Horrible, do not go there
Quarto e quartos threatened me of invading my room and seizing my personal stuff if I did not pay a bill. That bill was not mentioned in the contract and had no legal grounding.
I have payed my rent each month in time, and they still tried to get more money from me and each of my roommates at every occasion they got.
The room in itself is terrible, and Quarto e Quartos try to control every of your action using threat and getting in your room at random

Scammer - do not book. Fight for your money once gone.

I booked a room via a popular website renting to students and young professionals. I booked this room for a long time lease. I paid the whole month of April even though I was supposed to only arrive end of the month. This already sucked but I accepted it. I then informed the landlord, that my flight had been changed and I was in fact only arriving 2 days later than initially booked. Again, I repeat: I already paid the whole month, so me coming later or earlier shouldn´t be a problem. Yet his response was "I expected you to come the day you said because I want my deposit on that day." I told him very kindly, don´t worry, I will of course pay the deposit when I arrive" . Why would that not be OK with anyone you´d think, right? Well, he used this as a reason to say he will cancel on me if I do not arrive on the day initially communicated (again, I repeat, full rent payment was made!) and that he will keep my rent in that case but cancel the room on me. I tried explaining how unfair this was in the kindest terms, reminding him I paid rent already, only to be met with emails of threats such as "I told you what will happen if you don´t show up". This is when I realised he just wanted to keep the cash, have a free room and simply rent it to someone else again.
I unfortunately only found reviews afterwards, and it´s clear this man is a scammer. I informed my bank, the rental platform and urged both to get me my money back. I was incredibly insisting, non stop on their asses for 48h, angry, calling them out on hosting scammer landlords, and managed to get the money returned. This was very lucky and mostly thanks to him wanting to scam me because of deposit reasons, which is obvious nonsense. I hope this man gets what he deserves.

We loved it! Everything was nice and clean, our stay was pleasant and didn't really expect anything less than that. The host knows how to treat their visitors and they took good care of us! Many thanks

Here is my friend's experience with this site:

I lost about 400e to them quartoequartos (Lisboa base salary is 705e per month as of 2022), still it was really good luck to find and read timely information and comments from them. everyone here. I was able to get out of this trap in the last moments even though I lost about 400e.
I have lived in several European countries from 2015 to now, and all the places where I have been have not encountered a case like here - Lisbon. Whatever explanation is deemed reasonable by anyone else, to me the things below I have listed are irrational, which I only see when I lose money.
1 - The website shows a warning from the browser that it is not trustworthy. all emails sent to my email box. But I was not aware. This phenomenon does not appear on all computers and not everyone encounters it.
2 - The information about each room has a stereotype about the benefits to life including beautiful photographs. I didn't realize it.
3. Rooms on the website are always fully listed with a calendar that changes color to indicate availability or booked. But I didn't realize that there are some low priced rooms that are "accidentally" or "on purpose" set to "hide and show", which is their fishing rod.
4. The content of the room description information with the conditions, is completely inconsistent with the payment price spreadsheet. The words "The change is allway for a full month" are smaller and less noticeable than the price list, which is shown in a large and clear way with the number of months and days to be charged. The amount is also calculated very logically for the number of months and days. I trusted the numbers more than the little text. Only found out when they reminded me for payment at the time of signing the contract.
5. Unlike other transparent sites, the checkout process is completely "manually" activated by the manager (I guess it's the way it is), and I have to pay out quickly within 1 hour at most. clock hours. I was not awake to realize the indiscretion of forcing payment for the reservation.
6. After making the payment by international payment card (I am a foreigner, one of the majority in Lisbon) They sent an email informing the process. At this time, I realized that the card payment fee of 45e is too high for a small payment, accounting for more than 10%. Because I still go to the market to buy food with this card and have never been charged such a payment fee. I dimly realized something was shady.
7. Near the check-in date, my instinct told me, I sent an email to ask for instructions on how to check in, sign the contract and pay. The reply is sent after more than 4 hours. The content in it requires me to pay the last day of the month I want to check in, add the next month's payment amount, add the amount of Taxa administrativa 45€ Late check-in fee 34.99€. It was at this point that I suddenly realized that I had left out a lot of important details that weren't made clear by deliberate methods.
8. I responded to their complaint email and reply email, pointed out the unnoticeable text above, and they took a picture of the explanation for their full month's payment, explained in the help menu section (where normally people will only go to when they have a problem and need help). Now I realize why I pay more attention to the price calculation table than the words "The change is allway for a full month". I did some research on them, opened this review site and another, and pored over all the reviews.
Then, immediately, it's better to lose 1 than to lose 10. I cancel and terminate immediately.
I am well aware that it is completely impossible to get that money back even though Portugal is a European country. But there are people and systems here like in 3rd world countries. Their civilization is just money and fists.
I would like to warn those who read this information and intend to get involved with Quarto e Quartos to be wary and should prepare themselves with a large sum of money to pay more for them.
If not, find another company that is less scandalous.
And one last note, in Lisbon in particular and in Portugal in general: Nothing is cheap. My big disappointment for them after almost 1 year I live here.

