Deposit deductions raised without evidence or prior discussion

Thank you for your response.

For clarity, we would like to correct a few important points. The inventory link shared in your reply is dated 25 October 2024, whereas we checked into the property on 17 October 2024. This means the inventory was carried out after we had already moved in, unpacked, cleaned, and fully settled into the property, rather than prior to check-in as would normally be expected. This inventory was also never shared with us at the start of the tenancy and has only been provided now, after our review was posted.

At the end of the tenancy, we arranged a full professional end-of-tenancy clean using CES Cleaning Services, and photographic evidence was shared with your staff member Keith Knox. Despite this, deductions were later raised using broad terms such as cleaning and redecoration, without any specific issues, photographs, or evidence being discussed or shared with us beforehand.

No opportunity was given to review or address any alleged concerns prior to deductions being submitted. Additionally, the property was accessed for multiple viewings after we checked out, yet this was not considered when the deductions were raised.

Our review reflects our genuine experience as tenants, particularly around delayed communication, lack of transparency, and post-tenancy handling. As stated, the matter is now with the Tenancy Deposit Scheme, and we are content for the independent process to conclude.

Inventory & condition at move-in
An independent, third-party inventory was completed prior to the start of the tenancy by RightStart Inventories. The inventory and check-in record can be viewed here:

This document forms the agreed baseline condition of the property.

Maintenance during the tenancy
All reported issues were logged and addressed where required:

Washing machine issue – resolved
Kitchen window repair – resolved

The remaining items raised (bathroom lock, kitchen cabinet catches, OTG light, kitchen hood light, bedside table door, window blinds) were non-urgent cosmetic or minor items. Quotes were obtained and submitted to the landlord; however, approval was not received during the tenancy. These were not legally urgent repairs.

End of tenancy & deposit
Following check-out, the property was inspected against the independent inventory. Unfortunately, the property was not returned in the same condition as at move-in, which necessitated:

Professional deep cleaning
Re-decoration where damage had occurred

Only costs directly attributable to the tenant’s responsibility were claimed. The remaining balance of the deposit was refunded. This is standard practice and clearly explained to all tenants on two separate occasions before move-out. We also provide cleaning guidance and contact details in advance to help avoid deductions.

As the tenants disputed the charges, the matter is now correctly being handled by the Tenancy Deposit Scheme, which is an independent adjudication process. We welcome this and will abide by their decision.

Timing
We acknowledge that the post-tenancy process took longer than ideal and apologise for this. The delay was partly due to the Christmas and New Year period and the need to wait for confirmed contractor invoices to ensure tenants were charged accurately and not overestimated.

We always encourage tenants to document matters clearly, and we do the same. While we respect differing perspectives, we stand by the fairness and transparency of our processes.

"Warning to anyone looking to rent with…

"Warning to anyone looking to rent with Rent north east. They are unresponsive to maintenance needs and will try to claim your deposit for 'damages' and 'cleaning' even if you leave the place spotless. We moved into a dirty house and left it clean, yet they still cut our deposit without talking to us. Currently disputing this through the TDS. Please be careful and take photos of everything!"

Flat covered in mould

We lived in this flat for 4 years, and we had a couple of complications over the first few years but nothing worth reviewing. Within the last 14 months however, one of our showers fell through because of the mould we had been mentioning for about a year before hand. This took 6 months to fix, leaving us with only one shower for the flat.

Once the shower was replaced, we mentioned that a crack in the pipe was letting water underneath one of our rooms, causing the floor to slowly get more and more damp. This was yet again ignored, and over the last 5 months of us living in the flat (this was also the reason we had to leave), literal mushrooms started to grow on the floor of my bedroom, causing me to have to sleep on the sofa in the lounge for the last 3 months of living there.

On top of all of this, when we finally left, they decided to not refund us a large chunk of our deposit because of damage to the flat. The mould had caused a lot of the wall paper to fall off in certain parts, and destroy the carpet. They chose to ignore us for months, let us live in these horrendous conditions, and then dare try and charge us for the damage they were too ignorant to acknowledge.

The week before we left a contractor came over to look at the leak we had been mentioning for months, clearly because they needed it fixed for the next tenant. Absolutely abysmal.

Do not rent through this company.

Your points are correct. We are sorry that urgent repairs were not dealt with promptly; the landlords took a very long time to authorise repairs unfortunately, and then the contractors took much longer than expected to complete the repairs. We therefore got another contractor to attend to the second shower, he was only available around the time that your tenancy was ending.

You were great tenants and you shouldn’t have had to deal with these issues.

In regards to the deposit, we had to submit a deduction for the oven cleaning as we communicated to you via email.
