Horrible experience
Horrible experience. They charge you for every tiny little mistake, the place is dirty and the cleaning ladies never did a good job. There's mold under the sinks and behind cupboards, the pictures are from years ago. You have to buy every single cooking utensil for yourself, they did not mention that beforehand. You have to pay like 75 euros for a visitor for one night.
The first month, I wasn't sure when to pay rent and how, because it was my first week in the country, let alone the apartment and they responded with this: "This has to be some sort of a Joke, it has to be for sure. Today is the 5th and you are now asking how to pay rent, today?
Well, our details are attached and do not forget to pay the 75€ fine as noted in your rental contract.

Stay away from them
Probably the worst experience you can possibly have under a rental contract. They come into your place without any notice, neither hesitation. Furthermore, they get into your room whenever they want, so you don't have any privacy.
They also act in a very aggresive manner ALWAYS, bordeline bullying, doesn't matter the topic.
Seems like they do that to all of their guests. I have many stories from my stay with them, but in conclusion, DO NOT EVER THINK ABOUT RENTING A ROOM WITH THEM. Yeah and by the way, they still owe me 50 euros from the fee that I have not been given back.

I am writing this review as a serious warning to anyone considering renting a property from MODORAMO (NIPC 510948596). My experience has been a complete nightmare, forcing me to legally terminate my contract due to the company's shocking negligence and unprofessionalism.
The Property Conditions are a Health Hazard:
I rented a room at Rua Damasceno Monteiro, 91 in Lisbon. Since April 2024, I have been living in progressively worsening and unsanitary conditions. Despite repeated, documented reports, MODORAMO has completely failed to act on:
Severe Pest Infestation: The property is infested with bedbugs, cockroaches, and rats. This isn't a minor issue; it's a full-blown infestation that poses a serious health risk.
Structural Decay: Walls and floors are literally degrading, which is likely the cause of the pest problem.
Management acknowledged these reports but did absolutely nothing, leaving tenants to live in squalor.
Total Neglect of Maintenance:
Beyond the unsanitary conditions, basic amenities have been left broken for months. The washing machine has been out of order since July 2025, and dangerously broken mirrors in the bathroom were never repaired, despite promises. Their definition of "management" is to collect rent and ignore every single maintenance request.
Disrespectful and Insulting Communication:
The worst part is how they treat you. When I raised these legitimate and serious concerns, I was met with sarcasm, disrespect, and outright contempt. In one of the most unprofessional exchanges I have ever experienced, a manager suggested I should "go see a psychologist" instead of addressing the problems I was reporting.
I was forced to terminate my contract with just cause (resolução com justa causa) because the property is legally uninhabitable. Now, I anticipate a fight just to get my €600 security deposit back.
Do not make the same mistake I did. This company does not provide safe or healthy housing, and they treat their tenants with utter disdain. Avoid them at all costs.

The company from which I rented the room carries out several activities.
One of its activities is renting out rooms in apartments located in Lisbon, under the Quarto e Quartos brand. Another of its activities is intimidating its tenants.
On July 17, 2025, my roommates and I received an email charging us the cost of replacing our kitchen countertop because it had a mark from the base of a pan. This situation didn't jeopardize the use of the kitchen in any way. Since he couldn't determine who caused the damage, he decided to charge all of us, dividing the cost by the number of bedrooms (11). We responded that it wasn't our responsibility, as the mark had been there for some time. This was the reply email he sent on July 19:

7 - The kitchen is open, and the repairs to the electricity switch and water heaters are done, and everything goes back to

8 - Some people leave at the end of the month because they get upset, and they lose their deposits, and some stay.
9 - We rent the rooms again, and the countertop is replaced.
You have this weekend until Sunday to make the payments. Or the process will start; be aware that some processes
might have a change of order, but in the end, it's always the same.

We didn't pay, and in fact, that's exactly what happened.
We still haven't paid and have resorted to a lawyer to resolve this situation, which is completely illegal.
On August 11th, we still hadn't paid and were still living in the apartment. But:
- We had no water (first they sawed and then drilled the water supply pipe to the apartment)
- We also had no power (they vandalized the electric meter several times, and now not even E-REDES can repair the damage)
- We couldn't stay safe inside the house (they glued the lock and sawed through the internal lock)
We've only managed to maintain some sanity because there is complete solidarity among the apartment's residents.
So my advice, if I may offer advice, is this:
NEVER, NEVER rent a room from this company.
CRIMINAL FRAUDSTERS - STOLE €750 DEPOSIT WITH FAKE INVOICES - AVOID AT ALL COSTS
WARNING: Quarto e Quartos (Modoramo Gestão Imobiliária) are professional criminals who steal and do not return deposits.
THE CRIME:
These criminals stole my €750 security deposit band creating fraudulent invoices for non-existent "alarm services." The invoices were dated March, April, and May 2025 - BEFORE my mother even moved into the property in June. When confronted with this obvious fraud, they hung up on me and refused all communication.
EVIDENCE OF DOCUMENT FORGERY:
Invoice dates: 01/03/2025, 01/04/2025, 01/05/2025
Tenancy began: April 2025
Services claimed: "Alarm system" (property has NO alarm)
Total fraudulent charges: €66.74
Purpose: Steal security deposits from international students
CRIMINAL INFRASTRUCTURE:
VAT Number: 510948596 (report them to tax authorities)
Fake Address: Virtual office at WorkOffice BC to hide from police
Phone: +351 967 442 497 (Paulo hangs up when confronted)
They say to email, when you email no update and no deposit returned after months.
THEIR CRIMINAL PATTERN:
Target international students who don't know Portuguese law
Collect deposits through legitimate platforms (Uniplaces)
Create fraudulent invoices when tenant moves out
Steal deposits using impossible timelines and fake services
Hide behind virtual office address when authorities investigate
CURRENT LEGAL ACTION:
Criminal complaint filed with Portuguese Police (PSP) for document forgery and fraud
Tax authority investigation for VAT evasion and fraudulent invoicing
Court case active through Julgados de Paz
Media investigation underway exposing their criminal enterprise
SYSTEMATIC FRAUD:

