I've looked into many property investors, property investing videos, training programmes, other business ideas, etc, ultimately landing at Progressive Property with Kevin McDonnell. I'm so glad I did.

Like many people, I was a bit skeptical of this 'No Money Down' concept, but when Kevin explains it and demonstrates real-world examples, it all makes sense. I realised that no-money-down strategies are genuine, that these sorts of deals happen every day, and that Kevin is the real deal.

Kevin is also a straight-shooter, and at first, comes across like a bit of a hard-nose. But really, he genuinely wants people to succeed. He's very good at motivating you to get off your lazy bum (speaking for myself) and make things happen.

This 3-day course is intense and fast-paced, but it teaches a basic understanding of just about everything you need to know about getting started in property investing.

Take note, however, it is not for wishy-washy people with no ambition. You have to work, and work hard. But that's the case with any career in life. The returns from these efforts, however, will be far more valuable than any job I could ever have. Now it's up to me to get busy and start implementing everything he's taught.

For on-going support in that process, I joined the Progressive Property Academy. I'm excited about my future now, whereas a month ago, it was looking fairly bleak.

It should be noted that this is not a get-rich-quick scheme. It's a sensible, savvy approach that gives you the knowledge you need to start getting experience immediately in order to start building, step-by-step, your wealth and financial independence. All whilst working among some truly fantastic, supportive people.

If you are tired of the hamster wheel (going nowhere fast), want financial freedom and to be surrounded by smart, motivated people going somewhere fast, then this course might be for you.

I can finally unsubscribe from all the noise and get to work on my property business knowing that I know the questions to ask and where to find the answers. Kevin and his team delivered a rich program, that was a combination of real life examples, and simple explanations of tools that we all need in our arsenal to deal with the uncertain future, full of opportunities that is on the way. I can't recommend this highly enough. If you're serious about your property future, you need to spend time here, now.

Amazing three days at no money down course with Kevin McDonnell. Filled with knowledge and amazing people. Looking forward to seeing them again in the future.

Progressive used to be great. But lately, I feel like I've been scammed. I paid for Rob.gold lifetime membership and on a HMO Discovery, they couldn't honour a VIP upgrade because the development managers didn't know about Rob.gold benefits, which is part of the progressive ecosystem.

I paid for pp club for Kevin McDonnell's auction course, not aware we'd be charged again for the same course so I reached out to development who promised a refund if I paid for pp club lifetime, so I paid, then they said they'd waive the subscription for one month for Rob.team, the lower tier subscription for Rob.gold - yes, you have to pay for lower tier benefits despite being on the higher tier! Rob.team is £8, the refund I expected was £28. James promised a refund if I went ahead with lifetime just to then move the goalposts after I paid.

This comes after paying £1800 for a deal packaging course, as well as paying out hundreds for networking events.

James has just single handedly ruined Progressive Property's reputation by conning me out of £28.

I don't know what's happened to Progressive but the last couple of months, they've completely gone down the tubes. There's no support or comaraderie, everything is oversold and under delivered and then to be lied to over a small value purchase of £28... It leaves a really bitter taste in my mouth.

I'm so glad this has happened over £28 though because now I realise, if they can't be trusted to come through on something so low value, how can they be trusted to come through on their courses where we pay several thousands of pounds, or their mentoring programs and other programs?

Yesterday, on a JV day included with BYOB costing £150ish, we were told about Kevin's race to 10k costing over £5000, I was very tempted but I'm so glad I didn't go ahead because when all is said and done, there's no guarantee they'll deliver on their promises. With some of the courses, they offer a money back guarantee if you don't see results but I feel like they're not worth the paper they're written on now.

James has single handedly ruined the reputation of Progressive Property and left a negative impression across the entire company as a result. I just hope the £28 saving he made for the company is worth losing a lifelong, high value customer. Going forward, since they've gone downhill so fast, I'll be referring to them as "Regressive Property".

I'm so disappointed in their attitude to customers and bitterly regret promoting them as a reputable training company to my friends because should they experience the same as I have the last couple of months, it makes me look bad. Therefore, I cannot in good faith continue to recommend Regressive Property to people I respect or who respect me.

Wow, what a weekend with Kevin McDonnell's Rent2Rent and No Money Down. He has an abundance of creative strategies, demonstrated so simply, even for someone like me, my mind is blown!

He is passionate about No Money Down deal creation which comes across in his presentation.
His support team are just as passionate, with Emerald Fisk also presenting across the weekend, and other mentors being there to answer questions.

Great course Rent 2 Rent + No Money Down Masterclass, learnt so much on creative strategies. WIsh I had known what i have learnt when I first started property 20 Years ago. After doing it the traditional way.

