I Have been renting the last 5 years a…

I Have been renting the last 5 years a beautiful studio apt in East Melbourne, from the get go Manny Gill who has been my property manager has been hands on from the begining, firstly with knowing just what I wanted and then promptly got the perfect spot and price range I could afford
During my rental everything was prompty fixed and upon vacating kept in constant touch and got my bond returned promptly
i would like to take my hat off to him for his kind and proffesional manner in which he showed at all times

Ray White is an EXPENSIVE MISTAKE

Choosing Ray White was an EXPENSIVE MISTAKE! Worth reading for ANY SELLER who consider appointing Ray White!!

- Quoted $4,984 marketing fee (5x more expensive than other agent) - with no result (see detail below)
- Asked for 3% commission (other agent around 2%-2.2%)
- Claimed all these will achieve a higher selling price ($400k for my property)

Result after 10 open inspections:
- Total inspectors: 17 (average 1.7 per inspection)
- Offer received 10% below expectations (max $360k) - and the agent has no ability to negotiate higher!!

If I sell with Ray White: paying $15k for marketing + commission while losing $40k of my apartment value. I will lose $55k with Ray White! Which is almost one person’s annual salary.

Summary, they claimed themselves as premium, but this is the reality:
- Diligent in open inspection, but LACK of ABILITY to be a good salesman
- Diligent in sending buyer match and communication, but unable to convince a buyer of the real property value
- Claimed premier ads reaching more people, but number inspections prove the strategy doesn't work!

Don’t be deceived by their claim of being a premium! They just use all the expensive advertisement service, hoping someone will just match the price.

A GOOD REAL ESTATE AGENT is the one who can convince the buyer why the property match the expected price! Not just waiting for someone to show up to buy.

Worst ending: when I decide to withdraw from their service, the agent gave me a WRONG INFORMATION. He said I have 6 months to pay off the marketing fee if I withdraw. Based on his advice, I withdrew the marketing campaign. The next day, the marketing agent kept chasing after the payment from me, saying it is due now!

When I contacted Ray White again and again to ask them to be responsible, they just tossed me to the admin guy and take their hands off their WRONG INFORMATION. The least thing you can do is to acknowledge and apologise. But they didn't! SUCH UNPROFESSIONAL

Extremely awful experience

Extremely disappointed by the rental team. They are nice to you during inspections and show their true face when you move out. Extremely awful experience that took nearly 3 months to get the bond return. How can they inform about the 'damages' I made 2 months after I moved out? Not to mention, their standard for normal wear-and-tear is just impossible to attain unless you never lived in the house. They only back off after I threaten to proceed via the tribunal. Utterly awful people and will never get in touch with them again in future.

Properly Lady is a robber

Properly Lady is a robber thinks she's the best in her Stinger 🤣🤣🤣 witch she paid for out robbing people of there bond returns. She will try her hardest to get your bond money, take pictures and videos so she can't screw you over. AReal Nasty Person. Beware, Don't deal with these people. 💥

Very disappointing experience

Very disappointing experience. We were misled into buying our property, and key details were not disclosed clearly. KAPIL RANA and his wife were highly unprofessional and unresponsive after the deal was finalized. The entire process was stressful. Would not recommend to anyone seeking honesty or professionalism.

I can't recommend Aidan and Jerzie enough. From the start, they were completely committed to selling my place for the best price. They went above and beyond, showing incredible diligence, organization, and attention to detail. Their hard work, trustworthiness, and genuine care made all the difference.

No care to how your offices conduct their budiness

Your ignorance of the complaint that I put to you months ago about Ray White Commercial Bayside is disgraceful. This office is facilitating the unlawful operation of a cafe that is violating the commercial character overlay code disturbing my and my elderly mothers ability to live peacefully in our home and has resulted in cafe patrons coming to my home and harassing and threatening me and my elderly 91 year old mother and trespassing on our property and trying to forcibly gain access.

Rang up to lease my properyy

I spoke to some guy in commercial property management. Sadly my interactions with him were terrible...I lost trust in him from the moment he began speakkng down to me in fact from the moment he opened his mouth to speak.....very dissappointing . They speak to you in a very condescending manner in that company. Property is competitive but that doesnt give them the right to be rude.
Hope the franchise owner or upper management listens in to his staff as you can see your star ratings are low for a reason. Their customer service drove me away and from the looks of it ...many others as well. Stay humble...the ego on display would be warranted if the office was shifting Picasso originals or spacecraft contracts but its not ...get off your high cloud in there abd drop this professional knowledge arrogamce

Terrible experience with this agency

Terrible experience with this agency. We were notified via SMS on Monday, 29 October that our lease was approved. We confirmed that night but received no response. I followed up Tuesday with no reply, and when I called Wednesday and then went to the office, Jason Rastocic, our agent, refused to see me. Thirty minutes later, I got an SMS saying the owner chose someone else, while the property is still vacant and listed for inspections. Ray White is unprofessional, inefficient, and charges higher rents than other agencies. Do not recommend.

The WORST Agent and Agency. -1000 stars. They DO NOT care about you

To say my experience with Dean Cassidy from RayWhite was extremely disappointing would be an understatement. Communication was not only poor, but genuine tenant concerns were ignored for months. He also had a horrible attitude and no empathy for our drastic situation. cared more about my "tone" in my email when bringing up extreme issues (including concrete seeping into our carpet from balcony renovations we did not consent to, a break in, and extreme noise pollution). It was baffling to see the lack of concern for human beings, as he had a larger concern for the property owner's budget, and saving his own feelings.

I reported a serious safety issue where my door appeared to have been intentionally propped open TWICE, yet it was brushed off with no proper follow up (mind you, only 2 girls living in this apartment including me. not safe at all and somehow someone got in without breaking in and most likely did something creepy as nothing was stolen. most likely a stalker.) He had the AUDACITY to question if we were the ones who left it open, when it is impossible for us to do the exact same thing TWICE with the same shoe within the span of 2 months. This never happened for the first 4 years living here, so how can he even attempt to gaslight us?? someone took my same boot left far away from the entry, and left the door open VERY intentionally. even the police validated us, and said it was someone who definitely came in to scare us or do something creepy after seeing the photos! they even came in when my roommate was sleeping which, i don't even want to imagine what could have happened.

On top of that, there was nonstop, extremely loud construction going on for over a year — far beyond the timeframe we were told (it was supposed to end in August, thankfully I left before then). The constant noise made the place unbearable to live in and had a serious impact on my mental wellbeing.

Despite repeatedly raising these issues, nothing was ever done to support tenants or even acknowledge how disruptive it was. I’m honestly just glad I moved out before August and didn't listen to yet another lie. I wouldn’t recommend this agency to anyone who values safety, communication, or basic tenant care. These problems only occured after the agency was changed to Ray White. We were previously taken care of by DiJones and the girls from there were far more helpful and empathetic.