My son booked a room here, they made him pay for two months without seeing the room.
It was very dirty and not as pictured.
He left the room within the hour and left the keys so that they could solve the issues.
He was never allowed back into the room. They did not make any refunds and the rented the room whilst my son was paying the rent as well so they received double on that room. We went to the police to press charges but there is nothing they can / will do . These people need to be stopped but how ???? They are criminals and they will continue to do this to students .

They make you pay for everything (very high gas and water bills) and the appartment is in a very poor condition. I have bed bugs in my room, cockroaches in the kitchen, bathrooms that smell horrible and are mouldy, no appliances (the washing machine broke and they refuse to fix it) and they are keeping my deposit.

Quarto e Quartos - Liverpool: I booked a 2 night stay for next weekend back in April but 2 days ago I got an email stating there had been a "computer error" and only the first night was now available. If it was double booked I'm sure they knew earlier than 7 days before my booking seeing as this had been booked 3 months ago. In the email from the property they had also changed the dates that I booked to July without my knowledge so even if i had still turned up to the property they wouldn't have a room for me - I'm pretty sure they are not allowed to just change dates booked by a customer without consent!! Due to their short notice I have had to now pay double for somewhere else. This is very poor customer service and certainly not a good way to run a business!!!
Run away from this agancy
I recently rented a room through this agency, and it was truly the worst experience of my life. Uniplaces has a lot to do with this, as they are complicit in this scam agency.
If you value your money and the time you invest working to earn it even a little, don't rent through this agency. They will squeeze every last cent out of you by making up anything. They will force you to remodel and buy new furniture and appliances, under threat, to replace broken or damaged appliances.
They will threaten you if you don't pay, cut off your utilities, and make your life miserable. Don't believe the positive reviews: they are fake, Indian and Arab accounts.
If you have any sense, don't believe the positive reviews and don't give your money to these thieves.

It was value for money. One thing needs to drastic improvement in terms of communication. No one there to support in case we have some query, There should be dedicated support for checkin purpose. Unnecessarily I end up paying for late checkin even though I reached apartment much before late check-in time.

This is the email my son sent to this holdums:
* I rented the room online based on some photographs and when I entered the room, it did not correspond to what appeared in the photographs in the advertisement. I informed you of all this in the email sent on Monday, September 2, 2024, at 11:42 a.m (please find attached).
* I was asked to sign the contract on a Sunday, with no other option, and with an additional charge and I had to return several times to collect the keys because the room was not ready.
* In the email dated January 7, 2025, at 2:31 p.m (attached) After returning from the Christmas holidays, I attached some photos of the mold in my room due to the rain, and you have not done anything.
* As for the bed sheet, I will buy a new one from Ikea although I consider that after a year of paying the rent on time, its use is normal and the wear and tear is usual, it is abusive to charge me more than 100 euros for a bed sheet, so I expect to receive my deposit in full.

As people here have said, this company is a scam, and unfortunately, I didn't know that and I didn't expect it to be this way. I rented a room from them, and I was paying the rent on time before the due date every month. After two months, they sent me a bill asking me to pay 71 euros, but I was shocked by this amount and doubted it, because it's impossible that I could have consumed that much. After reviewing the bills, I suspected that the water bill was unusually high, so I immediately emailed the water company to verify the accuracy of the bill. The water company responded and confirmed that this bill was not my consumption, but rather it was a buildup of charges from the last 6 months before my rental started.
I contacted paulo , but the company refused to listen and insisted that I must pay the 71 euros. I refused because I’m not going to pay for something that isn’t my consumption. After I moved out of the room, the company refused to return my deposit, but I won’t let it go. I’m going to take legal action and demand my deposit back along with compensation.
On top of everything, the company deals with people in a completely disrespectful manner, which just makes the whole situation worse. What really surprises me is how a company like this is still operating despite all the complaints!
Dangerous People
I want to share my experience, especially considering that a friend of mine is currently in a legal dispute with Mr. Paulo. Unfortunately, I also had a very negative experience. Like many others, I wasn’t allowed to see the room before moving in. I received threats from Mr. Paulo and was forced to pay unexpected extra fees. I'm genuinely concerned after reading many other alarming reviews about him, yet nothing seems to be done. A longtime tenant, who has lived there for 12 years, told me that Mr. Paulo is allegedly part of the Financial Police — which makes me wonder if that’s why he feels untouchable. His behavior and harassment are borderline criminal. I find it shocking that UniPlaces continues to promote listings like this.
