the respect or decency we deserve or that is to be expected towards another person especially when sharing a boundary.

We share a boundary with one of their managed properties, we organised works after one part fell down in bad weather, and put up a lovely, safer new fence, and agreed a low contribution from their landlord due to us wanting to upgrade it understandably.

It took them a week to inform us of any problem they had with the work, they claimed there was some tiles that were lifted up by the contractor. However, instead of asking for our contractors details to inquire about the alleged damage (which I gave them anyway) they outright refused to speak to them for no reason other that " I don't take orders from anyone other that the landlord".

Now they are with holding our £250 as the Landlord 'had to' pay for extra work that could have been done through the contractor - had they gone about things the right way, no-one would have been out of pocket. It has been terrible management from the beginning and don't even get us started on the dodgy quotes.

Now they are using distract tactics (sending us quotes we're not responsible for) which amounts to emotional blackmail. A) we told them to please stop. B) gave them all the contractors details. C) asked for proof that this 'damage' was in fact caused by our contractors and they subsequently showed no evidence to support any of this, with photos over 6 months old.

If you do end up dealing with this company for whatever reason do be careful and get everything in writing (although not even that will guarantee they will resolve your situation fairly, but will at least cover yourself). Do not agree any generous terms with them, they will take advantage of your good nature.

I would also recommend to avoid speaking with Chris Allison as all he has done is make things worse and now has started to ignore the issue and our emails entirely. He is supposed to be the Head of Property Management so I think that tells you all you need to know about this company.

If you are being mistreated do what we are doing and keep at them, learn your rights and get all your evidence in order.

AVOID AVOID AVOID- This industry needs regulating to stop people like PP from trading

AVOID AVOID AVOID - my list of complaints is far too long to list here as a Professional Property Landlord of 30 plus years. Utter shambles!!! Incompetent inept employees. Liars. Accounting and statements always incorrect to their advantage. False reports stating property is in excellent condition when they have been abused and needing total refurbishment at my cost. Not interested in fighting Landlords corner when faced with tribunals. Property Letting Companies should be regulated to stop cowboys like this existing. If you want to retain your sanity, avoid these people. They also hate criticism and are abusive if you do criticise. The worst experience I’ve ever hate. Unfortunately I can’t leave a ZERO RATING. Now very happy with new Agents, Bagshaws, Derby. The difference is night and day!

Stay away from this company terrible Company

Stay away from this company terrible. They will insist on continuing to charge 6 months after your tenant decides to leave. Basically an excuse to keep tenants final rents. As a landlord they have nothing for me no visits to check on the property and are extremely unprofessional. Even suggested I rent my property again with them for 6 months then give them immediate notoce ( what about the poor tenant they really have no morals)

This is the worst letting agent we have…

This is the worst letting agent we have come across in UK. Their unprofessionalism and terribly poor management left my husband and myself with nowhere to go. We moved out of our last property because they lied to us about moving in date and when we told them that we're in front of our apartment-to-be with all our luggage, they said that nothing can be done as ENERGY CERTIFICATES HAVE NOT BEEN RECEIVED YET! You're telling us this ON MOVING DAY. Coudn't even offer a compensation! Please go else where and save yourself a whole load of trouble.

As a tenant

As a tenant, in general, I've found Professional Properties to be approachable, and easy to speak with.
Pros include - phone app/website to log in property issues, a good range of quality properties, not having to pay if property issues are not your fault.
However, communication is not always well handled. I've had to follow up a few times on past issues in the property, and sometimes it could take 2 weeks for an agent to come back to me about my queries.
When I first moved in the property, there were documents they've asked from me on the day of the move in, and there was information about the property that I was not made aware of at any point during my tenancy application.
All in all, as long as you report property issues ahead of time, you don't have to pay for them yourself as a tenant, however, if you have an emergency, make sure you chase them "vigorously", or risk waiting until it's too late.
Lastly, do remember to have everything documented, in case there are issues when you need to move out.

Don't even think of using this company

Don't use this company! Horrific experience from a company that has professional in their title, they are anything but. They failed to reply to over twenty emails then could not even organise keys or a contract less than 48 hours before the move and so lost me my tenants. I wish I'd read other reviews before I put my trust in them. They even lied about what they'd done, sickening experience.

Disgraceful company

Disgraceful company. Couldn't manage an empty box let alone a property.