If there was a zero star rating it would surely fit the bill. These people bring shame to Lisbon and Portugal as a whole.

Please whomever you are considering this place - Don’t do it! They are the lowest of the lowest scum. They need to be reported to the authorities for taking advantage of innocent people every single day. This has to stop.

Worst service possible

I dont even know where to start. When I first arrived they made me pay a fee for weekend entry in the apartment and some other service fee, since then I knew how much of a scam it was, but unluckily, I had no other option to live in Lisbon.
This is the problem the tenants have, they get into one of these rooms out of desperation and Paulo (the main manager) starts sucking the blood out of you, forcing you to pay for any inconvenient the old and unprepared apartments have.

I honestly hope nobody books a room with them, and that the police can finally make this stop, because I have seen how they kick people out for not paying after 5 days, myself included.

I have received multiple threads and I am forced to leave my room, obviously Paulo does not want to give me my deposit back, and kicking me out is a better option so he can rent the room as soon as possible.

Please, stay away from this company.

THE WORST

Literally the worst landlord I have ever had the experience of renting a room from. I was an international student staying in Lisbon and needed a place to stay for a few months. I had to pay 2 months' rent even though I was not even there during January and July.

Charges fees for unnecessary things, taking over a month to refund my security deposit and was generally the worst experience. The most hilarious thing is the "damage fee", which is so messed up. I stayed in that room for 5 months and the pillows that I was given were beaten up. When I left, they said that I will have to pay for the pillows as they were damaged and I was alright with that. On top of that, I had to pay 99 Euros as a damages fee. In what world is that right? A bunch of scammers honestly.

I cannot expose my details as I still need to get my security deposit back. I wish nobody would get rooms from this horrible company and I wish them nothing but ruin. HORRIBLE.

Our landlords name was Paolo, not only did was he extremely rude and racist he charged extra fees for no reason and refused to give our deposit back considering we were from another country here for exchange, overall a very bad experience rooms were also horrible

Worst experience ever. RUN!

After being extremely rude during the hole period, always very unprofessional and threatening me by email, they still made derogatory comments about my appearance, so if you are an immigrant I`ll suggest you don't make the mistake of renting anything from them.

Please, run away

I never had to deal with someone that disrespectful. Not only that the contract contain illegal clauses that shouldn’t be in a renting agreement, he’s extremely impolite and probably never had to deal with any kind of businesses before to be like this. He’s seems to do not care about his customers (because that’s what we are for him, only walking wallets and not tenants apparently). I can only wish him one thing, bankruptcy and had to rent a room or flat from someone like him. I’m still hesitating to contact a lawyer to get my security deposit back.

Some of the things that we experienced in the flat :

- ants invasion (he didn’t care about this of course)
- the bathroom was in repair for a whole months and let like this, even had two days without having access to a shower
-lying about the clauses of the contract thinking that we were not talking Portuguese (we’re from Brazil so of course we do !)

Please, for anyone who want to rent a room from them : RUN AWAY

Bills, insults from the manager, scams, ...if you are Erasmus and you are looking for a flat in Lisbon there are a lot charming landlords.

Closest Thing to White Collar Crime I've Experienced

First off, its a shame that I can't leave a "0" star.
So if you plan on reading this, buckle your seatbelts, we're going on a trip.