I have attend 2 course with the PP community
The first was MSOPI which was a nice opener to what’s offer with the teams at PP. there wasn’t any real chance to ask questions so was more of a listening 3 days & even with the upgraded tickets (£90) I don’t feel your questions were answered
BUT….. with that said, I then attended the Property Masterclass with Toni and I cannot promote and recommend this course any more than I do, it was fantastic!! The 4 day course was everything I hoped it was going to be and then some. All questions answered, so much information given and the people there were so supportive
If you’re serious about property and want so help getting you in the game, this is the place to be, 100%

I did the No Money Down 3-day training with Kevin Mcdonnell and it was incredible. The strategies and techniques taught are mind blowing and give you a new level of confidence to approach potential deals. Every aspiring property investor should be investing in this training!

I have just been to the 3 day rent to rent no money down course with Kevin McDonnell. Quite a whole lot to learn and so much to un-learn. What a fantastic team and Kevin’s energy was infectious and Emerald was the calm great fountain of knowledge. Thank you all. I will not let you down ;)

I've written this review in 3 parts as I have limited word count. This is part 2. If you have not read Part 1 yet, please do so before reading this review.

PART 2 (continuation):

Issue 3:
In February 2023, I had a zoom meeting with Dan in regards to a new property deal (Tulse Hill project) I found with existing permitted development. We went through the DAS calculator for the project to make sure the deal/numbers stacked. Dan advised me to put in an offer with the agent at £475,000. I had submitted the offer to the Agent. Dan spoke to the selling agent directly on multiple occasions in relation to the property, also provided proof of funds statements. To cut the story short, I had negotiated with the estate agent and submitted another offer for property significantly lower at £350,000. On the 22nd of March 2023, Dan spoke to the selling agent again as the investor, and the offer of £350,000 was accepted. Unfortunately I was not privy to the call, but Dan called me straight away to inform me of the news. He also stated during that call that he was not able to help me with this project as he didn’t have the time and had other projects he was working on. He wouldn’t be able to provide the investment, he doesn’t have an investor and hastily gave me a set of instructions to do, which I had to manically scribble on paper because he was talking so fast. Some of the information Dan gave me was wrong for example:

- having to complete on the sale of the property by the following Tuesday
- asking the builder for “Plastering scheme”, when Dan meant “Past schemes”.

Some of the other instructions included:

- creating an investor package to send out to potential investors
- getting a solicitor (that Dan did not provide from his “Power team”) to read over the contract for the property at the last minute, when Dan should have instructed me to do this before putting in the offer in Feb and March.
- sending over the planning permission/permitted development documents to Dan to look through, when Dan should have looked through these documents before the offer was accepted.

I tried to contact Progressive Property straight away to let them know that Dan was letting me down, but no one answered the phone.

When speaking with a solicitor that was not provided by Dan, he informed me that it was impossible to “complete” on the property offer so soon and asked me to clarify with Dan what was agreed with the agent. Which was what I did. I didn’t get a response from Dan until around 3 hours later. I felt like i was going through a crisis because I had been left in the dark and didn’t have any time to think. With the let down information Dan had given earlier, I contacted the estate agent and informed him that Dan would not be able to complete on the offer, as it was too short notice, as it only left us with the weekend to organise funds. Dan left me overwhelmed and defeated, with all the last minute instructions (which are not all listed above) to do.
I asked Dan via whatsapp again for the investment, which he repeatedly ignored. Subsequently, I lost the Tulse Hill property due to Dan’s neglect, and the property was scheduled to go into auction on the 28th of March 2023.

During the weekend, I spoke to 2 other mentees (who happen to be husband and wife. I will address them as 'JV mentees') and informed them of what Dan had done. JV mentees knew about the Tulse Hill property and offered to get the property from auction with a £200k investment. I also spoke to a builder who was willing to invest as a JV partner too. We won the property in auction for £341,000. But just like Dan, the builder also messed me and JV mentees around, pretending to have investment funds when he didn’t. JV mentees and I were left scrambling for investment, all while Dan was gaslighting me and using my name to sell his Commercial Conversion courses, lying to new customers and telling them how successful I had become on my Tulse Hill project, when I couldn’t even close on the deal. Due to Dan’s misguidance, I was left in a mess again.

In one of our 1-2-1 zoom meetings, Dan said in a condescending tone, “if we were doing this together Priscilla you wouldn’t have this problem”, meaning if Dan had Joint Ventured with me on the Tulse Hill project I would not have any problems. He also stated in the same zoom meeting, “unless you were going to do something like you were going to do with me, but now you’re not…myself and my family office will come in and take a (equity) percentage”.

Dan stated on different occasions that £147,000 was a small amount to find. Making it seem like it was easy. He told me to go on Facebook and ask around.

On Friday 06th Sept. I sat down for my first of 3 day 'No Money Down Property Investing Course' anticipating to learn a lot of stuff. But boy,
little did I know that I was going to get my mind and socks blown off.
Kevin McDonnell was Amazing. The amount of knowledge in property is phenomenal. I would definitely recommend this course to anyone serious about going into property or anyone looking to do property investment properly and creatively. This was definitely worth every penny and more!