Left our tenant without heating and hot water over Christmas, and haven't renewed our EPC even though it expired 2 years ago and they were managing the property for 5 years.

Bully their clients, are rude, and provide a terrible service

To all potential future tenants.
Beware of this letting agency keeps money from deposit for ''damages'' that already exist in the house. They say from day one that they are aware of this for example a rusty oven, mould on the walls etc and in the end the tenants are charged. They are supposed to fix the issues but this never happens, so they keep the damages so as they charge the next tenant and so on. I keep searching the internet and every time I find out they do the same to many other victims.
There is something fishy going on with them so please spare your money and go somewhere else that you may find honesty.

High standards

I have used professional properties for 2 years now. I have a great relationship with the company , the property has been maintained to a high standard and communication is excellent.
Scott Yeoman’s is a credit to your company.I would definitely recommend.

Terrible company

Where do we start. Firstly for all prospective landlords if you are thinking of using this company avoid like the plague. We have had a property which has been managed by this company for over a year now. Very eager at the start to take our business however once onboard the standards of information, communication went to zero. They are quick to take your money but when things go wrong they turn a blind eye. The last tenant left over 6 weeks ago and after the promise that a final inspection had been completed we are still awaiting the final report. Over the six week period we have left countless messages for James Cope to call us back and to this day we are still waiting. The house has been left in a utter state it will cost thousands to repair and bring back to normal living standards. This company is a rip off and we shall personally be taking this further. Also a point to note. The house is owned by my mother who is 68, they've treated her badly every step of the way. We feel that shes been taken advantage of.........Scammers not a professional company as they make out.

Very poor, look elsewhere

As a landlord I had several properties on a "let only" service with this agent, their letting success rate was virtually zero. Very few viewings, poor communications, no feedback after the viewings, always appear to not know what is going on or who is dealing with what. Had cost me money in lost rental income. Get the impression that they are not always truthful in order to cover up mistakes. To any landlord thinking of using this agent - please don't!

Not Professional - Look elsewhere!

As a Landlord of circa 20 years now using Professional Properties I find them full of promises, positive engagement at start but lack delivery, require chasing lots, excuses as long and varied as you can imagine, make lots of mistakes, often say what you want to hear even if untrue and nothing Is ever their fault.

We have almost one year broken boiler, they wasnt want to repair it. Now after one year they was send company whichone was telling this boiler is death, it need to be change. So we was telling that we dont will be pay rent. They starting with conviction throw us. We was contacting Citizen advice and lawyer, but you really be carefull. They dont repair you nothing and they will want just money. If you looking house dont take from them nothing!!!!! Tell it also your friends and share it!!!

Rude and unhelpful.

Rude and unhelpful.
Jane Mason in particular shouted and got angry on the phone because a disabled customer was asking questions about why he had to take out "tenant insurance" and had to take it out on top of the monthly rental price. After doing some digging I found that you do not HAVE to take out insurance because you pay your deposit and the landlord would have his own landlord insurance. Additionally all the properties they offer are actually illegal as you have to pay MORE than a months rent for your deposit. I would suggest avoiding this Unprofessional cowboy outfit that seem to want to hit with you with some unbelievably high fees and surprise fees when you try to rent a property. Shocked at the rudeness of Jane and her "People Skills" but now understand she doesn't like anyone that is disabled.

Should be called unprofessional Properties

I was interested in viewing a property that they were renting and made an appointment to see it. I was warned that someone else was interested in going ahead but told if I came and paid the fees before the other client then i could have it. I told the negotiator that if the other party did pay their fees then to please let me know and to call my home number, NOT the mobile (which I gave her in case she needed to call me en-route, as I have no mobile signal at home/office. I live about 2 hours from the property and about half an hour before getting there I rang to say I would be a few minutes late due to traffic. At that point they informed me they had left a message to cancel the appointment as the house had been let. I asked what number they called on and was told the home number, which I questioned as there had been someone in all day and the home number gets very few calls during the day, it turned out they had not called the home number as asked but my mobile and I was somewhat annoyed as I had been on the road for an hour and a half. The negotiator told me that they had definitely called the home number and put the phone down on me. I have checked the phone logs of the home number and there was no call from them, but they left a message on my mobile.

Their time may not be valuable but mine is and have done a 3 hour round trip for nothing makes me want to send them an invoice for my fuel and my time I found this agency very rude and putting a phone down not acceptable, if you are looking to rent property do avoid this company.