I stayed with Quartos back in October 2020 to January 2021, and it has been one of the most toxic and depressing experiences I've ever been through. My title explains it all, they use their predatory business plan and contracts to basically "legally" bind you to their plan leaving you with no hope of escape.. I am not aware if you can even visit the rooms in person without first reserving it online through facebook or UniPlaces with the deposit equal to one months rent, which I'm sure they'd keep part of if you had the whits to cancel after viewing the flats. I made the mistake of trusting them even after they sent someone who didn't speak English to give me a Portuguese contract, I ignorantly put my faith in strangers because I literally had just arrived in Portugal and didn't have a back up plan. I didn't like it, but I signed. After a day I knew I'd made a mistake, the rooms are so cut and dry, basic, and sad, some of the cheapest Ikea furniture possible. I knew I had to leave, when I asked they said it wasn't possible due to the contract and they would pursue me legally if I left early. The next months were fraught with drama and hostile emails always accusing myself and the other tenants of problems. It came to a head when the manager of Quartos got into a verbal argument with the other tenants and then proceeded to shut off the power and water in the entire flat for a day.. then they sent someone (a "worker") to "fix" something.. the next day the vacuum cleaner cord was cut clean through, very "fishy", we had no proof of who did it and the ones who got into a fight with the company said it wasn't them so we all had to pay a huge fee on top of the cost of repair..
When I finally tried to leave they wouldn't return my deposit for weeks until finally they sent me a picture of a couple "stains" literally almost not visible, on the sheets in my room, to which they charged me an extra 90 euro "administration fee" on top of the 10 euro cost to replace, I couldn't say anything because it was in the contract (which I couldn't read). After a few days of back and forth offering to replace the sheets personally and an additional 15 euro out of good will they never relented so I conceded.. luckily I got like 30% of my deposit back, which is better than most I'm seeing. So that is the much abridged version of my experience.. I have much more to share, but don't wanna write a novel.

It's my opinion that this is their "MO", they get ignorant foreigners/students to book online before arriving, getting them to sign the contract then taking them for a ride because they're protected legally. And the manager isn't afraid to threaten with lawsuits and police whenever someone gets in his way.

Finally, one of my friends wanted to spread the word online of their horrifying business practice and she made some waves on social media, and the manager didn't like that, so he threatened with police and lawsuits and when she wouldn't budge even threatened to black mail her with embellished stories of her selling images of minors online..
I'm literally not making any of this up. This is not a company to mess with or get involved with, I'm surprised they haven't been investigated by the government by now.. Just goes to show you how well defended legally they are. I did some research and found out they make a lot of money each year, and I'm sure a good amount is from these predatory fees and shady acts displayed in the examples given and other reviews here..

All in all, I wouldn't recommend this company's service to anyone.. Even if they gave away their rooms for free they'd probably find a way to take you for all you've got I'm sure of it. And the sad thing is, I don't see anything changing because they will always have fresh immigrants and foreign students arriving to Lisbon all year long.

So if you're reading this, chances are you've already been had, and I'm sorry.

EDIT: was just emailed by the manager with threats of police and lawsuit for posting this review, so if its me and everyone else here saying the same things, are we all lying?

For clarification, there are points of this review (my opinion and personal experience) where I use deductive reasoning and common sense to come to the conclusion that what this company does is not right, furthermore I clearly state that I don't have evidence of some of their dealings which I state as "fishy", but the rest I have email evidence for.

Totally avoid this company!!

Absolutely horrifying experience! I just simply do not understand how can a company like this still operate. I spent a semester in one of their rooms and their behaviour was very unprofessional and they are tried to charge us for everything they could.

The bad experience started the very moment I stepped into their office. They did not have an English rental agreement however they are lending numerous rooms to international student...not to mention the lady who handed over the Portuguese agreement did not even speak English... Then when I arrived in my room my sunshade was broken and they forgot to clean it... Also, the electricity in the house was rubbish so in the colder months we always had power outages so we weren't able to heat our rooms. At the and they also kept a nice amount from my deposit for damages I did not make, and the cherry on the top they called me a liar when I told them this was not done by me.

Please don't even consider renting a room for them. You will make yourself a big favour if you avoid this company, and your Lisbon experience will be so much better. :)

Do not reccomend!

Had a bad experience. I left my room early because of the pandemic I had to go home. I told the company, they took me deposit and asked me to pay rent even though I left and they put my room available on Uniplaces.
The did not sent me my contract even though I asked for it. I just would not recommend

This was my worst experience on…

This was my worst experience on portugal, I don`t recommend. The manager didn`t comply our verbal agreements; He is always very rude if you have any problem; My roomates didn`t have internet acess on theirs rooms (although they should by contract) and they just say to the people to buy their own repeaters and if this not work, they don`t have anything with it. I could enumerate several absurds that happened with my roomates of this company during my stay there, but the main thing is: Stay away from Quarto e Quartos. Pay 20, 50 euros more on another place, otherwise you will regret for your entire stay.
